Need to make sure you are looking as the construction gets done. Some major framing issues with our condo.. Things are being corrected but I was a little surprised at how the place was not finished or cleaned properly when we closed.

Overall process was smooth and organized. Lack of skilled trades is the real issue. Construction quality seems high, the finish work was rushed and very average. Make sure to review the options list thoroughly at the beginning of signing the purchase agreement. You don’t have long to Add or delete options. Be aware you can’t make changes throughout the build process.

Loved working with Adam our Sales Rep. Never had an issue contacting him. Getting issues fixed very slow. If this team operated like your sales team no one could beat the Pulte.

Overall very happy however some options were not made clear what the impact would be on the final design and once the purchase agreement is signed the level of customer service declines. Make sure to do all your negotiations prior to signing.

Communication about home was lacking at times throughout the process. Numerous issues, mostly minor, but still issues with workmanship. Poorly painted walls, caulking, drywall. Seems rushed and lacking attention to detail

Follow up is slow. During our walk through almost 1/2 the windows came off the track. Waited four weeks to have a dedicated GFI for the refrigerator install. Still waiting on pantry door to be replaced and cabinet door to be replaced.

Pulte BPC/Mudroom is very functional and serves as a second office on the first floor. The doorways upstairs are narrow and the air return vents above the bedrooms do not allow for privacy. Expected better workmanship overall for the price.

Pulte has beautiful floor plans that are well thought through to meet the practical needs of every customer. They also have nice exterior elevation options for each home model. As a first time home buyer, I did not do a good job of planning my structural options since it needs to be locked in within 24 hours, I would have appreciated some leniency from Pulte in that regard. However, nothing major to complain. When it came to getting a good deal, it totally depends on how interested you are in the first meet, some room for bargaining is definitely possible (especially on the lot premium). Pulte did have a good selection of interior material, the best part is they used quality products from reputed brands for every single item. Since they are extremely quick (considering they are a high volume production builder), the area they lack is quality of workmanship. As a customer, I had to follow up constantly to ensure the work was done the right way. I would appreciate more internal quality control from Pulte. Lastly, Pulte mortgage is extremely aggressive to gain your business. I was a bit disappointed with my experience with them at the time of rate lock, they simply would not give you the best deal unless you gave them a valid loan estimate from a competitor. I understand it is business, but I would have appreciated if the was process for more straightforward. Otherwise, Pulte mortgage was extremely efficient to help me close my house on time. ... More

All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called. ... More

This is my first house and I do like it overall. However, there are some annoying issues. The electricity of the jacuzzi somehow isn't done at all at closing. I found it out days later that the bathtub isn't working and the plumber came finding out that there's no electric outlet and the plug is just left dangling. And as the house closed the builder's no longer responsible for it and the warranty is taking forever. (House is closed 2 months before and it's still not resolved till now). The dishwasher is also not correctly connected with the sink, while this is resolved fairly quickly by the manufacturer. Not sure how these issues occurred. Perhaps the inspection didn't go through the appliance in detail. These issues are a bit annoying and disappointing, but other than them the house is quite nice. ... More

There's no lock provided for master bathroom by design! That is unbelievable and never heard of with any good builders. In spite of asking about this with Pulte the answer has been only 'NO' which doesn't sound good.

I found the quality of work just so so. Would rate as an average home builder. Had problems from the start and throughout the build. Nice looking home, but you will pay, just like any other new home build for the upgrades, which will probably be a lot. A lot of problems along the way were addressed right away, others not so fast. People were always very reponsive to me. No complains. However regarding quailty of material is perceived after a little more than a month in the house. The whole second floor squeaks, in some areas very loud where we avoid to walk when little kids are sleeping. Carpet instalation is very poor, there are places where it is already pealing off and also there are many places with carpet nail not properly installed that hurts when we walk over.
