The price/value of the home does not equal the price. We felt rushed to go to design before we were even sure about getting a mortgage. As the building process progressed, it would have been nice to change a few things. Design should go through options better. Products used are definitely lower quality and pride of workmanship lacking. ... More

As a first time home buyer a lot of things were missed in the upgrading options. HOA going up with not even being in the home for 2 months with no notice. Just the whole buying experience and process was not great. Lack of communication.

Still pending issues even after 2 months of moving into the home

Many issues that we brought to Steve’s attention (field manager) during final walk through are not addressed even after moving to new home and it’s been 2 months. Field manager doesn’t pick the call from the time you get the keys and won’t handle issues in timely fashion. We had great experience with Toll Brothers home we bought back in 2017, Pulte has to catch up!!! Poor in responding to issues in timely manner. Have to wait a month atleast to get something working!!! ... More

Buyer beware - production building means you give up your rights for a quality built house!! Sub contractors used are at the bottom of the barrel because Pulte pays them so poorly so they can make more profits. Do your research before buying from Pulte. ... More

If you have any knowledge on building a home do it yourself if you can noone else's work looks better than your own.

Design and optimum use of space, should have provided more modern features as standards... refer to Lennar Homes.

I was very happy with the initial delivery and construction of the home, but afterwards I have not been able to get significant issues resolved. This is partly due to Covid-19 , but we have issues in the home that should have been caught before we moved in that we have had to live with for the last 1.5 months and counting. I am concerned that I wont be able to get them fixed after the crisis ends. ... More

In an overt effort to mass produce moderate-quality homes, the builder is absolutely rigid in making changes that would save them costs of materials yet they are overtly willing to guide you toward upgrades with 600% markup margins. The only smart move with builders such as this is to purchase the home at near base price, do diligent homework on acquiring upgrade estimates outside of closing and then decide how to proceed with the builder. For us, those moves were an as-build base kitchen, base carpet, base tiles, base paints and no structural wire upgrades. Builder wanted nearly $200k for a home we desired but we were able to achieve that after close for $45k and a little extra dust. It’s your money and generally the largest purchase people make in their lives. Suspend emotion and be smart. ... More

Second pulte home I had built and must say that the first time was a Much more Pleasant experience for a Number of reasons: sales Was not familiar with the new models (cosenza) so some things that were told to me turned out not to be true. I felt very much rushed and pressured during the closing process and pulte Was not flexible on modifying dates for closing even though I mentioned I had a death in the family. Don’t like that pulte mortgage sells my Mortgage. On a positive not pulte seems to still build a pretty decent home however this interior flat paint seems to be cheap as it stains, rubs off and flakes very easily. I would like to see if I could get assistance with converting to a latex or semigloss ... More

Overall happy with the home I purchased. The Pulte realtor was excellent. Moved in a little over a month ago and am constantly having Pulte come out to fix things. Feels as if they rushed through the building process. Definitely inspect the home multiple times before your warranty expires. Considering getting a professional inspection as well. Would buy again if the price was right. ... More

We bought a Pulte home in 2007. Loved it and still own it. We just bought this new house and the quality difference is abismal. Cheap paint, cheap toilet seats, cheap electrical craftsmanship, cheap roofing attention to detail, ceiling fan bracket recessed over an inch in the ceiling keeping us from hanging the fan properly, cheap stucco, house was delivered dirty, rusting back view fence upon delivery, over tightened light switch plates keeping the switches from operating freely, bathroom door rubs on door frame, etc... for a house that we paid 352k on a 232k base model. Do an extremely thorough inspection. Take your time. ... More

Covid 19 impacted our walk thru and moving in process. There's been no work or follow up in the 2+ months we've been in the house. No 7 day check in, no 30 day follow up and there are 3-4 issues that need addressing. We were told 2 months ago that things will be addressed when Pulte resumes that program. Still waiting-no communication/updates. Frustrating. ... More

The design center was the worst experience. The base price of the house is not even close to a realistic price unless you want poor quality materials. The trades are not paying attention to detail and are just rushing the jobs.

I am not happy with the quality of the upgrades for which I paid such high costs. Upgrading the master bath to larger shower did not include better tile on walls. Then what was installed is plain white with out any design or detail. Upgrading the kitchen and cabinets did not meet expectations because with the filler space between the oven and microwave makes me believe that they are box cabinet which looks cheap. The best part of my review is because Jordan was/is a great project manager and was very helpful in solving issues. ... More

Over all I am happy to have a home but they rush yo build the home and are sloppy with there craftsmanship. When we walkthrough the home with the site manager, he tells us to mark area with red tape and they will come back and fix it. They never fix it but the removed the tape as if they did. The site manager rushed us to fill out a survey. Saying the home was complete. He kept bothering us to fill it out. Once I filled it out. I didn’t hear anything back for him. We still have problems with the home. I font know what to do ... More
