Buyers do not trust this seller. They attempt to strong arm buyers through threats of pulling on deposits. The Director of Sales for Miami, FL was a tyrant. He openly threatened to make a Veteran family go homeless because he could not grasp the concept that VA loans have certain stipulations for retirees. All of this was done to provide better profit earning for corporate lackeys at the end of the fiscal year. The sales and maintenance teams were using the home as a gathering place or at least it seems. They left a dirty kitchen sink, consuming alcohol beverages while on the job. This is true because these workers left the empty six pack along with the receipt from the grocery store where it was purchased. Some worker urinated in the full bathroom downstairs and never flushed the toilet. I walked into a bathroom with the foul odor of sitting urine in the toilet. The caulk to the stair railings is corroding away. Nothing in the house was correctly leveled out. Walls are not straight and we’re not leveled correctly. My upstairs floor was atrocious. Upon pulling out the carpet you could see the ply wood was not fresh but rather recycled wood, the floor is not leveled and slants/dips in many spots, and there was a hole in the flooring plywood at the top of the stairwell where the worker stuffed some debris or material to maybe think seal the hole. There were gaps in between each piece of plywood flooring, Ceramic tile in the master bedroom bathroom was done hurried as the tile are cracked and there is a nice sized gap between the tile and mirror. The cabinets are not leveled correctly and the counter tops are significantly gapped in some areas. Cabinets are bowed outward in the center. Kitchen countertop was not fully caulked. The cabinet drawers wheels are rail system are failing and I have drawers falling into the cabinet. The floor board of the kitchen cabinets was corroded and loose. The garage was not cleaned out and had all kind a of debris remaining inside of it. The sod was not taken care of by Lennar and I am stuck trying to revive the grass they killed by not doing anything to the lawn. Debris and broken ceramic shingles littered in the lawn due to workers not cleaning up after themselves. Crack shingles and the clay edging On the corners of my house look like mushed clay instead of the perfect diamond shape. Shingles were not sealed and appears to openings on the roof for leaks. The storm shutter frame around the front window is cracked. The Blackfoot of the home actually has a small gap where out light shines through and my air conditioning leaks out. Basically, there was no quality assurance being conducted on my residence during the construction. Sales reps rushed the inspection of the home. Also the smart home provides was not as advertised as the order excluded several services to include the Amazon rep bringing the Sonos speaker!. There is no trust that the one year warranty will be honored the same way closings are held in a lunchroom of their corporate offices with all kinds of personal and privacy act information being flaunted around during the final transaction. ... Poor customer service, repeated broken items and screw ups on the home. Sales representative quit responding to emails or communications the second the ink dried. Broken bath tubs, sinks that leaked and poor follow through. Made me police the situation the whole way the whole way through to get basic items an inspector said be should be done taken care of. Ridiculously stressful and completely ruined the new home buying experience and our holidays (we moved in right before Thanksgiving). I literally would have went to the trouble to put a sign up in my yard warning people to check their online reviews before they buy (we didn't and got burned), but they threatened me that it was against the HOA guidelines and I would get fined if I actually put a sign up. I could have dealt with all of it had they done anything that resembled "we're sorry" or "what can we do to make this right" before it was all over, but they were literally only interested in enforcing their onerous contract and doing as little as they could to consider the situation "legally" resolved even if I didn't agree. Imagine paying for a completely new home only to find out they can break whatever they want and patch/repair it and provide you essentially with refurbished goods and still be within their contractual obligations even though you paid for a all new house.....and finally...imagine how your wife deals with all the stress of all of this while you're just trying to take care of your family during what should be a happy and joyful time. Poor workmanship, over-promised and under-delivered. Needs to slow down the build process and monitor progress at all stages. Quality issues range from driveway, framing, drywall, paint, flooring, electrical, and air conditioning.

We bought 2 Lennar homes in the past. We had no real issues with them. This home in Verona Manor has been a headache for us, from broken appliances to water leakage. The response time on getting things fixed is the worst I have ever experienced. I would have love to have given Lennar a great review, but I feel that to make a company great you need to know what your workers are doing and that can hurt a reputation that Lennar held for so long. ... I had such high hopes when I put my downpayment on my new townhome. I loved the idea of something that was all mine and that no one had ever lived in before. Additionally, the fact that my home would be a smart home and Lennar's promise that Everything Is Included made it that much more exciting. Sadly, the reality was far from the dream. I'm typing this 5 months after moving into my home and I still have a laundry list of items that need to be addressed from my punch list. The purchase, closing and Walk Thru process was excellent. Amazing, smooth and professional experience. However EVERYTHING after has been a stressful, time consuming, unprofessional, unfair, disrespectful nightmare. If I am exaggerating, PLEASE I would welcome your feedback. I will not go into ALL the UNRESOLVED ISSUES at my new LENNAR Home; just going to give you a few examples. There is currently an OPEN Customer Care Ticket for LOTS of water leaking in our garage thru the Front Door pavers. I first reported this on the VERY FIRST DAY I actually moved in (JUNE 8, 2019). I sent a photo of the garage all full of water with the moving companies truck in the background. We could not unload most of our furniture because the garage was all wet. TODAY is SEPTEMBER 27, 2019 and you finally “sealed” the leak about 10 days ago, however the pavers directly infront of our entrance door STILL have not been replaced. However we have opened & closed SEVERAL tickets for this UNRESOLVED issue. Remember I 1st reported this 3 MONTHS AGO on June 8th. Would you call this great customer service for a brand new $450K home or unprofessional, pathetic and disrespectful? I still cannot install ceiling lights or fans because of ANOTHER OPEN TICKET well over two months old. There was water in the ceiling, which accumulated into the light fixtures. I was told it was condensation or the A/C might be leaking etc etc. I was also promised a mold inspection since water sat there for over two months without ANYONE even taking a look in the attic. Over a month ago, several members of your Maintanance team were at my home and we asked to go ahead and remove one of the ceiling fixture in order to see if I could finally install a ceiling fan. When one of your guys removed it, he got “SPLASHED” with water on his face. I believe Carlos Rodriguez, Teo, James and maybe Chris witnessed this. You can ask them if I am lying. TODAY 09/27/19 I still cannot instal a ceiling light or fan. You STILL haven’t done the Mold Inspection. And I am STILL paying $300 a month to have my stuff in storage. So how would you describe Lennar’s Custimer Care? 5-Excellent. 