Fast construction and fair prices. Addressed everything in independent inspection. Some aesthetic issues at final walkthrough (paint etc) that were never addressed.

Workmanship can be a little much better , making sure the tiles are aligned ,corners are sharp . So materials are also lower quality the sheet rock is so soft , that indentation are visible if u put a little pressure . structurally the house is well made .minor attention to details will go a long way ... Keeping in mind that this is a tract builder, the experience was fairly good. The construction foreman and sales agent were both vey good to work with. The foreman addressed every issue we had during the construction. I will say that if we had not been diligent in our inspections during construction that the experience would have been much worse. I always like Pulte homes floor plans because plans are designed keeping customer needs in minds and plans are suitable for all ages. I like Pulte site plans too , it provides bigger lots and nice backyards, and home elevations are modern and nice. But quality of workmanship varies from property to property due to lots of third party vendors ( multiple companies works with Pulte for same Community) . I observed same plan , same upgrades installed and constructed different way and quality levels are different, field officers response varies from client to client. Experience with Sales Office was good , but we wish we should have known all other available upgrades upfront so that customer might have customized as per their personal interest. Sales person are very friendly and very cooperative , but on flip side sale persons do not explains each and every upgrades i.e electric switches, wiring options, USB port details etc.. Backsplash design and color selections are very limited., Lighting included in base price very poor quality. Overall I have mixed experience in dealing with Pulte. My Suggestions: 1)Placement of pull down attic should have been better in some plans. 2)There should be an option to take out PPC and upgrade to something else. 3)Deck size should have been little bigger on crawlspace homes (specially length from home , 8 feet is not good enough) ... The RDU warranty are slow to act as it's been approaching a month and no word on timeframe to schedule and complete. The HOA mgmt company are equally poor in their response; simple straightforward requests get no response for weeks. Also, their communication and coordination of the paving was awful. ... More

I feel the house was rushed and should have been built with a little more care and quality. Only a month in and submitting warrenty claims.

Overall I am pretty pleased with my construction. There have been a few shortcomings, however the warantee department is being very helpful

Since moving into our house, we have had quite a few issues (broken furnace, plumbing not working, creaky floors) as well as realizing that there were some poor design choices or just cheapness (cabinet doors that need bumpers because they bang into walls and other cabinets, odd placement of countless light switches, master bath door opens in front of shower, frames only on 3 out of 6 mirrors, counter overhangs not quite enough for comfortable seating, floor tiles and vinyl not running the way any of us would have expected, furnace lines running directly in the center of the master bedroom wall and not protected by anything other than drywall). Eventually I think we will be happy with the house ... hopefully the issues that we have been experiencing will all be taken care of, and hopefully this is just a bad start and we won't continue to have problems. ... We love our new home, however the buying/building process was unbearable. Our Sales Associate, Blair, was condescending and somewhat rude during the entire process. She rushed us through our choices and didn't offer many that were available. There was never a time where we felt she truly cared or understood our wants and needs. Our sales contract was signed in June 2019. Our first walk through was on July 15th. At that time, we were given a closing date of September 26th. We had a home to sell and Blair continually hounded us about putting the home on the market. We listed the home on August 14th and it sold on August 16th. To make a long story short, we never closed on our new home until December 17th. We lost our buyer and he ended up suing us for breach of contract, costing several thousand dollars that Pulte would not agree to assist with. Also, our home was appraised at $12k less than the selling price and Pulte would only take $6k off. The home is beautiful, but still has minor issues that were supposed to be fixed before we moved in. The house was never cleaned before we moved in, so we had to do it ourselves. Pulte told us the subdivision was in Morrisville, but it's actually in Durham. These kind of things were continual and expected throughout the entire process. We have a list of items ready to send to the Construction Manager before our 90 days is up. We'll be curious to see if we get a response. Experience with Pulte is pretty average. Some building materials feel cheap in comparison to our previous build. Obvious lack of craftsmanship and attention to detail by many of their vendors. Pulte has agreed to address a serious design flaw in my new home. They have limited the actions that they are willing to take. Lots of little issues within the home & trying to get the field manager back to have the items fixed have been a challenge. Of course now I’m just told to email the “warranty dept”.

Just closed on a new Pulte home and the they tried their best to get me to close with most of the finish work sub standard. I spent lots of energy getting them to do a half decent job when they tried to pass off substandard work. Subs rush through the work and don't care a bit about getting things straight, flat, or aligned. Pulte will attempt to fix things if you complain but even then it's still minimal quality. Go for a base home and add things after closing. Any extras you pay for aren't worth it because the workmanship is so poor. Make sure you get everything in writing because their word doesn't mean anything. ... More

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More
