We really enjoy our home, but the warranty items that need to be addressed after moving in....have been a challenge. 1) Not happy with the quality of upgrades such as base boards, doors, Faucets, flooring. Quality is missing, drywall etc....no quality check done. 2) No supervision of work, customer has to identify and point out issues. 3) Walk through during every stage of home construction is superficial. 4) Paid for water softener hookup ~$800. I was told that whole house will have softener. After moving in found that kitchen faucet and refrigerator do not have it and that was not communicated to us during the option selection which would have helped us to make the decision. Now we have to pay additional $1000 to water softener guys to change the plumbing. 5) Bathroom all faucets leaking under the cabinets, builder is not obliging...they say there is no leaks even after they saw the leaks. I'm investigating further and will make sure builder is accountable and does not repeat this kind of business operation to other customers. Investigating myself with the professional to make sure my ask is accurate. 6) We have upgraded all our toilets to higher toilets. during inspection found that they do not follow through on the upgrade, I had to point it out to superintended, they acknowledged the mistake and changed the toilets again. This clearly shows flaws in their operations. 7) I look for perfection not look for issues. but I found in every step in the process, we were pushed but no proper service rendered. 8) I can name few people who did their best to cater to customer services: 1) Angie - Good sales person and very responsive. 5 star for her service 2) Shane - Superintended, excellent in getting the fixes done. 4 star 3) Daniel - Jr superintended, excellent in customer experience. 4 star 4) Trevor - Pulte mortgage. My new townhouse was closed in June. Location is very good, but construction quality is really worse. During the final walk through, I already found some quality issues: crooked door frames, bad stained stairs. Although I never stain stair wood before, however, I believe I definitely can stain wood stairs better than their painting contractors. Also there already have three places with ceiling cracks and two places with leakages near deck doors. Contractors were sloppy in finished work and Pulte doesn’t have an efficient means of checks and balances in place ensuring quality workmanship. It’s very disappointing given the money paid.

We had issues from the get go with the Design Center to the Project Manager to Pulte Management. Every little thing was answered with "no, we can't do that", or "we're not a custom home builder." The Design Center was limited on some items and everything that was "included" was old school, old colors, or discontinued. There was one tile included for the floors and bathroom tile; it was beige. From there, everything was an upgrade. Now onto the Project Manager....while our house was being framed, I was a puddle in the middle of the house from the rain; the project manager's response was "it happens and depending on your flooring selection, it will leveled out." What? Next can you not put up tile racks in the bathrooms? Project Manager: "we have to do everything the way it is on the specs." Again, what? We're talking a minuscule item! City of Henderson Water Dept couldn't sign off because Pulte failed to comply in time after begin rejected twice by the City. Fortunately we knew someone who worked for the City, and Pulte corrected the problem knowing they were coming to inspect so we could keep our closing date. Prior to that at our walk-thru, the project manager told us that our closing would be delayed because they put in the wrong carpet. Really? And we were just supposed to say "oh, okay." No once again, I got on the phone with our sales person who really couldn't help and then I insisted that her manager call me. The next day miraculously the manager "found" the same carpet in the area and it was replaced. Our framing on the master bedroom window sags; and the ceiling/floor is off by 3/4" thus making crown molding almost impossible. Another wall is not level. The painters did a horrible job on the exterior. Paint is all over our pavers and there are some areas that aren't finished off. We love our house but we would not recommend Pulte Homes. Builder charges >2500.00 USD to pain your home 1 wall color and 1 white ceiling paint. They use Sherwin Williams CHB paint on the walls including bathrooms. This paint does not wear well and is NOT recommended by Sherwin Williams as a durable wall paint. CHB was also used on the bathroom walls with no anti-microbial protection. If it gets wet it stains. Garage is not finished and assumed the buyer will spend another ~2K out of pocket to finish drywall and paint. A deadbolt lock is not included for the front door. Hardwood floor and stair railings are considerably marked up Carpets is low quality and has 5 year warranty Having insulation in a garage is an upgrade / additional charge. ~950.00 USD The stair rails are glued in place If you want lights above the shower and in some closets ... it is an upgrade. The design center is a gimmick to make up margin on home -- products are marked up >62% - 81% The builder doesn't leave the homeowner any additional tile/flooring/paint or touch up paint for cabinets. Looks like my three year old caulked and painted the exterior. It was painted under 30 F and is peeling and cracked. It was noted during closing in April and still not fixed. Nail pops are expected but not to this degree.

