The house is nice, a few issues were found and are being addressed, quality was overlooked for time it seems in parts of construction. The hoa fees are high, especially for the area, and there so far is no reason for this...no play areas, garbage not included, and a gate that is only closed evenings. Not sure what we’re paying for in regards to hoa ... More

First, we love the location and the house as a whole. The layout is great and the house has plenty of storage compared to our last home. We are completely satisfied with the products used to build the home such as the appliances, flooring, faucets, etc. That being said, we have had problems with the details of the finished product. Primarily details in craftsmanship such as flawed cabinets being installed and left as finished, cracked granite counter top, return flex duct in the attic not properly attached and sucking in hot attic air, just to name a few. All avoidable with attention to detail from the trades and construction managers but this seems to be a theme after to talking to several neighbors. Initially, responsiveness to issues was a problem but with our new construction manager the process has seemed to smooth out. On a side note, we moved in in late March of 2020 so COVID-19 has delayed anything being repaired but that is entirely understandable. ... More

Would have been a higher review, however our salesperson was difficult to contact and was not competent in the homes he was selling. Flooring in our home began coming up within days of move in.

It’s a little unfair to write this review in the middle of the COVID-19 virus and with stay-at-home in effect. I was so excited to move into my new house. I love the floor plan of the model I purchased; however, I thought many of the upgrades I purchased were quite expensive and I now I also have a list of issues I would like to have addressed inside the house. The reason I say this is unfair to write now is because Pulte can’t come in and respond but I do believe they will as soon as possible once we can all go out again. I believe I bought a wonderful house but for the price I paid, I had expected to have fewer issues. ... More

I love my new home, I had a water leak the next week, it was fixed but the Sod has not been replaced in 6 weeks/ looks horrible, I have one set of jingles in my bathroom needs replacing the wrong color. So all I have to say is stay on the builder or replace yourself. ... More

Home is nice and overall it is fine and we're happy. The warranty process is slow, we believe because of the high volume of issues with other homes in the area because of poor sub-contractor work initially, a seeming lack of attention to detail by sub-contractors initially and of course, COVID-19 is doing us no favors with the home warranty action. This causes a lot of home warranty requests that overwhelm the team assigned who have been in contact with us constantly, but the items are numerous and I don't believe this is Pulte directly, but from a lack of "do it right the first time" by the sub-contactors. Those that come to fix see the issues and seemingly display a lack of understanding of why it couldn't have been done right at first. Again, nothing really major and we are overall fine with the home, it just seems like death by a 1000 cuts, but we have to say Tino Velez that is managing the home warranty process with us is actively doing his best and working with us closely and we appreciate that otherwise, we'd be less than happy at this point. We are being patient and giving him the time to coordinate the various groups to get the home in top shape. ... More

Sales team was very helpful. Overall I think pulte needs to have flexibility in the upgrades as upgrades are super expensive and not competitive to what other builders are offering. For my purchase this time I went ahead with Pulte due to its reputation. However for future purchases, I will give a serious consideration to other builders are very flexible on upgrades. ... More

The paint used is way to cheap for what you pay for. You can just look at the wall the wrong way and it marks up. There should be an upgrade on the paint.

Paint and painters were terrible. Poor workmanship along with some damage to glass, doors, and floors. Flat was the only type offered. Why not eggshell? Also it was watered down alot. Toilets are the worst. I've never seen a toilet you have to hold handle down until tank is empty. There is no designation that these are two stage toilets. You shouldn't have to instruct guests how to use your toilets. Very poor. I have heard from others in our area that are equally disappointed. The center opening patio door is also a poor design. The sliding screens travel the whole length of the tract instead of having a positive stop. House color and roof combinations are too restrictive. Why not have a flat tile color available for all exterior design combinations. ... More

TO ELIMINATE SOME FRUSTRATIONS, WE WOULD HIRE A HOME INSPECTOR TO FIND/LOCAGE PROBLEM AREAS BEFORE CLOSING AND MOVING IN. THIS WOULD FIND SHORT COMINGS, TO INCLUDE ELECTRICAL, PAINT ISSUES, RUSTING STAINLESS STEEL REFRIGERATOR DOORS, WILD SPRAY DISCHARGE OF SOME SPRINKLER HEADS ON WINDOWS AND PORCH, FLOODING AREAS AROUND IRRIGATION VALVE BOX , AND SIDE WALK, VERY ANNOYING , CREAKING, LOUD GARAGE DOOR OPERATION, GUTTER DOWN SPOUTS NOT ALL THE WAY DIRECTED TO GRASS RESULTING IN WASH OUT CRATERS . SOME ISSUES HAVE BEEN ADDRESSED OKAY. WE JUST DID NOT NEED THE AGGRAVATION OF SUCH ISSUES. HOPEFULLY, ALL ISSUES WILL BE HANDLED ON THE ELEVEN MONTH CHECK SHEET. ... More

There are several things I thought would be better. 1). Cabinets are not even close to being installed to standard. 2). Grass was brown and almost dead, several dead spaces or gaps in grass. 3). Texture not done to standard or missing in several places throughout the house. 4). Tile throughout house has deep scratch marks; almost holes. 5). Holes and cracks in concrete in garage. 6). Dent in main door that builder refuses to replace or fix. 7). Dents and scratches in wood of railing not fixed. 8). Scratches in metal wood railing not fixed. 9). Light fixtures are all crooked and hard to make straight. 10). Continuous trash in yard from other houses being built. ... More

Went thru a few site mgrs during the process. Had to repeat issues several times before corrective action was taken. However once they addressed the issue it was resolved satisfactorily.
