We love our new home, however the buying/building process was unbearable. Our Sales Associate, Blair, was condescending and somewhat rude during the entire process. She rushed us through our choices and didn't offer many that were available. There was never a time where we felt she truly cared or understood our wants and needs. Our sales contract was signed in June 2019. Our first walk through was on July 15th. At that time, we were given a closing date of September 26th. We had a home to sell and Blair continually hounded us about putting the home on the market. We listed the home on August 14th and it sold on August 16th. To make a long story short, we never closed on our new home until December 17th. We lost our buyer and he ended up suing us for breach of contract, costing several thousand dollars that Pulte would not agree to assist with. Also, our home was appraised at $12k less than the selling price and Pulte would only take $6k off. The home is beautiful, but still has minor issues that were supposed to be fixed before we moved in. The house was never cleaned before we moved in, so we had to do it ourselves. Pulte told us the subdivision was in Morrisville, but it's actually in Durham. These kind of things were continual and expected throughout the entire process. We have a list of items ready to send to the Construction Manager before our 90 days is up. We'll be curious to see if we get a response. First, the good. The main employees you deal with are great people. They really are. But the line is pretty much drawn there because their hands are tied to corporate policy that’s not conducive to a quality product. Answers to questions and problems are “the labor force is terrible”, are not acceptable and should never be when buying a half million dollar home. Several subcontractors just flat out do not care about the quality of their work. I’m not sure why but it’s really none of the consumers concern. The end result though is a poor product. Though we are finally getting things addressed, it has taken 2 months, and numerous complaints to regional management. Our sales person, Ellen, has always been upfront and responsive. But we know there is only so much she can do.

All of the Pulte folks tried their best. And actually the sub contractors were friendly and responsive, and fun to talk to. The trouble is when they finished their respective job there was little or no responsibility placed on them to leave the job completed in a workmanship like manner which includes leaving the job site clean and hazard free. I was shocked at the condition of my wood floors when closing. There should have been some type of covering on them.. The mud was horrible and it took me 3 cleaning to get it all up. There was paint on the floor and also on some of the dark wood. There were screws under the cabinets that had to be pulled out and holes were made. the calk on the fire place is a disgrace. The worksites are not clean and cannot believe that areas that I am finding glue and messy painting and we paid extra for site finishing and not sure we received what we paid for. I have nails sticking out of doors and dents in utility doors along with chips and cracks in our granite countertops. We cannot believe how much silicone that we are having to clean up in the bathrooms. Just not the quality we were expecting for the price that we paid. This coming summer we have outside that need to be addressed. And we could not believe that on the garage walls they cleaned their caulk off on our walls...so we have that to look at too. Also they cleaned their caulk off on our siding which cannot be clean-off so we are having to wait to have the siding replaced. We have to believe that all of this is costing you more money...so why not slow down and treat these houses as your own versus slapping them up as fast as you can. We've been trying for years to have a new house built. We decided to go with Pulte because they had the floor plan we liked. During the build process, communication was pretty weak. They were 5 months late completing the house. During this time, getting updates was difficult. When it came time to close, the closing agent didn't have the most up to date paperwork (good thing I was paying attention). When we took delivery of the house, we began to notice just how poor the finishes actually were. Most of the doors have either finish or open/close defects while the majority of the trim (door jams, baseboards, etc) is of poor quality. The grout is the wrong color or suffers from efflorescence, not sure which. There are hollow tiles (poor contact to the floor), entry way threshlds that pop off, wrong toilets, thin spots in the front landscaping cover, mismatched stucco patchwork, the quartz counters chip and stain easily and the list goes on. Next time we'll pay a little more attention to the quality of the model and inspect some of the quick move-in units before we commit to build. Pulte will be at the bottom of our list, if on it at all. Anyone who buys a Putle house should be prepared to lower their expectations or be disappointed. ... More

