This home is beautiful, but since it was still being built upon purchase (we did not build this home), we relied on the sales team to ensure we understood everything about the home. We were told/shown that our yard would be a lot bigger than what it is. The fence was put in seemingly rushed and uneven. The in-home WiFi was a HUGE selling point by the sales team, but 6 weeks later NO ONE knows how to get them to work and now I’m being told it wasn’t part of the “package deal” that the sales team NEVER pointed out. Additionally, upon move in, multiple items that were pointed out during the final walk-through were not fixed. The tile of the home is an absolute pain to maintain and was stained with black marks upon move in, so 8.5 month pregnant me was on my hands and knees with a magic eraser trying to scrub the marks off but they inevitably return since the tile is rough and was not sealed. Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. Check the paint in all rooms for different colors in the same room and different gloss. Check carpet, our carpet has paint all over it, paint overspray. Material and workmanship on trim boards.

Be sure to do a thorough walk through before closing. Maybe hire an inspection company to do the inspection. Give the builder plenty of time after inspection to fix any issues before your closing date. After closing you have to deal with the warranty company and make yourself available for workers to come to your home and fix any issues not found during your initial inspection. ... More

My Pulte home is the 5th new build I have moved into, and the only one where I was extremely disappointed with the experience. Pulte does not offer any opportunity for changes except what is on their very overpriced options list. It seems like there are lots of options but most of these are still highly constrained in terms of what you can pick from. Other builders I have worked with were fine with simple change orders but not Pulte. They chose windows inferior in quality and convenience, no thermostat in my finished basement (only 1 in the house - in the master bedroom!), you can't get real hardwood floors, they gave me a plastic faucet for the kitchen sink, and put a crater in my basement with drainage pipes going into it that prevented me from using a large part of the unfinished space for my shop (not in the model and no way to know they would do that). That is just a sample of my disappointments. I also had to get them to adhere to the plan, having left off some items I should have gotten but weren't there when I walked through. I think the basic build quality is good but they cut some corners that a quality builder would not have so I don't know how they expect to have happy homeowners. They do address warranty items but I have so many projects to do on this house that would have been so easy to do at the time of construction. Our experience started out wonderfully but we ignored the fact this is not a custom builder. They are a first off quantity builder, meaning they build as many as possible as quickly as possible. They have a system that helps them achieve this. The home is delivered partially built to the site and put together like a puzzle. You cannot make changes, upgrades or choices outside of their guidelines. Quality is satisfactory but not outstanding, also craftsmanship varies according to quality of crews hired to work. We have lived in a custom built home where the builder took pride in his product, Pulte builds communities with houses that look nice. In order to get issues handled you have to submit them to a site, they forward to the apporioate person, you wait for that person to contact you to make an appointment to address your issue. If not an emergency you are asked to wait until your 11’th month walk through. Most of the people we worked with did their jobs well but they couldn’t do them extremely well because corporate rules/guidelines/regulations tie their hands. Don’t be afraid to ask questions, watch the process as closely as possible, and don’t expect your home to be perfect. I suggest being very involved in building process from start to finish. If you're not, the completed product will be less than satisfactory. As for the mortgage company, proceed with caution.

Overall the experience was not as good as it should have been. It was very hard to get responses from the customer service representatives for the neighborhood and they were not ready for us to move in come the closing date. Throughout the build, we would get a weekly or bi-weekly update via phone to discuss progress but were never provided pictures when we weren't even in the same state for much time during the building process. The overall attention to detail was not great when it was time for us to move in. Even though we had asked for things to be fixed during our final inspection a week before closing, which also wasn't even close to being ready for inspection (they were still painting, fixing problems, and cleaning when we showed up), not everything was fixed properly. Instead of pushing out the closing date and needing to reschedule the moving company and all of the plans that were set in stone for months because we thought 6 months was enough time to do everything properly, we decided to get in the house and fix things ourselves. You would think contractors who build multiple homes at the same time non-stop would see there mistakes and do a almost perfect job every time but that is not even close to the truth. It is disappointing to find new problems or details after spending so much money on what is supposed to be a brand new home. Read the reviews on this site very carefully. The mortgage process was a teeth grinding nightmare; however, the loan consultant was the saving grace. Mortgage processor asked for information piecemeal and how many times do you need to check with an underwriter for someone who is close to a credit score of 800? Title insurance was wonderful. The pre-drywall walk through was well done with considerable knowledge and helpful detail shared. While there is no doubt the structure is well built, some interior finishes are low quality, overpriced and contractor final work is sloppy. If there are quality checks on interior contractor work it’s not done to the highest regard as the house structure itself. There was ceiling paint on hardwood floors and the marble fireplace that I needed to remove. Kitchen cabinet uppers have chips where handles have been screwed in, dents and one has a screw end visible beneath where the molding was attached. The water from the fridge and kitchen faucet tastes terrible and has a plastic odor. After repeated follow up on the issues, one to the customer care manager (no reply) and a colleague (3 follow ups), I’m advised the water is piped the same as every home out here and it’s definitely safe. Hmmm..so why does it smell and taste so bad. The rest of the items need to wait 11 months. These are basic things that the builder should own and rectify without delay. Sadly, very disappointed. ... We had a difficult issue with Pulte, as they reneged on their own contract, causing closing delays. Do not buy from them without using your OWN lender and title company!!!

