The starting home price is deceptively low and then you pay extra for everything. Some of the workmanship was excellent and some was pretty average. We were extremely happy with the building process until they started the interior buildout. The sub- contractor that Pulte used to install the interior texture did the worst job I have ever seen on texture. We actually asked Pulte to re-do all the texture in the house which they gladly did but it was impossible to get it all done to a quality standard. We were extremely disappointed that we had to live with the inferior texture but we had to close on our home as we had sold our existing home. ... More

Our street address with the county auditor is still not correct 7 weeks after we moved in. We have issues with our mail and any other deliveries because of this issue. Please work to get this updated.

We are happy with the house. However, the closing was delayed, which impacted our moving schedule, due to items identified in the initial walkthrough not being addressed on time. Pulte wouldn’t agree to customize anything, even when we just asked to not install items. As an example, the bar soap in the shower is the cheapest one you could find (in a $390k house) and they wouldn’t agree to not put it up. The communication was a struggle at times between agent-realtor-builder. For example, our first walkthrough was delayed by 2 hours due to lack of communication between Pulte agent and realtor. Lastly, we ended up with a nice house and the builder did address all the pending items before closing. He has even come out to address a minor issue after closing. ... More

We closed on our house in a new development in early June and we're still living in a dirty mess that turns to slippery mud everywhere when it rains. Pulte reps keep saying that there's an issue getting sod in this market, but the yard for a house by another builder in the neighborhood was sodded last week. The design center was the worst experience. The base price of the house is not even close to a realistic price unless you want poor quality materials. The trades are not paying attention to detail and are just rushing the jobs.

Great neighborhood but seems like things were rushed at the end. A lot of less than quality work mad been found after we moved in. We are getting lots fixed but horrible drywall work can’t be fixed. But we love neighborhood and house design.

We purchased a new Pulte home at Epperson Ranch just over a month ago. It was a quick move-in home so we didn't have any input into the finishings or design. Nevertheless, we liked what we saw so we went ahead to purchase it. Although it was a brand new home, we decided to pay the extra $$ to get a new home inspection done, and we were very glad we did! Although the home itself was structurally sound, he found many areas that needed to be addressed. These included nails protruding on the roof, unfinished painting on the outside and inside, missing/malfunctioning door stoppers, incomplete sealants around the sink and so forth. It had a lot to do with sloppy workmanship. We were very surprised by the number of flaws that were identified by the inspector considering it was a brand new house. We shared this information with Pulte about two weeks before closing and they agreed to address everything before closing. We met with building supervisor three days before closing and even though they said they addressed all the issues, when we did the walk through it was noted that not everything was taken care of. The supervisor promised that it will all be fixed before closing. We met again few hours before closing and did a final walk through. During this time, the remaining issues had been addressed and we proceeded to close later that day. It was just disappointing that a new home had so many flaws. I had good experience with sales agent and builder's supervisor. But the HOA company Pulte chose are the worst. Not responsive at all. It's such a shame that we paid in 2,000 initial contribution for no service.

I am not happy with the quality of the upgrades for which I paid such high costs. Upgrading the master bath to larger shower did not include better tile on walls. Then what was installed is plain white with out any design or detail. Upgrading the kitchen and cabinets did not meet expectations because with the filler space between the oven and microwave makes me believe that they are box cabinet which looks cheap. Be certain to go over ALL items in the contract BEFORE the build and ask a lot of questions as to upgrades, etc.

-Tile grout in the main bathroom not filled in completely causing dirt to fill in those areas not covered, need to buy something else to get the dirt out. -There are visible gaps around the front door, insulation was not done properly. -The landscaping is the major problem area, the area was not properly evened out before installing grass, there are many uneven areas that have now caused flooding with no drainage, in other areas, there is just mud. Workmanship sloppy in areas. Paint applied with one coat most places; lacks quality finishing detail touches throughout; bathroom sink smeared with glue. Sound proofing concern - can hear toilet flushing and sink draining through pipes above our bedroom. Screening on porch was lowest quality screen size. Will say that appliances, cabinetry seem good quality. Haven't had full experience with warranty/repair team due to corona virus limiting people into home. Communication was lacking from project manager until build almost complete - supposed to have walk through prior to sheet rock going up, but somehow didn't know 50% of sheet rock was put up prior to our walk thru. Ease of installing cable/internet was pushed at us all along due to the prewiring system, unfortunately wiring was stuck somewhere between floors and took the supervisor 3 hours to fix, this after cable guy also spent 3 hours. The best advice we were given and didn't follow was "Don't settle until everything is correct!". We believed the people we spoke to had our best interest at heart. However, once they had our money, we were less of a priority...and we still are! We settled right as the pandemic took hold of the country. We appreciate that they needed to keep their workers safe. We only wish they had corrected all of the blue and green tape items that had been mark and promises they had made to us prior to us closing. Additionally, we are now finding out just how much "misinformation" we were given during our sales meeting. We had felt very comfortable with the sale person, but now realize just how much misinformation we were given. BEWARE! We'd love to talk to someone from Pulte about these issues! ... More

By the time you see your house finished, you are amazed as it’s a dream coming true. By the time you settle in and start living inside it, you start noticing several aspects about the material and workmanship that could have been done better, such as stains all over the walls and flooring, hand marks from the workers that do not go away, poor quality painting that gets off easily and is sticky, small holes left unattended and so on. Take a very long time for the final walk through. After moving on February 4th. I needed to have the master vanity replaced as it was a factory defect. The tub in the guest bathroom was badly scratched. Filed Mgr. spent an hour trying to rub out the scratches. Have not decided whether to have Pulte replace the tub. Kitchen drawer edge ragged. All the nails were raised on the steps in the staircase, garage door did not operate property due to poor painting of the garage door. Waiting since before closing to have tree in the rear of the property trimmed. Although every half constructed home has received a palm tree, myself and others on our street have not.
