The Sales Consultant was very professional, knowledgeable, courteous, supportive, kind, and encouraging from beginning to end, which is why I moved forward in purchasing the home at Preston Square. I had issues with Pulte after I paid my deposit. I began the loan process in September and CLOSED in February!! What a nightmare! This will be in a different review... The lure is the $10,000 towards closing cost and the nicely decorated/staged models which hide the inexpensive features of the home. The lot came with a $3,000 premium and behind me is a car impound business. Upgrades inside the home are overpriced (i.e., the kitchen faucet, cabinets, kitchen/bathroom cabinet hardware, stainless steel appliances, etc.,). They chose the least expensive appliances by Whirlpool (the refrigerator very small, no deli cabinet, to name a few; turntable inside the microwave has not worked after only two weeks). The refrigerator moves forward when opened. The toilets do not seem to be of standard size, they seem smaller. I have a light bulb in my living room! There is no light fixture. I had a walk through on 2/13/2020 and by the time I closed on 2/19/2020 repairs had not been made. It took almost a month and there are still a few repairs not made (understandable) due to the stay at home order for Coronavirus. The Customer Service Representative is very professional, providing updates via text message or phone calls. The community itself is inviting. Beautiful, neat and feels like home until you get close and you notice the grass and trees are dying. Our sales representative Kevin was absolutely amazing. He will accomplish great things. Can’t say the same for the quality of workmanship. Having an inexperienced eye for construction I put my faith in the construction crew of our home. Once the honey moon stage faded (60 days after closing) we noticed multiple defects. I won’t use Pulte again for a home, the price of almost 600k has given me a beautiful lot with 200k house on it. Materials are builder grade and the craftsmanship looks to be done by inexperienced laborers. Crown molding around the cabinets isn't attached, cabinets in the kitchen are the lowest grade you can buy, the backsplash tile work is short (some tiles stick out, grout lines appear to be done by a child) Great marketing but the product isn’t worth the cost. ... Pulte are using sub-skilled, illegal laborers that are supervised (infrequently). This lead to multiple issues during the house building stage. I was at the site daily addressing issues. I don’t have any equal sized window frames and this was apparent whilst measuring for window treatments. There have been multiple issues since move-in (the majority of which have been addressed under warranty) but the vast majority of issues are due to poor workmanship which begs the question as to what you are actually paying for?!? These are visible surface issues and I cringe at what is possibly at fault structurally or behind the walls with the same shoddy workmanship. The only positive from building this house was Dave, the construction manager. He helped always and was very kind and caring. We have many areas where paint is there. We have many dents in our drywall that were just painted over and never filled in. We have paint drips all over the house on our floors. The three external doors all close wrong and weather striping is coming off. We have huge ditches in our yard that the city said had to be made or we'd have flooding. No one compensated us for no yard now but charged us additional money for a corner lot. At least they could have taken away the extra charge for the lot to compensate us for having no yard. We may have 15 x 20 piece of yard to have outside fun in. Our side yard on the garage side is so slanted that you can not even walk down that side of the house. We paid extra for a side garage door to go in and out of and we can not even use. They forgot the door and had to cut the concrete on the garage footings to put the door in. They also do not have the concrete slab outside the door attached to the foundation. Plus it is so high you a difficult time steppng onto it. It also has the under gravel showing and no dirt covering it. We have a dog and can not even put a fence up because of the deep ditches. Now for Morgan at the mortgage company. She made our life miserable with her uneducated knowledge of the closing process. We knew more than she did and had to tell her numerous times what she needed or needed to do for us. She even stepped in for someone off on our day of closing and caused us a huge delay in our delivery of our furniture etc. from our movers because she said she didn't have the correct paperwork even though the person doing the closing had received it from them and had it on the closing paperwork. She did nothing to help but did more to make us crazy. We would tell people at Plute at different levels and they would ask who we were speaking of and we'd say Morgan and they'd go Oh. Like they had heard this many times before about her. I also used your insurance company for our house and haven't received anything regarding it or paid for anything. I keep having to ask for information and help to get our house covered. I will have to do this again today to see if we do have house coverage. So I'd say we have NOT had much good come from buying a house from Pulte from many of the Pulte owned companies. Sad to see the workmanship on something you pay hard earned money for. ... More

