I’m not happy with the craftsmanship of the work done in the house. I feel like the whole building process was rushing and affected the final product. All contractors came to do their job and run to the next place without proper quality assurance. My experience was a constant effort to tell Pulte to fix things according to my standard expectations of buying a new house (considering this is the third house I bought). The quality of work is extremely poor, the finishingwork such as the trim, paint is very disappointing for being a pulte home. In Charlotte NC, Pulte had a reputation for Excellence but i havnt found it hear in the Johns island Arbor community which i bought in. I spent over $500,00 buying and adding items to my home. Started great but with Covid we were pushed back seven times. Now we have struggled to get things finished even though we have lived here over a month. Overall the house is amazing but getting things buttoned up has been a slow process for us

First the positive: the home is pretty, laid out well, and the neighborhood is great. We love the flow of the home and the overall feel is quite nice. Our project manager has been nothing but superb and has gone out of his way to make things right and we are grateful for him and his work. Having said that, Pulte seems to cut corners and puts up low quality materials wherever they can, and this includes all the upgrades that we were charged for. The painting is the absolute worst. In many areas you can see the dry wall or it is two tone because they put one layer of paint on in places and two layers in other places...on the same wall. They use a flat paint in the entire home which is not recommended for high traffic areas. It has no durability or protection from day to day living and will ding with the slightest touch. Flat paint is cheaper than an eggshell finish but not as durable. In addition, they skimped so much on the paint that the seams of the two by fours and nail heads can easily be seen through the paint. The edges of the walls have not been finished off properly in many places, which results in the edges pushing through the paint. There are numerous paint bubbles and excess paint thickness making for an unfinished looking product. The wire shelving in all closets is of low quality and full of burrs that will snag anything you put on it. The wood quality in several places (door frames, molding, baseboard) is low grade and not properly sanded in places. Towel racks were just randomly put up in places where they make absolutely no sense (i.e. in areas where there is no sink, tub, or shower). This is our third semi custom build and it is the worst quality of workmanship to date. Each of our homes were in the same relative price point. You can certainly get a Pulte home that looks great but beware of quality issues throughout the home. Our project manager, Justin Miller is excellent and the company is fortunate to have him. He appears, however, to be hamstrung by company policies. A few tweaks to these homes would put them at another level, yield better customer satisfaction, and reduce the number of visits to fix things that weren’t done correctly in the first place. I was very disappointed with the attention to detail, or lack thereof, that was placed into my home. I have been through home builds before, but this one was not favorable by any means. For the amount we paid, you would have thought that there would have been multiple eyes onsite to ensure quality control was happening. Instead we have damaged wood all over the place, specifically little chips throughout our craftsman trim, and paint that looks like an orange peels texture. I don’t understand why this happened as I pointed it out on several occasions. I don’t think it’s acceptable to receive a home that has wood filled in with “mud” or some filler - but the project manger specifically told me that the FROG often gets overlooked. I also don’t see how Pulte sells a craftsman trim, but somehow leaves trim nails sticking out in 3/4 of the doorways, slightly ironic. I had to call out the drywall on multiple occasions as there were spots that weren’t properly finished or dings and dents that were completely overlooked. The orange peel paint is probably one of the most aggravating things to look at considering it was probably the easiest to remedy at the time of application. The legs of our island were damaged and dented - of which had I not called it out, I would have been stuck with it. The cabinet paint was dinged up by the workers. I had to pitch a small fit over considering it’s the focal point of the house. Our yard also was missing a bunch of sod and it has been a fight since our closing to get this done, which is still an outstanding item. While I believe that I have made a good investment here, I am disappointed that Pulte has not been honorable in addressing workmanship issues including scratched windows, squeaky floors, inferior paint job, dented appliances, etc. It has been my experience that Pulte waits to see if I notice these deficiencies rather than address them upfront. The sales pitch was the best part! But the over-all quality of the house, specifically the craftsmanship, is very poor. As a company Pulte is worried more about everything else instead of doing a good job.

lack of quality across the board- lazy subs, service is non existent, far too many issues for a 3 month old house.

Great sales and superintendent staff, but the lack of quality material is very apparent after living in the home for only 3 months. Almost as shocking is the lack of communication in regards to fixing the issues. Unacceptable for this price point, and a new home. We closed in November, and so far issues include.. AC unit, refrigerator, subfloor/flooring, concrete issue on the screened in porch, and numerous areas where its obviously lazy sub contractor work. I have had nothing but issues, then with the virus nothing getting repaired, once I HAD to give a good review nothing got fixed.

We love our house and location but we had no shortage of issues from the very beginning and all the way through in working with Pulte. There is a clear leadership issue in this region. I would buy one of their spec homes but I wouldn't build with them ever again in South Carolina. Consumers should be allowed to go to the design center prior to finalizing the contract as the design center adds 10's of thousands of dollars to the purchase price. This not revealed up front. They build the homes too quickly and do not give enough attention to quality. The materials used are not good quality and the subcontractors are not supervised and they do very poor work. The homes are very expensive with cheap materials used so the profit margin is high and the consumer does not get a quality product ... More

Many items were left incomplete, even though promised, the week of closing and remain that way a month later. We should have held out and made Pulte live up to their end of the contract.

When we closed on the house, we found the place a mess. There were nails and screws strewn through the lawn on every side of the house and garage. Debris was littered all around. Painters had smeared pain on outside faucet, mortar and paint buckets were washed out and poured in the grass. We have a window that was incorrectly installed and it has been nearly three months with no one correcting the problem. Sloppy is how I would characterize your work and dissatisfied is my reaction to it. One of the subs on the house, the A/V installer has yet to deliver speakers and finish the install. Don’t believe the hype ! The houses are nice but way over priced especially what you get and the size of the lot . Our main issue is the fact that when we closed on our house it still was not finished ! It’s taking about a month to finally get things to about 90% . There is much better builders out there that will actually finish a build before you move into it . I would not recommend Pulte to anybody! No integrity or Quality control process . ... More

From the mortgage to still trying to get multiple poor quality and craftsmanship issues fixed, it’s been a nightmare. House should have never passed inspection with all the issues. The original “foreman” left to take another position so I guess he didn’t care. The new boss Don has inherited his problems and is trying his best. The buying process did not meet our expectations. Sales and upper management overall did not seem to be trustworthy. Their main goal appeared to be making a sale and as soon as the contract was signed they became unresponsive. Advertised sales prices were lower in Pulte's website and on MLS than the actual home prices offered for the same homes when we inquired at the sales office. Quality of construction was below expectations. Our home was not professionally cleaned at closing. Almost two months after moving we are still cleaning paint drops and construction dust from corners, floors, bathrooms etc. We have uneven floors, a poor paint job and overall shoddy workmanship. We do not feel that we received a good value for the price we paid. Overall we like our home's layout, square footage and how it is distributed. However, based on our experience buying a Pulte home in Nexton I would not recommend them. I would probably never buy another Pulte home again. ... More

You will be spending a lot of your time fighting to get repairs completed! They will complete them but you have to fight to get them completed.
