I love my house and my family had a very awesome experience with our salesman Dathan he was awesome and is very patient and understanding with 1st time buyers like us lol! Even after the sale if I message him about something he always is so fast to respond. The only complaint I have about the neighborhood is our HOA I dont know who decides who the HOA is going to be but I think it should be the residents of the subdivision. They are making us keep our trash either inside the garage or behind the fence of our homes which are ridiculous and I dont know how to get this changed ... More

This our first home purchase and we were kind of nervous cause we heard stories about the process on buying a home. Lennar made the whole home buying process simple and stress free. They kept us informed the whole way. Even after we purchased home David one of the best members of Lennar, checked up on us to see how we were doing. Excellent neighborhood with great amenities. Lennar staff is amazingly responsive. Victor and Josh are always a phone call or text away. The home itself has been excellent.

The quality of work by subcontractors need to looked at very closely. Seems like they just don't care. A few things can happen here and there but at every turn, the process needs to slow down, your name is on it!!

This review is not in regards to the location, the neighborhood, the local schools, etc... It is strictly about Lennar. I purchased a home from Lennar at the end of May 2019. My experience with Lennar before and after purchasing the home has been terrible. This company lacks communication, consistency, and quality, among other things. When we agreed to purchase the home that we liked, the closing date was originally set for early June 19. Lennar contacted us and said that the closing date could be moved up to mid-May. We agreed to that closing date. When that date finally came around, I took off of work to allow time for the walk-through and all of the paperwork that comes along with closing. It was getting late on the day of closing and Lennar had still not contacted me to come do the walk-through. They finally contacted me and said that there wasn't time to close and we would have to do it at a later day. I went up to look at the house the next day and saw that the house was nowhere near ready and that they made no attempt to even close on the day that they moved it up to. I was extremely frustrated that I sacrificed an entire workday for nothing. Eddie, the area manager, and Drew, the sales rep, made no attempt to apologize or compensate me for this. Several days later, I walked through the house with Mario, the construction manager at the time, and put up blue tape on areas that needed a paint touch-up. After a while he has another appointment and said that Drew, the sales rep, was on his way to assist me in continuing the process. When the sales rep showed up, he aggressively told me to leave the home and that if I didn't like the way it looked, the house wasn't mine to buy. At the same time, I noticed that there was a bird's nest in the attic which was the result of a gap in the roof I had brought to their attention in the past, but they told me it was nothing. My wife and I moved into the home on June 2nd, and there are issues that we identified before ever purchasing the home that we are still dealing with today. The most recent is chips in the floor, which has now turned into a 5-week process just to replace a couple of panels on the floor. Lennar left the laundry room vent blocked which caused a blockage between my dryer machine and the vent exit on the ceiling of the house. This is a major fire hazard. The fence gate has broke 3 times. Paint on the outside of the house began to peel off. There was a missing baseboard. There was paint in the carpet and on the flooring throughout the house, and when I brought this up they told me to just to get a washcloth and clean it up myself. There are paint chips and inconsistencies in the paint in every single room of the house, they told me to use the provided touch up paint to fix it myself. I appreciate that the house came with sod and an irrigation system, but the way they laid the sod was extremely careless. Since we first met with Lennar, we have gone through 3 construction managers. As you can imagine, this has caused inconsistency and confusion in communication. I would never recommend Lennar to any of my friends or family. I strongly discourage anyone that reads this to buy a Lennar home. ... More

As a new home buyer, while under construction I would like to select certain things, like flooring preferences/colors, etc. With these homes you cannot make any changes.

Poor quality control during the build. House next door has been half built for 6 months and I have a constant flow of trash in my yard. Lennar mortgage company was a nightmare to work with.

The team for Lennar are awesome, but the quality, design, and contractors used are lacking. Contractors are sloppy and leaves trash throughout site and neighborhood, design was not up to my expectations, plenty of room but lacked drawers in bathroom and linen closet. ... More

Plenty of issues with quality of work that is not 100% overseen by construction mgr. Continue to have issues. Will not be staying in elm valley long, and next home will not be with lennar

Issues with water bill, from excessive water use from the sprinklers. I was told the day of the original walk-thru orientation that the water will be turned down b4 my move in, it wasn’t. I have spoken to several members of the staff on the property and I can never get a straight answer. LENNAR has no oversight or process to follow up on issues after the sale. Had 30 day walkthrough to see what need to be addressed haven’t been back since. That was 4 months ago. Wish they had a negative star all categories would receive a negative rating workmanship was poor at best. But they don’t care not there house just a paycheck for the workers. ... More
