Lots of little issues within the home & trying to get the field manager back to have the items fixed have been a challenge. Of course now I’m just told to email the “warranty dept”.

Just closed on a new Pulte home and the they tried their best to get me to close with most of the finish work sub standard. I spent lots of energy getting them to do a half decent job when they tried to pass off substandard work. Subs rush through the work and don't care a bit about getting things straight, flat, or aligned. Pulte will attempt to fix things if you complain but even then it's still minimal quality. Go for a base home and add things after closing. Any extras you pay for aren't worth it because the workmanship is so poor. Quality of Construction is Poor and they just want to sell the houses. They also build the same elevation houses next to each other.

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More

I’m still not receiving any US mail since Pulte gave us the incorrect city and zip code. The materials used are cheap, things put together too fast. Sloppy job. Appliances are not high quality either.

There are many parts of our home that are very unprofessionally finished-Front door was installed crooked, brick edge along front step has a hump and not laid flat, sloppy painting throughout, several windows had significant scratches in the glass, woodwork is very poorly lined up and stuffed with caulk, then painted over, there was a chunk out of our patio which was patched and now visible, there is cracking in the concrete driveway, the interior doors are cut way too short, the insulation is of very poor quality and we can hear right through the walls to the outside, we are starting to think there was no insulation in the exterior walls? ALL of the materials used throughout are of very cheap quality. We have been dealing with an issue of the construction workers for over a month now and supposedly Pulte reps will be meeting with the residents soon to address the many upset residents and their concerns. The workers have their music obnoxiously loud and they watch for the builders rep and as soon as he starts to drives up the street they turn it off. They obviously know they're doing something wrong, they are extremely sloppy and our streets are filled trucks, dirt, garbage and lots of nails all over- many residents have had nails in their tires, they park on both sides of the street so residents, garbage trucks, movers, etc. are blocked and can't get in. They seem to have no regard for the home owners who live and no pride in their quality of work. The way they build homes is as lazy and sloppy as they portray themselves in the neighborhood. I wouldn't buy another home from Pulte if they were the last home builder on earth. They pushed us to close before the house was complete and we never got to do a final walk through when the house was cleaned and ready for inspection. They have given us the runaround on getting everything completed and we are still finding things that are wrong. While we were promised that the house would be made right, we are almost 2 months into living in the house and repairs still need to be done.