You expect builders to overcharge for upgrades however I have been disappointed in the lack of pride in the workmanship. I have many things that still need to be fixed such as painting touch ups inside and outside, wires that need to be properly pulled into the ceiling, concrete touch up on driveway, and the house is infested with ants (how does that happen on a brand new house?) ... Don't get me wrong, we love our home, but we've spent weeks having to touch up the details in our home ourselves because the painting was shoddy and the cabinets looked thrown up in a hurry with visible gaps everywhere. So many oversights during construction. Supervisor (Dom) made promises that never happened, lied about carpet pad being replaced after a second plumbing leak. He said he inspected the plumbing after each time the master tub was installed (4 times)Two days after our walk through none of the work on our punch-list was done and then all the blue tape that was used to mark deficiencies was taken down without any of the work being done. The beginning of the building process was ideal. The flexibility, communication and friendliness was stellar when picking a lot, model, and floor plan. Once we gave the initial deposit, the flexibility and communication became less. However, we were still able to adjust meeting times and reassured that we would have a quality team to build our home. We are happy with the overall build but the attention to detail was lacking. Many things were pointed out during the walkthrough before closing and we were assured these things we would taken care of. Some were and some still have not. After closing, we were assured if anything under warranty needed to be fix to call the Pulte hotline. I’ve had to call twice for two separate issues. Both issues were considered urgent and I was told I would receive a call in 24-48 hours. Neither times did I receive a call. Experience with Pulte is pretty average. Some building materials feel cheap in comparison to our previous build. Obvious lack of craftsmanship and attention to detail by many of their vendors. Initial sales process very smooth and efficient. Home finish details poor. Very difficult to get issues corrected after the sale. Craftsmanship lacking on fit and finish.

We’re having to deal with issues that took several years to develop in our previous home, here in a couple months of living here. A prime example is stress cracks in the drywall near door openings. Also have a seal that’s come loose on the glass shower door which we NEVER had happen on our glass doors in our previous home. Also trim pieces in and outside the home not cut correctly and caulking cracking inside the home. Some of these issues have been addressed but not others. We were treated great by the sales agent, the design center and even the title company. We felt our construction builder, Al, was subpar as he did not catch a lot of simple things that were not right. He had a bad attitude anytime I tried to talk to him and he did not return an email until after we moved into our house. It’s very obvious to me now that when you buy a house you are paying for the construction builder and his or her desire to perfect your house. Interior paint smudges almost spontaneously. We should have bought appliances on our own. Fit and finish poor quality in places. Pulte considers 7 days an appropriate response time.

Our brand new house... where do I begin. Upon moving in our water heater did not work. It took two service trips. The people on the Pulte service line seemed uncaring and indifferent. Also our new microwave/oven combo went out the first week. It wouldn’t turn off so it was a danger to us. We had to turn off the breaker. (Which was mislabeled). So the HVAC unit was REALLY attached to the breaker labeled “OVEN”. So in our first two weeks we had no hot water, no ability to cook food and no AC for a night where it was over 80 degrees in our house. In a 300,000 house. The only saving grace to Pulte Homes was Eric Sanford. That man is a saint and a credit to your company. He was available to me whenever I called. Seriously made bad experiences manageable and he’s an amazing person. But these problems should NOT have happened and now I question every bit of the craftsmanship of our house. Not to mention our brand new tub was scratched up and our fireplace mantel has a handprint in the stain. One of the walls is also bowing and crooked by the stairs. NOT to mention it’s a month and a half in to our house and we still have a mud yard in almost June. Ugh. ... More

We were put on hold for over 6 weeks with no progress, they hurried to finish the house in the month we were originally told. Now seeing small details that were missed ( such as trim not being painted that's exposed, tile not fully completed in master shower. We closed almost 2 months ago and still have no sod and keep getting the run around. Our driveway and side walks are covered in dirt/mud. Our kids and dogs are dragging dirt and mud into our brand new house daily. Our sidewalk by the front porch is starting to lose the dirt under it due to grading not being finished.
