Building with Pulte homes was a positive experience. From the initial consultation, through the design appointment and the build process. There were some issues at move in, but our build manager Don took care of all of them in a very efficient manner. He was fantastic. With any new home, nothing will be perfect. There was paint splatter on places it should not have been, minor imperfections in installation pieces, and so on. I am overall happy with the experience and have already referred multiple family members who are buying in the oakfield community! ... More

Diane did a gret job with guiding us through the purchase. Justine was terrific with keeping us current on the build. His photo updates were very important to us as we elected to not travel to charleston during this time due to Covid. Justin remains very responsive with post close items. ... More

During our building process we were working though COVID, unfortunately we lost our sales person but was replaced quickly. Right after we completed we then lost our lead contact for construction. Developing relationship during this process is a key and the loss of both was unnerving. Overall, still had a good experience with Pulte. ... More

Recommend to ask lots of questions when building new. To participate in the building process as much as possible. We were out of state and were not able to fully participate or visit. Pulte has a great on -site manager at Primus, who is very professional & responsive to our questions after we have moved in, as well as setting up vendor returns for any needed corrections timely. ... Pulte builds homes quickly and the workmanship is very good, however, it is not excellent. In some cases, the workers did not clean up all of their glue, paint, and caulk residues, making move in more work than expected.

Overall, good experience.

The builder site supervisor was great! There were some building practices where the workers were messy and didn’t care about going the whole nine yards to do it in the best way possible.

Somewhat Disappointing

We absolutely fell in love with the model home at The Reserve at Stono Ferry. Although we love our home; the location; and the floor plan, it is obvious that the level of craftmanship for the fit and finish of the model home is of a higher standard than that of our home. ... More

Overall it was an easy process. Definitely some things here and there that could be improved upon- paint randomly places, carpet not fully against wall, and baseboard transitions not flush.

How little the corporate office cared about our needs concerning the "surprise" closing date.

All of the on-site customer-facing representatives for Pulte were first rate--absolutely superb! Wish we could say the same for the behind the scenes characters who moved up our closing date by a month, costing us thousands of out-of-pocket dollars we weren't anticipating to have to pay. ... More

The finishes in the home are beautiful. However, sometimes it feels like shortcuts were taken in other areas of the home in order to produce quantity over quality.

I am pleased with the house I had built. Pulte gave a lot of great incentives to use them as a builder. I was overall happy with the process, but there was a lack of communication during the middle of the building process. I feel like they rushed to get my house built by a certain pre-determined date. The final touches were not done as well as I had expected. There were too many houses being built at the same time in my community and towards the end I don't think the builder had enough time to really focus on the finishing touches. Items that should have been taken care of were done in a poor fashion just so we could close on the given date. ... More

The process leading up to the build was fantastic. The Pulte team really knows how to make you feel like you are the center of the "universe" when it comes to your build. First, the positives: 1. Responsive to questions 2. Fast build 3. Pulte Mortgage was a good team and was very easy to work with 4. Very few issues along the way 5. Great people to work with Cons: 1. The choices in the design process can be a sham. You get two cabinet choices, both of which are not great. I called Aristocraft cabinetry out of curiosity to see what the cost difference is for different colors. Surprise, there wasn't for 4 other colors. Pulte gives you the worst two colors and if you want more, you pay the premium. This is not a good practice. 2. We chose the radiant barrier for the attic. However, Pulte does not install radiant barrier on the gable wall. I thought this strange so I called the manufacturer of the radiant barrier. They recommend that for complete effectiveness, it be installed at all outer facing walls and the roof. I relayed this message to our site manager and was told Pulte does not do this. 3. The follow up. Several things were missed in terms of touch up and stains and what not on carpet and other small issues. No biggie, it happens and is expected on a new build. After the close of the house, crickets. It has not been a month now since my last communication on issues that were supposed to be resolved on the day of closing. I will say one final thing, the process for the most part was great and we do have a lovely home. However, Pulte claims that they are a step above the rest, but at the end of the day they are just like your Mungo homes or Lennar, nothing special and limited choices on cost comparison. The people we have dealt with are what have made this a good process but they do have a few things they need to change to make it an excellent company, not just another home builder. ... More

Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. Communication was lacking from project manager until build almost complete - supposed to have walk through prior to sheet rock going up, but somehow didn't know 50% of sheet rock was put up prior to our walk thru. Ease of installing cable/internet was pushed at us all along due to the prewiring system, unfortunately wiring was stuck somewhere between floors and took the supervisor 3 hours to fix, this after cable guy also spent 3 hours. On positive side, sales experience was positive, design team and experience was great. We do love our neighborhood and hope no bigger issues arise! ... More

Some details of lot layouts and community buildout were not shared prior to purchase as most would expect. Parts of the community with excellent retention of shade trees and landscaping, other areas not. Overall an OK experience at the Oakfield price point with minor issues post-move in. Paint quality is absolute builder grade and some of the recessed light fixtures were not well installed. Paint will mark easily forcing repainting after movers. The houses go together quickly. A very nice kitchen (which had 3 separate upgrades by us) but the wall between the pantry (a nice feature) and the garage, is apparently not insulated because the pantry gets amazingly warm in the summertime. Some framing issues with corners not being close to square, not a huge issue, but a real quality issue from our perspective. Ask lots of questions... ... More

We recently closed on our home and love the house however I'm not sure how to rate it just yet as there are some concerns with our home that we are waiting on to be addressed by the warranty department. Our agent was nice but she forgot some things that we wanted in our home. Our building manager was great about keeping us posted on updates during the building process. Quality or workmanship on the home.... I would give 3 or 3.5 stars for the price we paid. There was quiet a few cosmetic things like scratches, dings and (chunk missing from the plastic on the big sliding glass door, missing caulk, missing paint, paint on the carpet) and overall quality of the subcontractors that were overlooked. There were also a few of things that came up on our inspection report like the roof shingle placement and uneven foundation and sloping in some areas that were noted as carelessness. When I sent an email to the warranty department they were quick to respond and requested a copy of our inspection report. So, again this survey is a bit premature because we are still waiting for Pulte to get back to us. ... More
