Overall happy with the home, but finish work is pretty poor. Paint runs on walls and trim. Backsplash not installed correctly. Caulking ridiculously smeared on tile and cabinets from lazy clean up. Oven not level. Paint & stucco drops all over patios. Rust stains everywhere in garage. Scratches on windows. Warped closet doors. No trash bins in kitchen cabinet (waiting over 1 month now for fix). Just to name a few. Builder has been amazingly unapologetic about the lack in quality. It’s been inconvenient to have (and still have) workers continuously come to the house to fix things, and then not do their best and have to return. I suspect with over half of owners being absentee landlords overseas, they get away with this stuff all the time. Interior of house completed on closing date to my satisfaction. Outside landscaping has not been done at all. Downspout on porch is missing. It has been 27 days since my closing.

Craftsmanship not up to par. Moved in two months ago and there are still fixes taking place on the home and yet to have a yard. Had to get on pulte just to get a rough grade on our yard and after 3 weeks finally happened by getting higher ups at Pulte involved and also getting with the landscape company. Very irritating that when fixes were to take place it would take contractors 2-3 tries to get it right. I would never recommend Pulte built home to friends or family and in fact i would steer them away. Don't get me wrong, we love the house and the layout but it is very aggravating to get to this point and we have been living here 2 months now. Ian and Ryan have been great to work with but the quality of workers and poor attention to detail by them is a reflection of Pulte as a whole. ... More

It was a bit of struggle with Pulte on all accounts (construction, sales office, mortgage) from start to finish. Construction issues were covered up, we were told some of the staff cut corners (by other staff) and given a multitude of misinformation by sales, and our mortgage representative had little knowledge of the products he was selling. In regards to construction, the paint is already chipping, cracks in ceilings (1 month in), house was not properly cleaned upon move-in (still tape marks all over floor) and just general lack of attention to detail. We are happy to finally be in our home, but would not buy a Pulte home again. The silver lining is that some of the upper management (construction and mortgage) were extremely helpful, professional, and responsive--it just took us a while to get to the point of us contacting (and end up working with) them during this process. ... The workmanship has been poor. While we were rushed into closing, many issues remained unresolved. There were many minor flaws. However, there were many major flaws requiring redoing/replacement of the following items. 1. Crooked windows - needed re-installment 2. Kitchen sink scratched - needed replacement 3. Front door peep hole drilled wrong - waiting for replacement 4. Master bath toilet door installed wrong - waiting for re-installment 5. Guest bath cabinet damaged - waiting for replacement 6. Master bath toilet did not function properly - after two service calls it is finally in working conditions with a warning that it may happen again 7. The heating system is not working well. We made the mistake of planning move-in based on the dates the builder had given us. They made the date for closing but many items were missed or sloppily done for to make the date. Structurally our home appears good. Fine details are really terrible. We just gave up on complaining because it never got addressed. Even when they came to fix it multiple times. This was the first time we had a new house built and will definitely be the last. We had no idea what we were getting into. The day we put our deposit down we were instructed that we had to choose the plan we wanted that day. Next we were instructed to meet with the interior design team to pick out what we wanted inside the house. We were allotted only 3 hours to pick out everything from granite to cabinets , flooring and paint. I wished we were given more time as 3 hours is not near enough time to decide. Then 2 weeks before we closed there were several issues that needed to be corrected including the master bathroom tile, drywall and trim. After taking down the tile we were told the framing was off and that’s why the tile was uneven. We found that every time they would come in to fix something they would screw up something else. We feel like the cheap laborers they hire are careless and amateurs. We felt like it was a never ending process. I have to say they have been good about getting things fixed but why are we having to get alot of things fixed with a new house? We can understand a few things but not like this. Unfortunately our excitement to move into our new home was quickly replaced with regret. This is the second house we have had built new and this one looks and feels like it was rushed to completion with little to no attention to detail. Our cabinets were not level, the handles were not even close to even, the trim and paint were both very sloppy, the stonework was falling apart (literally stone falling off), there was/is paint and stain on the carpet and tile, the yard wasn’t flattened before the sod was laid, the list goes on. Construction was adequate and of an average quality. Common sense items in construction are overlooked and cannot be corrected as NO alterations are allowed. Consistency of construction from one unit to another is missing. Many items are not disclosed or glossed over. Numerous items and options in the model homes bear little resemblance to what is actually built and no answers for the differences are provided. Moved into a beautiful new home thinking all would be perfect, now after 4-8 weeks nothing but issues from carpet coming up in the corners seams splitting, horrible wall texturing, corners not even close to being somewhat square, holes in drywall counter tops having to be replaced due to not installed correctly, hole under kitchen island with rebar coming through it. After submitting an offer that was excepted, a deposit was made, and a very important item that was agreed upon was taken away. It’s tough and I could forfeit my deposit I was told I would not get the item after three weeks into this and there was nothing they could do about it. I was told I could forfeit my deposit if I didn’t like it. I was hoping after communicating back-and-forth for weeks on this item that it will come to a resolution that I was very happy with and unfortunately it did not. Another frustration I have concerns a privacy fence request that I submitted weeks ago. I have been told that my fence request and anything to do with ARC is on hold because we have no HOA. I don’t understand this as the majority of the homes being built in the same neighborhood are all getting fences. In conclusion I was disappointed with the sales team and management of sales, but very happy with the efforts of the of construction and project managers. Disappointed in some of the bathroom fixtures, about as cheap as they could get. Frustrated that homes that have not closed have their cement sidewalks and driveways in and we have been hear over a month and still do not have our cement. Still are not graded either so we cannot plant grass. When painters came in to fix items they rushed and did not do a quality job. Front door repair looked like a 6th grader did the work. other homes being built in subdivision, so nails and screws all over the street and no-one ever cleans them up except me. Takes like 10 minutes, someone at Pulte could do it, as a result I have had a flat tire already. The paint is frustrating because it is easily marked and cannot be cleaned, must repaint. We still haven't had our 30 day walk through where we do have areas of concern. There will always be doubt due to how the buying and follow up processes have been executed. This probably will fall on death ears.