WHEN THEY DO THINGS LIKE FRAME A WALL IN THE WRONG PLACE, YOU WILL BE TOLD IT IS "BUILT ACCORDING TO THE PLAN", EVEN THOUGH THE PLAN CLEARLY SHOWS IT IS NOT BUILT TO PLAN.

I’m still not receiving any US mail since Pulte gave us the incorrect city and zip code. The materials used are cheap, things put together too fast. Sloppy job. Appliances are not high quality either.

In the beginning our experience was much more positive. Some of the employees really seem to care but the end result is sloppy trade work and lack of responsiveness to seeing issues to completion. AT best Pulte needs to add 4-6 to it's build time. Trades often do not show and many do such a poor jib it's amazing that they continue to hire them. I think they underestimate their buyers and often patch these houses together. Issues are addressed but not acted on. Trying to get the punch list completed requires endless phone calls and extreme frustration. The GC is great but it seems that his hands are tied as well. They start a project but do not see it through moving their handyman from house to house without completing anything. Items that need to be replaced have been "ordered" and are on "order" . I had to hire and pay my own handyman to fix several things ASAP. Extremely disappointed with some of the quality of work. Pulte needs to slow it down and care more about their product or they will end up like Ryan homes. Word of mouth is very powerful. ... More

Here’s our story of what we are still dealing with. Anyhow, 3 days before our final Walk through I decided to come by the house to do a walk through by myself. The night before we have some rain, but I was still very surprised when I walked in to see water leaking from my downstairs bathroom into the front door foyer. Obviously I called my super and he got on it right away. We were told the cleaning and remediation process would take about 9 days. They put us up in a hotel for those days, then we were given the new date to our closing. We did the final walk through, water issues was fixed, so we thought. Doing the walk through the quality of the build just seemed cheap. Paint job was not perfect, seemed rushed. Dry wall was uneven, paint spots over our wood floors, dings here and there, baseboards seemed rushed, dirty finger prints on our ceiling and things like that. Our super said he would have that fixed, and most were fixed the following week. Now fast forward to last week (1 month living in our new home) it rains again, and what happens again? Yep, you guessed it. Same leak, in the bathrooms, in the same spot. The roof was NEVER fixed. They roof company came and patched it, the roofers came back a week later and found 4 more holes in the roof. All were patched, the bathroom had to have the ceiling removed and replaced with new dry wall. Two weeks later, our bathroom has not been painted and still a mess. I say all of that, to say this. I will think twice next time I plan on building a house through Pulte. Not shunning them forever, yet, but will definitely think it over twice. Ps. To say this was sloppy work would be a compliment. There was no attention paid to the construction of this home throughout the process. We pointed out easily half a dozen major construction mistakes (incorrect materials used, bathrooms being placed in wrong places, open holes left in the roof) and have a list of over 50 items that need to be addressed, nearly half of which were raised prior to closing. One of the field managers (now removed) openly admitted that no one was supervising construction for a period of several weeks while he was gone, so the sub contractors literally did whatever they felt like with zero quality controls. If you buy here, be prepared to babysit and monitor the entire construction process, and to spend the months following closing chasing Pulte to fix the mistakes they let happen during construction. ... We built a new home in the Brookfield subdivision and seeing leaks in the basement from day 1. My basement floor stays wet even after running dehumidifier continuously and my insulation on two sides is completely wet! I reported this issue multiple times thru their warranty portal but they have not done anything regarding this issue. Also there were multiple items that we were told that will be completed after closing, field manager opened up all the work orders on the closing date, but even after almost 9 weeks, all of those items are outstanding. We are missing 4 window screens, one bedroom door needs to be changed, hand rails is not stained, etc. Another annoying thing to Pulte is their sod quality is so bad! The brand new sod that they placed(they have only done half yard!) is growing only weed and have some kind of disease which is showing all kinds of brown patches. This is not just me but most of the new homes who received new sod in last 6 months are having the EXACT same issue! They are really bad with after closing items!
