Pulte packs a lot of square footage into the price. The homes in our subdivision have good curb appeal. However the "Pulte Standard" means whatever is the cheapest and fastest. You will also get nickled and dimed to death. There also will be changes made without notice. We were told that we were not getting the entire lot sodded like the other homes, but only the front. . . this after we were under contract. We had an in ground sprinkler system in the contract which was included as an incentive. Then 3 months in Pulte pulled it stating they were not going to put sprinkler systems in. We were to have all wood flooring through the main part of the house but found carpet in one of the hallways, When we asked about it we were told Pulte had changed flooring options in the hall. Don't get me wrong, we love our home, but we've spent weeks having to touch up the details in our home ourselves because the painting was shoddy and the cabinets looked thrown up in a hurry with visible gaps everywhere. Plenty of nice aspects to the home, too, but we constantly had to stay on top of the builders to do good work and fix mistakes. ... More

The beginning of the building process was ideal. The flexibility, communication and friendliness was stellar when picking a lot, model, and floor plan. Once we gave the initial deposit, the flexibility and communication became less. However, we were still able to adjust meeting times and reassured that we would have a quality team to build our home. We are happy with the overall build but the attention to detail was lacking. Many things were pointed out during the walkthrough before closing and we were assured these things we would taken care of. Some were and some still have not. After closing, we were assured if anything under warranty needed to be fix to call the Pulte hotline. I’ve had to call twice for two separate issues. Both issues were considered urgent and I was told I would receive a call in 24-48 hours. Neither times did I receive a call. Our brand new house... where do I begin. Upon moving in our water heater did not work. It took two service trips. The people on the Pulte service line seemed uncaring and indifferent. Also our new microwave/oven combo went out the first week. It wouldn’t turn off so it was a danger to us. We had to turn off the breaker. (Which was mislabeled). So the HVAC unit was REALLY attached to the breaker labeled “OVEN”. So in our first two weeks we had no hot water, no ability to cook food and no AC for a night where it was over 80 degrees in our house. In a 300,000 house. The only saving grace to Pulte Homes was Eric Sanford. That man is a saint and a credit to your company. He was available to me whenever I called. Seriously made bad experiences manageable and he’s an amazing person. But these problems should NOT have happened and now I question every bit of the craftsmanship of our house. Not to mention our brand new tub was scratched up and our fireplace mantel has a handprint in the stain. One of the walls is also bowing and crooked by the stairs. Overall nice house but still no sod after 2 months of closing.

We were put on hold for over 6 weeks with no progress, they hurried to finish the house in the month we were originally told. Now seeing small details that were missed ( such as trim not being painted that's exposed, tile not fully completed in master shower. We closed almost 2 months ago and still have no sod and keep getting the run around. Our driveway and side walks are covered in dirt/mud. Our kids and dogs are dragging dirt and mud into our brand new house daily. Our sidewalk by the front porch is starting to lose the dirt under it due to grading not being finished. They have beautiful home plans. However, I was so disappointed with the materials and appliances that they use. They use the cheapest, crappy materials which disappointed me a lot considering the amount of money you spend on the home and what’s expected of a brand new built home. The other disappointment was, when I moved into my house, it was missing a lot of things that they didn’t finish in time. I almost didn’t close on the scheduled day as promised! However not only was it missing stuff, I was under the impression they would get all that fixed right away but evidently not. It’s taking them centuries which is very inconveniencing. Per the contracts you sign, your house is supposed to be fully completed except for the outside grass and plants but with them, it wasn’t the case with me and it’s taking them along time to fix it. Communicating with them during the process is great but communicating with them now is a headache which makes you wonder why it gets so complicated once closing is done. They tell you something will get fixed only to turn around and chase them just to have them complete what was promised. Communication with them sucks which is interesting because they tell you that they over communicate which with me, I was always the one reaching out to see how far things were and if the house would be completed in time as promised. I almost was gonna be homeless with my kids during that period which made me very anxious and stressed. However, even though my construction experience wasn’t as great, I liked working with their financing department. They were on top of it and communicated with you in a timely manner. I also liked working with my sales person Anna. She was very helpful in so many ways from structural advice to everything in between. Now if only they could use materials that are worth the money that clients pay for these homes, my experience with them would have been super great but I would rate them a 2/5 just for the financing department and the sales. ... Cheap materials. Cheapest paint money can buy. Will have to repaint right away. Messy workmanship. Closed in April and 2 months later they still haven’t put our grass and sod in. Hello, This is second time we are building a new home. This time it was from a big national builder-Pulte Homes. We liked their open concept plan and we think we got a good price for the house. But the build experience was bad. Lot of dried up drywall dust on the floor and windows, it was not cleaned up well especially on window frames. They had missed some key things we had purchased-no garage opening machine and keypads, flat panel tv package etc. The walk through and closing was all rushed because of issues with county inspections so we couldn't do a comprehensive check before closing. I chose this home because of its beautiful kitchen and lay out. In the beginning everything was going smoothly, There was turnover in staff (twice) that left me without a dedicated construction Manager. When it came to finishes, which I had paid dearly for, there is a lot to be desired. Some of the shotty items are, wall plates with pilot holes in wrong places, door edges(bottom)are rough , doors are very cheap. Paint is absolutely terrible, missing caulk in places rough edges on trim etc. I could go on and on but my overall experience was terrible except for my interaction with my original Sales Representative, who was wonderful. The Model Home looks great but the contractors did a sub par job in building the homes. Minimal attention to detail. I would not close until all these are completed and if you do get in writing a time frame that they will complete the items

Poor Communication and Follow through.

