Pulte is refusing to address poor insulation in the home that is resulting in excessive heat in the loft and extreme noise from the road behind my home even though I was required to pay for upgraded windows and insulation. While we love the house and the neighborhood, the process of getting here was terrible and we will never go through Pulte again. You have to stay on top of them on every little thing and not trust them to do what they say. Get everything in writing, check every option you pick for your home, follow up on the price of everything because they will get so much wrong and will try to overcharge every chance they get. Be aware that their mortgage options through Pulte are very invasive and will require more financial paperwork and hoops to jump through than a regular bank will, although the extra money off the price of the house can be a nice incentive. Be prepared to stay on top of your project manager while the house is being built as well to ensure work is being completed correctly. Our project manager made the process very stressful as he tried to get out of redoing work his team did incorrectly and when he was rated poorly on the Pulte survey, he sent us an angry text afterwards about his survey score even though it was a very negative experience with him and the survey results reflected that. All that said, we've had to use the Pulte warranty on a few things (because of our terrible project manager) and the warranty team has been very responsive and helpful. I wish Plute’s sale person could have provided truth rather than misleading information to convince the customers to buy the condo. For example, I was told by the sale that the building will be using Pulte patent structure and we will not hear noise from upstairs. It turns out not true, I can hear neighbors above me walking around their rooms. If the sale did not exaggerate, I will buy the unit on the top floor. I asked the sale if I could have hardwood floor instead of carpet for the bedrooms. He told me that it is not an option item, but I can always change to hardwood floor after moving in. That’s why I did not upgrade the carpet since I will change it to hardwood floor. After moving in, I was told that I cannot change carpet to hardwood floor for bedrooms due to county regulations for the condo! I would like to have the fan in the bathroom connected with shower light instead of vanity light. The sale and field manager told me they cannot do it, but ensure me that it is very easy to be switched after moving in. After moving in, the electrician informed me it is very complicated/impossible to switch it! I was happy with Pulte until I moved in and found these problems. Pulte should provide true information to customers especially when it can have big impact on customers’ decision. Also, Pulte does not provide spared tiles and paints to home owners. Overpromised, under delivered

I can preface this with "should have gotten everything in writing", but in the moment easier said than done. Our experience started off great with a sales person telling us everything we wanted to hear, immediately after signing to start construction the experience began to degrade. Communication in the beginning was horrendous. All of the meetings we were told would be scheduled(in regards to construction) never were, unless we called endlessly to schedule them. The field managers were great during the build process but the quality of work was sub par. It appears that all of the contracts were given to the lowest bidder. "every" piece of visual detail was awful. Spackle was used as a universal fix for everything. Trim falling off the wall? Just lean it back up, no one will notice. To say the process was stressful would be an understatement. All in all once you get in the home and either repair issues yourself or just get over the small things, the home is nice, but if I had to do it over again I likely wouldn't have gone with a pulte new construction home. ... Even on settlement day,there was no preparation for delivery of house,but only the words of the person in charge of of the field and waited,but until now,it has not been fulfilled. 1. It has been more than a month since the water from master bedroom has leaked out and has been shown to the site manager, but there has been no contact yet. 2. I asked to check up garage’ outlet. But he said to me as it. That is it. So I personally called electrician for fixing 3.From the beginning,I made issued that the tree in front of house is something like die.. he said that it is ok. I wait but die. 4.Even though the lawn was damaged after installing the fence in the backyard,it has not repaired until now 5.Even thought it was the day of settlement,some jobs were completed,not clean house, not clean window that there is lots of silicon and dirty one. 6.Also there are so many main issues that I can not write.. Anyway I had very very worst experience and I never recommend Pulte homes. Before moving. I lived at Pultes home but 100 percent different now I can not understand why changed too much. Home that will cracked even before 1 month

The house started showing cracks and the ceiling starts to deteriorated and some drywalls starts to sink within a month. The builder ask you to give them a great survey rate and they do not fix the repairs that suppose to be done prior to closing if you don't comply on it.