4-Pretty Good. 3-Average. 2-Below Average. Or 1-EMBARRASSING, PATHETIC and DISRESPECTFUL? I feel it it a (1) because there is not a (0). Lennar prides themselves as a production home builder to a point where their approach to a home is to build as many homes with the minimal quality and maximum profit that they can get away with legally. Where the buyer and/or potential home owner is simply writing the checks - without input and concern. They set closing dates for acceptance and turnover before the work is complete and/or inspected. They leave behind many conditions of Non-Conforming work like dead trees, code violations, grading problems and leaking roofs / insect infiltration to name just a few. There is nothing in their delivery model where they allow disclosure of their home package - inside and outside or where you can provide your expectations for your new home. You take it or you leave it! Buyer beware in any Lennar community if you value quality, partnership at a fair price. I will never recommend to anyone to buy a Lennar home. The quality of the materials (drywall especially) is pathetic. The workmanship is below average. They state they’re the leading builder of QUALITY homes, which demonstrate COMMITMENT to customers, OUTSTANDING construction, and dedication to EXCELLENCE in homebuying. In our experience, they do not practice what they promote or have written as their core priniples; Quality —- Value —- Integrity. From the beginning of our home buying experience (started June 2018), to our current new homeowner status (moved in late spring 2019), we do not find we’ve been given the quality, value or integrity we’ve been promised. As new homeowners we find the “Customer Care Representatives” to need a title change of “Lacking Care Consultants”... they respond ONCE with a “I forwarded the problem to another department”, but they don’t give any other information or solution to your concern/problem...THEN it becomes your job to follow-up, remind them of said issue, document EVERYTHING & include pictures, as well as continue to ask detailed, specific questions, because they respond with a “I haven’t heard anything yet, still waiting”... then give a reason (AN EXCUSE) of why it will take awhile & how we (the customer) need to be patient. Currently we are dealing with flooding issues, and after reaching out to multiple people in Customer Care, the Lennar sales office @ the welcome center, & our HOA, the QUALITY & COMMITMENT to us as customers, and our environmentally protected area (in which the flooding caused major run-off of construction debris & trash to go into the lake, let alone cause damage to our property) seems to be of little VALUE. We did receive ONE response saying they did something to help drain the water, however, the evidence of the clogged grates & TRASH (seriously, they LEFT the trash that is all over the grates), remains exactly the same, even after 5 days. But as Anthony, the Lennar sales guy said, (over a week ago after I HAD TO FOLLOW-UP) “he is doing his best”, ... so that should help to reassure us, as new homeowners, of Lennar’s core principles. ... This house was put together it seems in a rush. You can see that they put up houses like crazy and not take the time to do things correct. I want a builder that does the job 100% not 60% just to hurry up and put up countless houses. It’s bull. We have had dozens of issues. Nails sticking up through the carpet that you won’t fix. The screen door is not right, the base boards were screwed up, the dry wall is done pisspoor, the threshold by the front door is loose even though they fixed it when it was loose from before. On a good many of the outlets they cut away too much for the socket to go in so there is a small gap, the caulking is horrible throughout the house. List goes on. I was told I can’t write or email or contact anyone who would care so I have to take what fixes you will do and take what things you won’t like the nails sticking through hurting my daughters making them bleed and tip toe on the carpet. That’s bull and I will let every one know not to buy from lennar because they care only for profit and not quality. I’m sure there is other builders that care more about quality then profit. And I will find one for my next house. But you got me tricks on me right. ... More

When I was told by the head of construction for Palm Beach County and also the GC license holder for Lennar, Scott, as well as the head construction supervisor Mack, countless customer service representatives, sales managers and sales people, the construction supervisor at Arden, Daryl (I may have missed a few but) being told that everything would be taken care of but yet waiting over 120 days for punch list items to be remedied as well as countless warranty items, I would say that this has got to be the worst construction company around. When I hand all these people a list with pictures! of well over 400 items that should of and could have been corrected prior to construction being completed, I was told it would all be taken care of and yet if I didnt close that day (March 28, 2019), I would lose my deposit and they would sell this home to someone elsehere so here I am 4 months later still unable to fully move in to my home in fear of damages to my personal property from the reckless sub contractors that are on site still needing to correct many many many many many things at my home. I would welcome the heads of construction for Florida or maybe even nationally to come look at this gem of a home and tell me they would accept this if that was their family that was mistreated like this. Please understand that I have well over 2000 photos as well as over a 100 videos of all the issues that happened with this home before during and after construction. I do have an initial 558 claim that our attorney drafted for us but for some silly reason, I am giving a little more time to this company to correct all of these errors before I commence with the legal activities. This was by for my worst investment and decision of my life and never would I do this again with Lennar. A new home purchase should be fun and exciting not miserable and devastating. ... More
