I love the floor plan and how it was designed. I'm having issues with a design flaw reference the master shower. Hopefully it gets corrected.

Our new home is beautiful and the quality is without question. However, don't think that a high price home is without its faults. Pulte has been fixing the issues, but response is very slow and communication is sporadic. At least things are being fixed. I would buy this home again, despite the issues. ... More

Home is nice and overall it is fine and we're happy. The warranty process is slow, we believe because of the high volume of issues with other homes in the area because of poor sub-contractor work initially, a seeming lack of attention to detail by sub-contractors initially and of course, COVID-19 is doing us no favors with the home warranty action. This causes a lot of home warranty requests that overwhelm the team assigned who have been in contact with us constantly, but the items are numerous and I don't believe this is Pulte directly, but from a lack of "do it right the first time" by the sub-contactors. Those that come to fix see the issues and seemingly display a lack of understanding of why it couldn't have been done right at first. Again, nothing really major and we are overall fine with the home, it just seems like death by a 1000 cuts, but we have to say Tino Velez that is managing the home warranty process with us is actively doing his best and working with us closely and we appreciate that otherwise, we'd be less than happy at this point. We are being patient and giving him the time to coordinate the various groups to get the home in top shape. ... More

Lack of communication at the handoff phase from builder to homeowner. Sloppy attention to details. Slow response to finished product issues.

Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Same houses in the neighborhood sold for far less than others as the developer was finishing up the neighborhood. I guess early buyers had to put up with construction all around them for many months, justifying lesser price. ... More

Quality seems a little above average, I am not unsatisfied but not fully satisfied. I understand that with new fast construction there's going to be issues. First, had concern when one of our paid upgrades wasn't implemented and we ended up having it removed as to not delay our closing. Beer bottles under our tub in the dirt, then my husband recently went in the attic and there was another beer can. It's going on two months since closing and still haven't received any follow-up call or email from Pulte asking if there are any issues. Our back fence is against the street and substantially lower than both our neighbors to the side of us. Many minor cosmetic issues with our upgraded cabinets, looks as if they were painted and paint didn't dry evenly (some areas looks scratchy). Our leftover paint that were left in the garage don't match our walls, andvwe had to purchase a can of paint which cost us alnost $50 to paint and do touch ups. It seems there's an issue with our cold water, it's more lukewarm or room temperatute and doesn't get close to getting cold, no matter how long you let it run. The standard carpet is hideous, if we would have known how cheap and unsightly it would look, we definitely would have upgraded. The upgrade for prewire was never completed because we had to call an outside party to finish the wiring. Our front door is chipped and we'll probably have to pay to replace it. ... More

I have put in several work order emails. Tino has come out and was helpful but I’m still waiting for several other emails to be answered. For example work order about drywall tape, a hole in my slider where you can see thru the top of the door.

It's difficult to thoughtfully rate our home buying experience in such a brief summarization. By far there are more positives than negatives. Building a home is a huge undertaking, and no matter how hard you plan, there will be things that go wrong. Unfortunately those are the things that stand out when asked in a rating like this. My advice, it's really important to be very detailed oriented and go over each step with a fine-tooth comb, and then go over it again. Lot price was very reasonable compares to other builders. Our sales person was wonderful and communicated with us through out the 7 month building process. We moved in mid June, found 12 problems in the house after living there for over a month. Warranty group is great and responsive, but these issues should be avoid if the work were done it right at first place. Every room in the house has to be repaired. Tape marks, gouges in the walls, baseboard corners don’t match up. Caulking in sinks not completed correctly. All concerns have been reported and so far they will be addressed.

workmanship not worth the value for the price paid for the house, homeowner needs to do the work of the supervisor in order to get the job done, provided they have the time, or they will have nothing but issues.

Use extreme caution on knowing all the rules, associations involved and before you sign off on walk through go through it with a fine tooth comb. In fact spend the money for a home inspector even though the house is new.

Very nice people, but a cumbersome process to get any warranty work completed. We have been waiting 6 weeks for touch-up paint.

Pay very close attention to details when doing the final walk through of your home, making sure everything was finished correctly from the flooring all the way up to the ceiling. Make notes and make sure they follow through to correct any discrepancies. ... More