The sales process was smooth. The quality of the finishing, (trim work, tile installation, painting) was low in my opinion. The superintendent for my build came across as helpful but his follow through has been poor as far as making sure the finishing issues are resolved. Unfortunately some of the repair work has resulted in more damage/poor workmanship than before the repair. I bought a $1.2m home and had a field construction supervisor INTENTIONALLY damage my home and property, I have photo evidence and no one seemed to care. You think that is hyperbole but it's not.

Within a month of living in the home we have had multiple issues with electric work, plumbing, garage door, seals for faucets and floors, nails sticking out in the carpets. I believe we’ve had 4 different electricians that have had to come fix things and 2 different plumbers for multiple issues. I would highly suggest anyone who is purchasing get their own third party inspector to make sure work is done correctly. The quality of work I feel is sub par for the price of the house. They rush you through closing and the buyer pays a penalty if they delay closing for any reason, but the Pulte can delay without recourse. We moved into an unfinished home, unpainted exterior, and 8 weeks later, still no sod and an incomplete punch list. With the weather being a slight factor on some of the above items, I still feel it was poor planning on Pulte's part. My advice to new home buyers with Pulte is to stay on top of them every step of the way. Do not settle for less than you expect and keep pushing them. In the end, we are happy with our home, despite the issues and unfinished list... We will keep pushing to get everything completed. I was very disappointed with the attention to detail, or lack thereof, that was placed into my home. I have been through home builds before, but this one was not favorable by any means. For the amount we paid, you would have thought that there would have been multiple eyes onsite to ensure quality control was happening. Instead we have damaged wood all over the place, specifically little chips throughout our craftsman trim, and paint that looks like an orange peels texture. I don’t understand why this happened as I pointed it out on several occasions. I don’t think it’s acceptable to receive a home that has wood filled in with “mud” or some filler - but the project manger specifically told me that the FROG often gets overlooked. I also don’t see how Pulte sells a craftsman trim, but somehow leaves trim nails sticking out in 3/4 of the doorways, slightly ironic. I had to call out the drywall on multiple occasions as there were spots that weren’t properly finished or dings and dents that were completely overlooked. The orange peel paint is probably one of the most aggravating things to look at considering it was probably the easiest to remedy at the time of application. The legs of our island were damaged and dented - of which had I not called it out, I would have been stuck with it. The cabinet paint was dinged up by the workers. I had to pitch a small fit over considering it’s the focal point of the house. Our yard also was missing a bunch of sod and it has been a fight since our closing to get this done, which is still an outstanding item. The moral of the story here is buyer beware and pay very close attention. You would think you would get what you pay for, but then again, not so much these days. Takes several follow up calls to get response. Unwilling to mitigate noise issue emanating from Pulte owned model next to our new build. Four year old pool motor left on 24/7 and rattles. Attitude that we should take up with future purchaser of the model home rather than current owner (Pulte)..."not their problem". So beware of buying a model or spec already built. ... More

I had to switch lots because the front elevation of my original home was drastically changed and would no longer allow access for my physically handicapped family members. There was no communication from Pulte about the change, I discovered it during my initial walk through, after construction had begun. The new lot was a compromise on my part, as it did not have the same benefits as the original, but I decided to go with it. Switching lots slightly delayed my closing date, but I was mostly able to transfer everything over from the original contract. Upon closing, the tiles in my bathrooms had to be ripped out and replaced because they were wrong and I spent the first few days in my new home allowing access to tilers. I have a laundry list of items that will need to be addressed through the warranty. Everything from crummy paint jobs to crooked installations. While many things do look nice, there are also a great many details that look like they were lazily slapped together. One reason I chose my new lot was because it had no rear neighbors. I was told the area behind the home would remain green and lush with trees and grass. Less than one month after closing, my HOA fees went up $30/month because they “forgot” to add insurance to the monthly assessments. Less than 2 months after I moved in, the green area, newly planted trees, and quiet bike path behind my home were ripped out to make way for a parking lot. The beautiful, natural view I was promised would never change is now a dirt pile awaiting ugly asphalt and concrete, to be filled with strangers’ cars, not 10 feet away from my driveway. There has been no communication from Pulte about the change, I have been trying to get information from them on how/why this decision was made, and how/why Pulte feels they can change an agreement after they’ve taken our money. Not to mention they’ve been working on this parking lot for almost two weeks, and the heavy equipment being used has been shaking and rattling my home to the point that pictures have fallen off the walls and items are being shaken off of shelves. I am angry and frustrated with Pulte for one instance after another of pulling the rug out from under their customers. The ladies who work in the sales office have been as kind and helpful as possible, but they can only do so much. When we moved into the condo, we found two problems that should never have happened. First they installed the wrong size damper on the heat (net result, no heat on the first floor and too much on the second). Four days later, the problem was fixed.
