I wouldn't do this again. Pulte seems to have very little control over their sub contractors. We've encountered countless issues throughout the process (during and after the build was complete). Pulte always responds quickly, but there's no way to fix widespread shoddy workmanship (framing, drywall, painting, plumbing, electrical, flooring, windows, you name it). Sales agent have very less idea on how to deal with customers especially when they first time buyers. builders are new with not a lot of experience but still somewhat did a good job. designs - house designs are awful, so much space is wasted on unnecessary things. The home designs needs to be explained well to customers and be given an idea on how it looks on the lot... like ranch houses will consume a lot of yard size vs other family homes. Cant just count the number of things. Sometimes the upgrades are really downgrading in Pulte. Interior design - Standard design options are joke, cannot customize the designs we choose is a backstep in the process. Inside the house, I see the paint is wearing out, nails are popping out of drywall. The electric work is a joke had a switch not working for more than few weeks. Several years back when I moved to Atlanta I had great experience with Pulte. They built my new townhouse and I was included each step of the way, had a great finished product and great follow up. For this purchase/build, I purposely sought them out as this was to be my 'retirement' home (as in I didn't want to move again until I truly retire in a few years). But with all that has happened since I financed with Pulte, took ownership of the house and lived here for a few weeks I do not plan to A) stay here for the long haul or B) invest in another Pulte home. Competitive pricing and features from a market review, nice location. Negatives are the initial sales process and that many of the items promised prior to closing were not fixed...subsequent follow up has been poor after the sale was completed. Excellent experience up until 8 weeks before closure. However, the closure and now 6 weeks post closure has been an exhausting experience, with the need for me to become a project manager of all the open issues in my home. I’ve had contractors in DAILY for repairs- electrical, plumbing, CAT wiring, drywall, painting, duradeck, cooling system, security systems, GApower.....and before an escalated email to a Pulte VP, it would’ve continued. No postal mail service for last 6 weeks and still unresolved. The communication from pulte, pulte mortgage and post closure to the ga customer care and field managers is nonexistent. This is the second time for me to buy a new home(previous one was from Bezer). Pulte hired non-professional workman and did a terrible job and the quality control is also not in place. The workmanship is totally worse than a DYI. Even the house was closed, the house still needs a lot of work. If I can upload photos, I surely will present them. The quality of construction is not up to the mark, construction finishing is not satisfactory. Painting is not done as expected. Quality for components used is very low quality.

Horrible experience- never buy with pulte again- entire neighborhood has issues

I was initially so excited about building a home from the ground up, but not after what I went through with Pulte. I had 3 different builder POCs bc everyone kept quitting. Closing of the home was delayed for over 4months and still wasn’t complete when I did close. There was a laundry list of punch list items that still need to be fixed that haven’t been addressed yet. Now that I’ve loses no one responds to any form of outreach communication. My home has several errors that need to be fixed and that still has not. Careless errors that shows they didn’t care about end quality output. So now that I’ve noticed so many things installed and built poorly it truly makes me question everything else in the home. Very disappointing especially knowing that the majority of the neighborhood all have similar issues. Makes it appear as if they just don’t care if they repeated the same mistakes in every home. While certain aspects of the build where great, the attention to detail severely lacks. Poor finishing paint job, base board finishes, paint spots all over wood floors etc. they also provided a very subpar cleaning for move in. Pulte has been awful with the quality of work that has been performed, I have shutters that are coming of the home, I have not been in the home but a little over 60 days. C-Grade Subcontractors

