Love my home but it was a rough start

Upon moving in found out that my water had been turned off. Lennar had the city turn off my water which cost me $100 to have it turned off after hours. The day after moving in I went to do a load of laundry in the upstairs laundry room. About 30 minutes into the load water started pouring from the ceiling and into my dining room downstairs. I immediately turned off the water to the washer but it was too late. It turns out the drainage hose from the washer wasn't secured properly. Severe damage had been done. Repairs took 9-10 days and included commercial fans, ripping out floors, insulation ...

While I appreciate the efforts of the folks we've worked with directly, there is so little quality oversight. They are building these as quickly, and as cheaply, as possible. There is an apparent lack of quality in virtually every element of the construction. A month in and we have massive cracks in the drywall, drainage issues, paint issues, door issues, electrical issues, HVAC issues...

These are slap together homes contracted with the lowest bid subcontractors. They do NOT care about quality. They want you to believe you are their priority. Once you sign. Goodluck with any warranty repair. Their contract states they have 60 days and we have been waiting double.

The “Celebration” appointment should be called a “walkthrough” to discuss status of home prior to closing and what needs to be addressed prior to that time. The home had many issues. Construction materials still on the premises while a “celebration banner” was being put up! Very disappointed in the meeting. This is our 6th new construction home. Past builders had the home spotless by the time the walkthrough occurred. This will be our first and last Lennar home. Thankyou.

The mortgage process has been stupidly complex and poorly organized. I am still get requests for documents and signatures two weeks afte we’ve closed because of errors and poor communication. I’m satIsfied with the overall build quality and workmanship. That said as we spend more time in the home I’m noticing that the painting contractors don’t seem to have been very detail oriented as were find drips and paint marks on molding and ceiling. Love the space that the house provides and location was what we were looking for in a home. Things I would like to suggest: 1. Allow buyer 1 or 2 modification during the building process. example - make patio larger if space is available to build it. 2. Seal the Grout on the tile through the house so homeowners don't have to do it in a new home. I found the construction manager and the followup great. The sales people were also very responsive and helpful. The overall construction was less than I expected for the price that I paid...ie the backyard requires more fill in order to stabilize the patio, the bathroom window is clear and look directly out on a neighbors entry, the grouting was very poorly done in many areas.

However, I will say I've had trouble getting a response to questions or help with issues with the home since closing day. When kindly asking the sales office who I should talk to about my gutter mysteriously overflowing in light rain weeks after moving in, I was told multiple times it wasn't Lennar's problem before finally being given information on how to make a claim with the home warranty. I bought a new home built by Lennar and moved in about 4 months ago. I previously owned an old home and this is my first brand new home purchase. The build quality is about averagefor a new home. I rate their customer service as above average. This is advertized as a ei (everything included) and wifi certified home. The integration of smart devices is a little disappointing. The overall home itself seems ok. The cabinets and fixtures are ‘builders grade’ but no more. The lots are not level, and many of us have concerns about drainage & standing water. Lennar pitches their ‘everything included’ as a selling point, but that also means very limited flexibility (I.e. upgrading finishes, expanding patio size, under counter lighting).

While the home is beautiful, the quality is all basic builder grade and the care and attention promised by the sales end of the transaction quickly drops away after they receive your money. Questions post sale are often met with annoyance or passing it off to the next person and the next person.

We recently purchased a Lennar home. We were very excited about the purchase. Salesperson and mortgage broker were easy to deal with and they made the process happen very quickly. Once the sale was complete we felt as if we no longer mattered. The zero defects was a joke. We spent hours walking through the home marking areas for repair. 70% of repairs were not completed, the tape was just removed as if it were. I do not feel Lennar has the owners as their priority or main concern. I feel that that "no" is the first response to most requests. Definitely do not feel that Lennar has gone out of their way to make sure I was a satisfied owner.

Workmanship are very poor, after we moved we saw a lot of problems the paint, lots of nails pops, window blinds, doors are loose, carpet are short, something missing on the counter, problem with internet cable, the stairs, water heater doesn't work on our first day , warranty guy only good on the first 2 weeks after that not answering the phone. Really disappointed, I will not recommend Lennar.

It took us meeting with 6 Lennar people to come up with a resolution. Not the easiest to work with except one person (Patrick) stood up and put the problem in their court, where it was to begin with, and we finally agreed.

We don't have any real problems with the Lennar people on the front lines, those we dealt with face-to-face. Our sales rep was terrific and our Lennar Mortgage rep was terrific also, but his underwriter/manager was an unreasonable nightmare, demanding documents and substantiation two days before scheduled closing, when that stuff should have been asked for weeks in advance.
