Very disappointed with the amount of issues that the home had since moving in, and the amount of time it is taking to get these issues addressed and resolved. My closing date was 11/15/19, and as of now (1/08/20)I still have approximately 20 items on my list that I continue emailing to your team on a weekly basis. Quite a few of these issues were pointed out prior to moving in, and did not get addressed at the time. Overall, the home is great! The design studio was amazing and staff super friendly. Kerry was very helpful at answering our questions and making sure our home had the specific upgrades we wanted. However, we closed on the home from across the US and there were still many things wrong when we moved in. There were many issues flagged during the walk through that were supposed to be fixed, but were not. We are trying to put in warranty calls, but no one answers and the automated system doesn't allow for voicemails. Stepping on nails/carpet tacs in each doorway, severely cracked granite countertop, and a giant spot on the outside of the home that needs painted... no answers! Should have 3 total walk throughs. Because when work isn’t done at 2nd walk through...and you are heading to closing, it puts you in a bind.

It’s taken quite a while to get my warranty issues resolved and it’s difficult to get return calls. I have requested 3 warranty issues be resolved in mid November and only one has been fixed.

The experience didn’t feel personal. For the amount we are paying for the house I expected better communication and follow up from Pulte’s end. I also expected better results from the vendors you used. It felt as if they didn’t care and our home wasn’t really a priority for them with how careless they were with some of their work. I still don’t have a mailbox! I was told it would be about 3 weeks. It is now 2 months. They put up a temporary but the post office will not deliver. I have to go to the post office to get my mail. I called but still no resolve.

When I did the walk through I did realize there was so many issue with the house. I moved in and immediately found several poor workmanship problems that had to be fixed. The good thing thing is Pulte has a good warranty team/program.

When we closed on our house and did our inspection we were told by our construction manager that we had 30 days to report any issues we found with house that may have been missed in our final walkthrough. Once we identified these issues however, the people in customer service/repairs did not want to fix things. They claimed that we may have damaged them when we moved in. It is really important to identify and get things fixed before move-in. The biggest mistake I did during the home celebration was not paying attention to each and every detail as I was under the impression that any defect can be addressed later on due to a 12-month warranty. Love the home but lacks in detail and finishing touches that I would expect from this builder. The structure is amazing but there are some items that you would expect to be of higher grade in a home built by Pulte.

Requirements from builder were met however, do not expect anything over and above what I ws absolutely necessary for builder to pass inspections. Less than expected finishing work. For example, the on the front porch were covered in cement although we were told they were already "cleaned up." Not a great welcome present to walk into. Outside trim paint was missing or "thin" in many areas. Ceiling vent in the guest bathroom was askew. The list goes on. Nothing horrendous but very disappointing considering these are not cheap homes. We are not big complainers or trouble makers but we had originally had been very excited to move here after leaving a long-time beloved home. The landscaping wasn't done when we moved in and we were OK with that but there was a brick in the driveway that we had to move when we pulled up and then trash was everywhere in the yard. Again, we understood that would be taken care of when the landscapers came (and they did a great job, by the way) but very disappointing to see. We did a "final walk through" the day we closed and the home hadn't been cleaned yet (they were doing it that morning and we closed in the pm). I waited a while to do this survey as I did not want to do it right when frustrating feelings were taking place as I could not be factual in my comments. The overall process with the purchase of the house went well. From the sales representative, which was always kind, responsive and engaging to the closing team, and everyone in between. I moved in over 2 months ago, and a week later, and encouraged by the field manager and even the closing team, I checked the house in more detail to see if there were things that needed to be taken care of, and indeed they were some, and may be more to come in the future. I placed the work order on the builder’s portal and after the reviewing of It, the repairs started to take place. Not wanting to give into specifics, what I can say is that almost two months later of placing the WO the repairs have not been completed just yet. Vary of reasons have happened, and I’m not trying to blame anyone, truly, but at the end there is still work pending to do. My advice to new buyers is to look in detail the conditions of the house prior closing and point them out. It is really easy to miss things when you do the walk throughs with the field manager as the happy feelings of getting the house can “blind” the buyers. Please know that the house in general is fine and I love living in it, good the laid out, it is spacious and so, but there are things that the more I’m in the house, the more I realize that they were not supervised properly to deliver a house close to being perfect (with exceptions as in everything and completely normal) as it is a brand new house what I was getting. I’m giving this review not to talk bad at all about Pulte and their employees as a corporation, but to share my ongoing experience. I’m not mad for the time it has taken to fix the things I pointed out, although I got to admit that I’ve been frustrated at moments, but I know they will be fixed at one point. It's obvious that Pulte rushed to complete with cracks appearing in less than a month in the basement in areas that are not engineered to crack. The magnitude of building building waste left on the garden is definitely a disappointment. Not providing a real solution for gutter drainage means that water washes top soil away, so adding in solutions to complete such a basic function as exterior water drainage to the nearby storm sewer is just a nuisance an what should be a basic water management add-in which would also reduce the risk of standing water around the basement. A smart decision on this from Pulte would reduce risk of basement leaks. They already installed a sump pump pipe to the storm drain, so using gravity from the gutter pipe straight to the storm drain would be better for the environment as less work would be needed by the sump pump to lift water back up and out again for maintaining a dry basement. ... workmanship not worth the value for the price paid for the house, homeowner needs to do the work of the supervisor in order to get the job done, provided they have the time, or they will have nothing but issues.

The only thing i would give 5 starts to is the response and effectiveness of Customer Care Manager Chris and the Building Home Manager Loren. Anything else i would rate very poorly. The quality of the materials and home is very poor. Not withing 32 days and the brand new dryer breaks. The poor quality of the paint in the house. Not even a good welcome from the sales department. You are pretty much left alone to figure out you way around with the community. Was not given any directions or instructions as to how to get into the community with the sticker and fab was not even activated, if it wasnt for Loren we would be so lost.
