Over all I am happy to have a home but they rush yo build the home and are sloppy with there craftsmanship. When we walkthrough the home with the site manager, he tells us to mark area with red tape and they will come back and fix it. They never fix it but the removed the tape as if they did. The site manager rushed us to fill out a survey. Saying the home was complete. He kept bothering us to fill it out. Once I filled it out. I didn’t hear anything back for him. Pulte is a cookie cutter builder. There is very little flexibility or customer understanding, Customer satisfaction takes a back seat to prepackaged home construction and no exceptions are granted, regardless of how logical the requests might be. All levels of management are virtually terrified to issue a "change order" for fear that their statistics will be negatively affected...but most of all that additional expenses might be incurred above the prepackage cost...even when the buyer offers to pay any additional expenses. We love our home, but we quickly found out that some things were looked over by Pulte. Our counters, which were suppose to be sealed, did not get sealed and we found out the hard way with stains sinking into our granite and unable to come out. Also they covered up our water softner drain, so when someone came to install, we couldnt finish because the drain is no where to be found. We've reached out, and we know due to covid we were on a waitlist, but its now into June and we have had no call back to get an appointment set up to fix these issues. Make sure the project has everything working and complete before you close. They promise and extend and are difficult to pin down a time to complete even though they use those workers to do their own homes rather than repair the items that were wrong on your home. Love the home....'however' in one day and at the same time I had 4 contractors here fixing things that should never have needed fixing. Replace the mirror in master because of defects, 'repairing' master marble sink (what, its supposed to be brand new?), fixing shoddy drywall, repair sliding glass door. Truly believe Pulte purchases '2nds' and uses them in new homes to cut costs. A number of items in my home that needed replaced, repaired should never have been in a new home. Have spent a lot of time with people in and out getting stuff fixed and then discovering more. You begin to feel like a chronic complainer. We started the paperwork for our new home on January 28, 2019. We also worked with two other mortgage companies for our loan. We where putting 50% down and financing 50% with the intentions of paying the house off in 5 years. We got home on February 5, 2019, which I spent 2 complete days getting all the information to all the mortgage companies for their underwriting companies. After 2 weeks we where pre-approved for the loan with the other 2 loan companies and our own bank. Pulte mortgage people we worked with where Sally and Sarah. They were really great and went the extra mile to help us. We just kept getting asked for more information because we are self-employed. Who do they think employees get their W-2's from. THERE EMPLOYERS LIKE US. We had 6 times the money in one account to pay for the home, but they treated us like we where high risk. We had to provide 4 years income tax papers, 6 month bank statements, proof that we where a real business. We provided them with 4 year of income tax papers for each business. It just seemed like every other day we had to send more documentation. Our Vice President in our bank here, that we deal with on a daily basis, said that they were doing unethical practices. We kept being told that we where approved for the loan in underwriting, and then the next day Sally would call me and ask me for more information. We where to do the walk through and close on the house, July 5, 2019. The day of July 3, 2019, we received a call from the head of the Pulte Mortgage and she told us not to come down for the walk through, the our loan was still in underwriting. Our salesman John, which by the was is a wonderful person and a very helpful, honest guy, told us to come down and do the walk through anyway. We did and our job supervisor wasn't there and we did the walk through with another Job Supervisor. He was great. There were several things that need to be taken care of, like we had ordered the upgrade kitchen cabinets that were wrong, cut in our wood flooring, nails in the wall, paint on floor and glass shower doors, fan in master bathroom the bearing in the motor where bad, fingerprints in the varnish on the special ordered front door. We went back 2 1/2 months later and some of the stuff wasn't done yet. We called our job supervisor and he assured us that he would take care of the matter. Then we get a call from our salesman 1 day after we get home, and he said that the job supervisor said we have to go through customer care to get things fixed. I has been a really bad experience with this home. We built our current home that we own debt free of 6,000 square ft., that we hired all our contractors with the exception of the things that we own business for, and we had a great time with it. It was such a joy, and the home that we built through Pulte was just on stress moment after another. If we had to recommend anything to you, I would NOT GO THOUGH PULTE to mortgage your home. The whole process stood out. We’re first time home builders. Everyone is friendly and helpful, starting with the person ar the model home, the design studio, project manager to the closer.

Be diligent in walking through your home while being built. Your project manager is there to help, direct, and get answers and problems solved. Overall a great builder.

I signed the contract for our home in Nov 2020, before the madness of the housing market really took off. I also signed just as Pulte started doing lot bidding which was not a fun experience and something I'll be mindful of if I ever purchase a home again. Our sale consultant Peter was always very responsive, Leslie in the sales office was very helpful during the initial tour of the model homes. The build time came in at around 7 months, during the pandemic, which was faster than we thought it was going to be. We didn't get many pictures from our field manager during the build, but considering how many homes they are managing in AZ during 2020/2021, it was understandable. Our home during the final walkthrough was not completed. One wall had a hole in it, the master bathroom shower glass was not installed and the master bathroom door had to be torn out to fit the glass. The home wasn't cleaned, even a month in we are still cleaning up small paint splatters. Needless to say, the end product is good but the end result didn't leave us with the best impressions of Pulte. We had a 3 week check-in with our field manager, who walked around the home with me to talk about new items we've found and to talk about old items that haven't been resolved. I'm sure Pulte will eventually get around to taking care of them but I think we would have been ok with taking possession of the home a couple of weeks later if that meant the house was dialed in. Overall we did like Pulte's options compared to some of its competitors, it was easy to work with Pulte Mortgage on our VA loan, our sales consulate Peter answered our questions in a timely manner and our field manager Louise is one hardworking guy! ... Kitchen cabinet for the waterfall island was misplaced. When i asked why, i was told that's the way the vendor made it..which didn't make sense. A week after moving in, i noticed the island wasn't done properly. I reached out to the field manager. Was told that's the way they did it. Project manager tried very hard to stay on top of crews, but fell short in drywall and paint. Drywall was not installed properly and we tried to hang a ceiling fan only to have 5 nails pop out in the ceiling. Down the hallway you could see the drywall bow and swerve in and out. The sales process was smooth. The quality of the finishing, (trim work, tile installation, painting) was low in my opinion. The superintendent for my build came across as helpful but his follow through has been poor as far as making sure the finishing issues are resolved. Unfortunately some of the repair work has resulted in more damage/poor workmanship than before the repair. My husband and I were super excited about the purchase of our new home. The sales consultant we worked with seemed very credible at first, however, we soon discovered that most of the information she provided was just a sales pitch. She misinformed us about a few different items related to the structure of the home and the percentage owed based on the options chosen. This information was never discussed, however, it seemed as if there was always a cover up on her end whenever it was brought up. She promised the house would be 100% ready at the time of the final walk through, she couldn't have been more wrong. We spent more about an hour and a half pointing out imperfections and other issues with the house during the final walk through. Even after we closed, issues that were previously pointed out were not addressed. Here we are more than a month after closing and we are still dealing with issues that should have been done right the first time. The individuals who work for Pulte are great and do their best to correct the poor quality of work done by the subcontractors they hire.