Pulte homes are built using C-Grade Subcontractors at best, who are incentives-ed by quick turn over. Pulte Field managers advocate for the builders and reward poor quality work, and not work for the home owner. Much attention is paid to the model unit but not to the purchased homes. Every meeting with project manager was a waste of time. He gave wrong information on many occasions that had us believe things would be done a certain way. Items discussed at multiple pre walk through were never addressed. Sheetrock seams on ceilings did not receive a finish coat before paint. Exterior of house needs full repaint due to touch ups not matching. Garage door was never painted. One circuit of outlets in kitchen does not work ( breaker will not reset). Punch list items noted on inspection and final walk thru still not resolved after 2 months of being in the home. Awful experience with Pulte. Really bad workmanship. 5 field managers through our build process because Pulte treats their employees so poorly that they all quit. It took 14 months from contract to close on a 4 story townhouse. Several things that were “fixed”’prior to closing were done so poorly that they look horrible and are “just cosmetic” and will not be repaired per the warranty. It’s sad to see how very little pride was taken by the builders and the trades when building our home. No one seemed to care about paint drips, adhesive left on cabinets, shoe molding not matching up, caulking missing, mismatched paint, etc. I was pressured into leaving a “good review” for our builder because “that’s how I keep food on the table for my family” but there are many issues we have found that should have never been allowed to happen with an attentive builder. ... My new townhouse was closed in June. Location is very good, but construction quality is really worse. During the final walk through, I already found some quality issues: crooked door frames, bad stained stairs. Although I never stain stair wood before, however, I believe I definitely can stain wood stairs better than their painting contractors. Also there already have three places with ceiling cracks and two places with leakages near deck doors. For the price I paid I expected better quality and polish to the workmanship. So many cosmetic flaws and oversights. Moulding and trim are beat up. Walls have varying degrees of texture when they should be smooth. Different paint colors used on a wall. So many things that are disappointing to continue to discover. Pulte makes these big customer experience promises, but no is reaching out or following up on my requests. Responsiveness has been so poor. If you buy from Pulte while the market is still hot in ATL , do not expect anyone to hear or address your concerns. It is take it or leave it.

Bad Closing Experience

Hello, I was one of the first people to close on a smart home at Pulte and Georgia Power’s Altus at the Quarter development. Unfortunately, the high hopes I had for my new home were dealt a severe blow due to my horrible experience with closing on my new home. As an initial matter, I was pressured to close on the sale of my former home early so that I could close on my Pulte home on time. Therefore, I worked with my buyer to move up the closing date to May, as I was informed that my new home would be ready to close at the end of May. However, my Pulte closing date was pushed back by two weeks, into mid-June because of issues with obtaining a certificate of occupancy for my new home and last minute changes in the building plans. As a result, myself, my seven year old son and my mother were essentially homeless for this two week period, being forced to live out of a hotel room while Pulte sorted out these issues. Things ultimately got worse when a received a set closing date, but Pulte again had to push it back because it was not granted a certificate of occupancy in time. When a final closing date/time was rescheduled, it was done at the last minute - literally hours after the certificate of occupancy was finally issued. As a result of this last minute delay, my lender was unable to quickly turnaround, update the financing documents and fund the loan for that same afternoon (June 7, 2019). In truly disappointing and upsetting fashion, Pulte’s closing attorney refused to provide myself and my lender the additional hour that would be necessary to close on the 7th (they asked me and my broker to leave at 4 p.m. despite the fact that my lender let them know the funds were in the process of being transferred). As a result of this action, the closing was rescheduled for Monday June 10th and I was charged a daily per diem by Pulte for Friday and every day of that weekend, forcing me to pay over $1600 before they would provide my with keys to the home (this on top of the expenses I paid for temporary housing because of Pulte’s delays in closing the transaction). I reached out to Pulte’s sales team and management and received absolutely NO accommodation on this issue, in spite of the fact that myself and my family had been extremely accommodating to them in light of the closing delays and the certificate of occupancy issues. To say this was disappointing would be the ultimate understatement. I was essentially coerced into a situation where I could either pay this per diem or be left without the keys to my home, all due to delays which were no fault of my own. This completely poisoned my closing experience, and what was supposed to be a joyful time left me feeling taken advantage of. I did not complain about my need for a hotel and the other expenses I incurred as a result of Pulte’s delays. I have since learned that one of my neighbors who also had the same experience was reimbursed for her temporary housing expenses because of the same delays she faced (she resides next door in Lot 47). All together this was the worst closing experience I have ever had. I expected this to be my dream home, but it started out as a complete nightmare, and this issue has been ignored and completely unaddressed, with Pulte placing the blame on my Lender instead of acknowledging their role in this quagmire.
