My husband and I are beyond thrilled to be living in our new home. Unfortunately the world changed due to Covid-19 and that put everyone in a grey area full of unknown circumstances. The main focus was everyone staying safe and healthy (as well as it should be). However once in our home there were unforeseen issues that could not be addressed due to the quarantine. The construction team were prompt with their responses on what they could do but it wasn’t much they could. Construction has since resumed and we were excited to get our final construction items “wrapped up” only to receive a letter explaining that we wouldn’t get our lawn, sidewalks or driveway completed no later than the end of July 2020. We understand that there is so much that goes on that we are never aware of but this is by far the most frustrating. We have daughters who can’t play with friends and are still quarantined but can’t play on the lawn outside and are growing tired of staying in. Again I’m sure this was not an easy choice for Pulte but rather a series of tough calls to make. I do hope everyone and their families are safe and healthy. My husband and I also want to mention that the design process was a bit difficult and we feel that a visual representation would help out significantly. It felt as we were relying on the interior designers knowledge as opposed to actually seeing a depiction of OUR design choices. The designer was great, patient and calm and we enjoyed her expertise but we feel it would’ve saved time for both parties and helped us figure out where to splurge and what to “cut corners on”. We are happy with our home. Quality and workmanship as good as any home I have built in past. Value is comparable to the area. Time will tell but so far so good.

The home itself and the sales person are fine, The title company was rude and unresponsive. The follow up on punch list items is hampered by covid so not fair to rate.I did find Pulte very inflexible with regard to final walk through which cost us a lot of money and time. ... More

I didn’t really want to move here. I had lived in Carrollton for over forty years and many of my friends are there, but family concerns took precedent...the house of fine. Beware you can get decision fatigue from all the choices you have to make when you design a home from scratch. At one point we said yes to a shower head upgrade that Pulte charged $1,700 for and we later found on Amazon for $149. When we pointed that out, they were unwilling to make an adjustment. Otherwise, the buying experience was very pleasant. My home is very nice and seems to be well constructed. I did not go with Pulte mortgage or homeowners insurance; therefore, that was slow process.

Excellent field manager: his communication, honesty, hard work. Poor communication between different sales agents at Lemon Lake Office. Careful about changing structural options. Big penalty if you change your mind about ceiling height. Be very careful about incentives: Obsolete, non-energy efficient washer/dryer installed. Yet, refrigerator/freezer are fine. Poor follow-through after move-in. HOA Representative not available on closing date ( a Thursday). Finally available on the following Monday. Problems with gate entry closed at 6 PM. Awful experience with landscaping company: sprinklers on at 1 AM, spraying patio doors and furniture for 15 minutes on consecutive nights. We had a pretty good home buying experience with Pulte Homes. Though there were few initial hiccups around the time of closing and also after moving in, the Field Manager took care of all the high risk items after we moved in. Customer support from Pulte has been pretty good on fixing some of the urgent issues after we moved in. One thing we are not quite happy is we were not given a default white cabinets option during design center meetings, while another owner who was just around 2-3 weeks behind us in the home buying process were given a default white cabinets option. We ended up not going for white option as it was coming out to be pretty expensive. Another thing which is painful is the design center option bundles. We had to choose oil-rubbed bronze option throughout the house as there were not much options to pick and choose between bronze and other cheaper option for different rooms in the house. ... More

The overall build of the home was good. The issue was in the response times to minor repairs. There was often a delay of a week or more for simple repairs like drywall fixes, painting touch-ups, etc. What REALLY makes me question Pulte is what we discovered in our house about a month after owning it. At the time we purchased the home, we didn't notice anything, however gradually over a month of ownership we noticed a growing persistent odor permeating from the ceiling. It got so bad that we had to do something about it! We thought at first it was mold but after 5 days of waiting and investigations, I was discovered that there was a DEAD CAT that had bodily fluids all over the ceiling rotting above one of our rooms! Needless to say, we have been out of our house living in a hotel for about a week while remediation takes place. Pulte has not offered any compensation for our trouble and has not considered the amount of work I had to miss to manage this process. We have lived in our new home since December. There were pros and cons to building with a production builder, like Pulte. We found the process to be simple overall and seamless from when we signed our first papers to our closing. We used Pulte mortgage, which I think helped keep the process simple for us. Communication was very open, and we felt we were able to easily speak to someone when we needed too. Chuck & Dj were very helpful and addressed our concerns to the best of their ability in a timely manner throughout the process. We felt that the final touches at the end of our build were very rushed to meet our closing deadline. Multiple trades were in the home at the same time and we felt that the order in which things were done was backwards at times. Our flooring and carpets were installed before all the drywall and painting was completed. I am still picking drywall and paint out of my brand new carpets. We had to ask them to clean multiple stains off of the carpet due to workers entering the home with muddy boots on and walking throughout the house. The carpet itself is not the best quality, but will serve its purpose. The cleanliness of the home during the entire build process was terrible. There was garbage left all around inside the house and outside on the property. Workers left behind their empty soda bottles, McDonald's cups, empty chip bags, ect. We complained more than once during the process and the house was picked up, but only after we complained. I feel the size of the home is appropriate for the price we paid, but the quality of some of the work is not. Our drywall and paint looks rough in multiple places already and spots they "fixed" right before closing are already showing again. The entire house was painted with flat paint and is easily chipped or stained if you touch it at all. The entire house has to be painted all one color...you cannot choose different colors for different rooms. From start to finish my wife and I were provided great service and we love our new home. Pulte offers great quality at an affordable price. I've been told buying a home can be very stressful, but Pulte ensured our experience was stress free.

Great people working locally at Sterling Ridge. Josh and Annette are great employees and people. Single worst title company experience I've ever had. Title company was an embarrassment to the brand and seems as if corporate doesn't care.

Pulte is a good builder. Be sure to ask about EVERYTHING so there won't be surprises. We asked about the kitchen fan venting when looking at the model home and were originally told that the fan vented to the outside. When we went to the design center when constructing our home, we were informed differently and then had to pay $650.00 more to have exterior venting. ... More