Anyone considering building with Pulte needs to know right away, that the craftsmanship, and attention to detail are not at all what you would expect from a new built house. Paint, trim, fixtures, and cabinets are thrown together with no real care or precision and some details are not finished. At first, the construction manager(s) are responsive and assuring that everything will be taken care of, but often disappear and become disinterested in the latter stages of the build. Soon after move in day, we realized that we had essentially moved into a house that was built with the same care/materials as a decent apartment. Also, currently it is May 12th (Closed in early March), and roughly 9 houses on our street alone are without sod, and no timetable as to when they may get it. Summers can be brutal on sod, and I doubt anything will be done if it does not survive a hot summer. I have this suspicion because our concrete was laid the day before a major winter storm and was covered with tarps and boards. Now it is permanently discoloured and has patterns etched into it showing where the boards were laid and where ice collected on top of the tarps, and we were told there was nothing that could be done about it. The online ticketing portal is a good way to address some of the issues and the contractors usually reach out in a reasonable amount of time, but that it hardly enough to overcome the poor workmanship and cheap materials that the initial build was performed with. The only reason this is not a 1 star review is because we love our Linwood floor plan, and major problems that have arisen (some things are expected to happen with ANY new build) have been resolved in a reasonable amount of time. ADVICE: If there are things you would like for your Field Manager to assist with in the initial weeks of your closing, be sure to not complete their review until these items are resolved. Meet the timeline but poor quality and very bad customer service

We built a new home in the Brookfield subdivision and seeing leaks in the basement from day 1. My basement floor stays wet even after running dehumidifier continuously and my insulation on two sides is completely wet! I reported this issue multiple times thru their warranty portal but they have not done anything regarding this issue. Also there were multiple items that we were told that will be completed after closing, field manager opened up all the work orders on the closing date, but even after almost 9 weeks, all of those items are outstanding. We are missing 4 window screens, one bedroom door needs to be changed, hand rails is not stained, etc. Another annoying thing to Pulte is their sod quality is so bad! The brand new sod that they placed(they have only done half yard!) is growing only weed and have some kind of disease which is showing all kinds of brown patches. This is not just me but most of the new homes who received new sod in last 6 months are having the EXACT same issue! They are really bad with after closing items! We like our new home. We got what we wanted and the quality is very good. The reason for the average rating really had to do with Pulte stopping construction half way through and putting our house on the market. This action was in violation of our purchase agreement. Since we were out of state we were not even told. (We believe they did this since they thought our home in Florida was not going to sell quickly due to COVID-19) They also built our lot up so our driveway is very steep without telling us. We had a very terrible experience with overall quality and management of our house construction. Nearly two months after purchasing and closing our home and we still have a long list of pending incomplete work that we are not sure whether they would be addressed or not. I've owned a few homes but this was my first build and unfortunately, this whole process has made me not want to build again. Horrible customer service

The customer service from this company is non-existent. From the top to the bottom they do not value their customer’s experience in the slightest. We had multiple issues with our foundation and basement during the building process caused by the field manager, and had to contact him first about it. Then we had to demand certain things take place to ensure they did not try to cut corners. Communication on progress or about issues was never initiated by Pulte and it takes a minimum of 2-3 attempts at contact before a short response that often doesn’t even address your concerns or answer your questions. Close to closing our inspector (not anyone at Pulte) discovered a leak in the basement wall. We had to fight tooth and nail for that to be fixed, and fixed properly. On our celebration walk, our house wasn’t close to finished, our railings were the wrong color, and there was a leak in the basement. The field manager “guaranteed” it would all be taken care of by our closing. On the day of closing for our final walk through, our house still wasn’t near ready. We could not believe they would try to close on a house in this condition. The final paint was not done, the railings were still the wrong color, it was filthy, there was still a leak in the basement, and the sump pump stopped working causing the basement to fill with water. The only one who ever apologized was the sales person. The field manager would not even come up from the basement and has dodged us since. We also dealt with the VP of Sales, who was completely rude and clearly does not value the customer after the way he spoke to and about us, before he even had all of the information. House was rushed to close. Problems continue to pile up.

We moved into our Pulte house in late March, and there have been a ton of issues with our house. See list: -Roof in our office leaked due to defective shingles which led to trim damage. -Painting was rushed as whole walls/rooms need to be repainted. Our house is currently stickered as we wait for the painters to come back. The painters have been scheduled four times over the past two weeks and have not shown up. -Windows in the master bedroom/third floor do not lock. -Cabinets with splits were identified during final walk through, and we are still waiting on replacements. -Toilet in upstairs bathroom leaked which caused damage to our floor. Issues that were encountered but resolved: -Main floor had a ton of scratches due to contractors when we moved in. -Water leaking through our stove hood when it rained. -Gas leaking through the pipe under our stove. -Our driveway had a drain in the middle of it which scratched the bottom of my car and was a major inconvenience.
