There was a lot of little issues where there was splash paint in the floor or tiles. It seemed to have been rushed out, hence not a thoughtful process.

everything perfect .. the only thing is that they should be more detailed at the time of the inspections, the truth is that there are many details that should not be seen. for example: the toilet is not placed straight with respect to the wall, the wall when going up the stairs has too many details the driwell has many imperfections. the floor of the second floor already sounds and I have only one month of moving. They charged me more, delivering a different finish than the one I requested. We had choosen U2 model, but they sold (and charged us) another model. We spent about US$7,000 more. I asked for money back, but had no answer till now.

It is a challenge to have any particular item/issue repaired after closing. The model homes are spectacular and in optimal conditions but when they build your home, it is not exactly what they advertise in the model homes. I will most likely not consider Pulte Homes in the future. ... More

Be sure to do a thorough walk through before closing. Maybe hire an inspection company to do the inspection. Give the builder plenty of time after inspection to fix any issues before your closing date. After closing you have to deal with the warranty company and make yourself available for workers to come to your home and fix any issues not found during your initial inspection. ... More

In the beginning they were attentive to ant little problems but since moving in they tend to ignore you and things do not get done. To rate them as excellent would not be telling the truth.

I had to switch lots because the front elevation of my original home was drastically changed and would no longer allow access for my physically handicapped family members. There was no communication from Pulte about the change, I discovered it during my initial walk through, after construction had begun. The new lot was a compromise on my part, as it did not have the same benefits as the original, but I decided to go with it. Switching lots slightly delayed my closing date, but I was mostly able to transfer everything over from the original contract. Upon closing, the tiles in my bathrooms had to be ripped out and replaced because they were wrong and I spent the first few days in my new home allowing access to tilers. I have a laundry list of items that will need to be addressed through the warranty. Everything from crummy paint jobs to crooked installations. While many things do look nice, there are also a great many details that look like they were lazily slapped together. One reason I chose my new lot was because it had no rear neighbors. I was told the area behind the home would remain green and lush with trees and grass. Less than one month after closing, my HOA fees went up $30/month because they “forgot” to add insurance to the monthly assessments. Less than 2 months after I moved in, the green area, newly planted trees, and quiet bike path behind my home were ripped out to make way for a parking lot. The beautiful, natural view I was promised would never change is now a dirt pile awaiting ugly asphalt and concrete, to be filled with strangers’ cars, not 10 feet away from my driveway. There has been no communication from Pulte about the change, I have been trying to get information from them on how/why this decision was made, and how/why Pulte feels they can change an agreement after they’ve taken our money. Not to mention they’ve been working on this parking lot for almost two weeks, and the heavy equipment being used has been shaking and rattling my home to the point that pictures have fallen off the walls and items are being shaken off of shelves. I am angry and frustrated with Pulte for one instance after another of pulling the rug out from under their customers. The ladies who work in the sales office have been as kind and helpful as possible, but they can only do so much. My wife and I fell in love with the model home and went ahead with purchasing of the home. The Sales Associate that we worked with was awesome. The building experience was not bad either. We relocated from Chicago so could only come down a few times to review the progress on the home. Project Manager building home Was responsive as well. We had scheduled our final walk through 6 weeks in advance and had requested an early morning meeting as my wife had to leave for business trip right away and was going to be gone until closing. The night before the PM calls to reschedule saying he had a closing to go to. The final walk through was done haphazardly. The day before the closing we were notified that due to some issue with Pulte and City of Lake Mary, they were not issuing us closing rights. My realtor and I had to rush to the City and ask them to allow the closing as the issue was not with the buyer but Pulte, and they accepted our appeal. Once we moved into the home, we have had issues with every appliance not hooked up properly, water not turned on etc. Poor to average workmanship in the home. This is the third new home that my wife and I have purchased and compared to the other 2 homes, the experience here leaves a sour taste. We do not have any issues with our sales consultant. The issue is in the quality of the materials used and the workmanship. We are also having a difficult time in getting Pulte to respond to repairs that are required. Our initial build was not what you would expect from a new home of this caliber. However, Pulte so far has stood behind making it right and getting the home where it should have been at closing. This is completely due to Kristi from the Pulte Warranty department and in no now way reflects the oversight of the initial build process. There are still 3 more vendors coming to do work with the worst one being Synergy - which in a month and 10 days after close has still not completed the work we paid for when we bought the home. Also, the tile floor is on round 3 of being fixed and is still WIP. At the end of the day, we are confident we will be where things should have been with this house. We have been in the house for 2 months in a new neighborhood. Between HOA issues, improperly installed irrigation systems, non-working electrical outlets, Bon-working heat pump, counter-top defects and other issues; we have had a contractor at the house every week since we moved in. Very well designed and functional. The only thing is that the workmanship is very poorly done, not professional workers. The paint inside is horrible, spot missing on wall, paint on the rugs, doors are so rough you can’t wash them. The grass was put on top of the sprinklers we had to dig them out. Everything seems great until about the last 1-2 weeks prior to you closing on your new home. During that time is when the inside of the house actually starts to come together. At that point you will meet with a Project Manager that will walk you around the house to mark any areas that you deem to be flawed. The majority of this is related to drywall, paint, etc. At that point they will add tape to the affected areas. Here is where the issue lies. After you spend literally 2 hours marking the whole place up, they trust and turn over the work to subcontractors that have no skin in the game. For example, if a certain area needed to have the drywall fixed (i.e. sanded) it will require 2 coats of paint. They will just add one coat, remove the tape and call it a day. If you are not good about going back a day or two after and can remember ALL the MANY areas you marked up, you will find yourself having to do it all over again. Now you will find yourself days away from closing which this is where the issue of their process gets worse. Before closing you will tell the PM all of the things that still remain (including things that a home inspector will find but will most likely do the inspection days before the close) and you will be assured that they will be fixed and that you have a warranty. As soon as you close, you will be turned over to another person, Warranty Specialist who was not privy to all previous discussions, issues, etc. and will become extremely frustrated having to be redundant going through all of this again. And now, best part, every issue you have YOU will now have to access Pulte's "maintenance portal" and document these issues (i.e. creating a ticket) to get this work done. Also, the warranty specialist will ask more questions and possibly provide some push back on things that were agreed to and pointed out previously. ... More

House we moved in to needed a lot of work. It was very dirty and we felt it was of poor workmanship. Even the materials used in our house are flimsy.

Generally very poor finishes and workmanship. A few major faults - for example, one wall was bowed at the bottom and when it was cut open, the drywall was installed over a scrap piece of wood that fell on the floor. A wall in the bathroom that joins the shower stall is not straight. Our range had a fault at closing that made it inoperable and required it to be replaced that took almost two weeks to replace. This purchase has been a very disappointing experience. I owned Pulte before and that's why I had some comfort purchasing another Pulte home. However, that won't happen again. My very first impression was when I walked into my master bathroom on my first day as an owner...there was urine on my toilet seat. Unbelievable. Additionally, I have come to find that the quality of worksmanship is just not up to measure commensurate with the price paid. These homes are thrown up just as quickly as possible and the substandard workmanship shows.