Many systems in the house are very good but poorly integrated. Very good HVAC, very good home controls, good lighting but the ceilings in the house have holes everywhere. None of the systems are aesthetically aligned, multiple access panels for service, each contractor did what they wanted without any overall management. Cleaners came in and ruined stained doors and trim by using bleach and water to sanitize home. Kitchen cabinets are not commercial. Installer drove nails through the side of cabinets, smeared putty all over finished surfaces, cabinet trim fell off, scratches everywhere, no trim around dishwashers, no trim around laundry room cabinets, more issues than I can list. The amount of rework required to resolve ceiling integration, re-stain the woodwork,, and replace cabinets will require us to move out for a few weeks. The only reason we proceeded with the sale was because of the current field superintendent and sales person. By the way, we went thru 3 field superintendents during the build of the home. We first looked at Pulte homes in early June with a wonderful individual, she had a great personality, was open, honest and a pleasure to work with. Almost immediately after signing our contract, she was moved to a different location and a new representative was going to take over. All seemed fine until the emails responses were delayed, the responses were not detailed and the ask of a simple question seemed like too much work. Once we started visiting the sites, we were OK with the process, things were going as scheduled. Then in November a change order came in that we owed 5k for a 'miss' on cabinets. While that was quickly fixed without us paying, the request to pay without explanation was not good business. Our final walk through with the build manager was sub par, the fixes that we tagged with tape didn't get fixed. We were forced to move in to a finished house with minor mistakes vs. delay move in so that they could finish what they were supposed to get the first time. Overall it was a sub par experience. Attention to detail is lacking, follow up, courtesy and customer service is all sub par. We love our house, we love the home that we have created, its just unfortunate that Pulte didn't deliver on the promises that were made by the first representative. The promise that everything will be great, that punch lists will be addressed before closing, that Pulte takes responsibility and rights the wrongs. Since move in, we have a list of 'what to fix' at the one year mark... we look forward to giving Pulte another chance to make up for the work and are hopeful that with some review and evaluation that they can redeem their good name. Two final notes, it's a red flag when the build manager voluntarily leaves things off the walk through report because then know 'it wouldn't look good on paper for his team'. Lastly, when a Pulte rep called after our first 'so-so' review posted, I called him back and never heard from him again. Pulte has plenty of room for improvement as many of the qualities they are lacking are customer service and project completion, I am just hopeful they can turn it around.