My wife and I purchased this new home when we moved to Texas from Georgia. The house has major air conditioning issues to this day that have not been corrected (12 A/C service calls), there have been multiple issues that had to be addressed that should have been caught by the builder before we closed yet were identified after closing, the master bedroom closet shelves collapsed, and the overall effort of the Pulte team to address customers concerns with their new homes after closing is below average to say the least. My experience with Pulte with regards to repairs after closing has not been very pleasant due to excessive issues with the house that drove multiple repair visits. To put this review in perspective, we have been in the house less than 2 months and have experienced more issues with this house in this short period than we have with all of our other properties combined over the past 5 years. The field level Pulte team and managers are nice, courteous, and professional when dealing with customers, but seem to be lack the authority to make repair decisions or they are too apprehensive to make the decisions when the repairs are clearly needed. Customers expect what they pay for which is reasonable yet I don't feel like Pulte focuses enough attention on customer requests after closing. Hello, I was one of the first people to close on a smart home at Pulte and Georgia Power’s Altus at the Quarter development. Unfortunately, the high hopes I had for my new home were dealt a severe blow due to my horrible experience with closing on my new home. As an initial matter, I was pressured to close on the sale of my former home early so that I could close on my Pulte home on time. Therefore, I worked with my buyer to move up the closing date to May, as I was informed that my new home would be ready to close at the end of May. However, my Pulte closing date was pushed back by two weeks, into mid-June because of issues with obtaining a certificate of occupancy for my new home and last minute changes in the building plans. As a result, myself, my seven year old son and my mother were essentially homeless for this two week period, being forced to live out of a hotel room while Pulte sorted out these issues. Things ultimately got worse when a received a set closing date, but Pulte again had to push it back because it was not granted a certificate of occupancy in time. When a final closing date/time was rescheduled, it was done at the last minute - literally hours after the certificate of occupancy was finally issued. As a result of this last minute delay, my lender was unable to quickly turnaround, update the financing documents and fund the loan for that same afternoon (June 7, 2019). In truly disappointing and upsetting fashion, Pulte’s closing attorney refused to provide myself and my lender the additional hour that would be necessary to close on the 7th (they asked me and my broker to leave at 4 p.m. despite the fact that my lender let them know the funds were in the process of being transferred). As a result of this action, the closing was rescheduled for Monday June 10th and I was charged a daily per diem by Pulte for Friday and every day of that weekend, forcing me to pay over $1600 before they would provide my with keys to the home (this on top of the expenses I paid for temporary housing because of Pulte’s delays in closing the transaction). I reached out to Pulte’s sales team and management and received absolutely NO accommodation on this issue, in spite of the fact that myself and my family had been extremely accommodating to them in light of the closing delays and the certificate of occupancy issues. To say this was disappointing would be the ultimate understatement. I was essentially coerced into a situation where I could either pay this per diem or be left without the keys to my home, all due to delays which were no fault of my own. This completely poisoned my closing experience, and what was supposed to be a joyful time left me feeling taken advantage of. I did not complain about my need for a hotel and the other expenses I incurred as a result of Pulte’s delays. I have since learned that one of my neighbors who also had the same experience was reimbursed for her temporary housing expenses because of the same delays she faced (she resides next door in Lot 47). All together this was the worst closing experience I have ever had. I expected this to be my dream home, but it started out as a complete nightmare, and this issue has been ignored and completely unaddressed, with Pulte placing the blame on my Lender instead of acknowledging their role in this quagmire. Nice employees but poor company & quality. Still scraping paint from tiles, lots of flaws in paint job, drawers don’t close properly, electrical issues (lights in kitchen won’t work after 3.5 weeks of use), washer not functioning properly (part of deal)...the list goes on. Pulte's response to issues that have come up since we moved in has been extremely disappointing. They do not follow up with you. The warranty department doesn't respond in a timely manner. I have water running into our home every time it rains. This has gone on for 3 weeks. No one has come out to repair it. Construction bins constantly have trash and garbage spilling onto the ground. 1. Wrong type window (fixed) was installed in master bedroom which can't be opened. 2. 240V wiring was wrong which burnt my new dryer. 3. The floor is not level, 4. the concrete patio is in wrong pitch, a big pond will formed at front door in every raining day 5. If we wanted projects and things that we needed to spend a significant amount of money to fix, we would have purchased a pre-owner home. This is completely unacceptable!! Very, very disappointed in our choice of buying a Pulte home!

Framers and drywall guys were horrible, field managers could care less went through 3 field managers till finally someone would listen to our concerns. Delayed several months , every time we pointed out build issues they moved onto the next house.

Pulte Sales team at Davis Ranch lacks integrity, respect, and a sense of honesty. The sales team says one thing, but then won't honor it, claiming I misheard them. Unfortunately for them, I've got a knack for holding onto things... especially when it comes to writing things down, recording meetings on my phone, and keeping track of every single email, but even that wasn't good enough proof for them. First, how do you justify the fact that my neighbor and I bought each house on the same day... and he paid less than I did for a higher configuration? Second, if the designs for a model change, let us know. Immediately. Don't let a customer buying the house tell you that only to catch you in a lie about how you already notified everyone and put up a sign in the model house. Guess that's invisible. That's just rude. The house has one below par on workmanship with irregularities of the walls and ceiling. I feel as if they somehow forgot to properly insulate some of the house too. Third, if I catch a contractor smoking in one house, chances are they smoked in multiple houses. What did you do about it? Absolutely nothing. Throw something in for me to make up for the fact that you aren't watching. Four, the amenities are a joke - quite literally... Was told there would be a basketball court, tennis court, etc. I think what they mean is the middle school that the community is next to might have those things. The community center next to the pool is absolutely tiny, the pool hasn't opened yet so can't comment on that even though I've already started paying HOA feels that are just going down the toilet. Five, seriously guys... Do you honestly think I'm not watching when you put down grass? Because you're right... i'm not, but my cameras are. Caught contractors putting down grass without top soil on my neighbors plot, which just so happens to have the same effect as what's happening on my plot, and all my neighbors... What do you plan to do about the fact that our lawns are dipping because the ground was not leveled? How about that flooding? The only good thing about Pulte is the two site MGRs they have: Aaron and Chad. The rest are rubbish. That being said, the neighborhood is amazing. The neighbors are sweet, caring, kind people. Davis Ranch is a nice place to exist, near the canyon park entrance, not too far from freeway, etc. ... More
