During my first walk, before closing, we found some issues that were supposed to be corrected. After 5 calls and the "promise" that someone would take care, 5 months after, nobody showed up !!!

This review is not in regards to the location, the neighborhood, the local schools, etc... It is strictly about Lennar. I purchased a home from Lennar at the end of May 2019. My experience with Lennar before and after purchasing the home has been terrible. This company lacks communication, consistency, and quality, among other things. When we agreed to purchase the home that we liked, the closing date was originally set for early June 19. Lennar contacted us and said that the closing date could be moved up to mid-May. We agreed to that closing date. When that date finally came around, I took off of work to allow time for the walk-through and all of the paperwork that comes along with closing. It was getting late on the day of closing and Lennar had still not contacted me to come do the walk-through. They finally contacted me and said that there wasn't time to close and we would have to do it at a later day. I went up to look at the house the next day and saw that the house was nowhere near ready and that they made no attempt to even close on the day that they moved it up to. I was extremely frustrated that I sacrificed an entire workday for nothing. Eddie, the area manager, and Drew, the sales rep, made no attempt to apologize or compensate me for this. Several days later, I walked through the house with Mario, the construction manager at the time, and put up blue tape on areas that needed a paint touch-up. After a while he has another appointment and said that Drew, the sales rep, was on his way to assist me in continuing the process. When the sales rep showed up, he aggressively told me to leave the home and that if I didn't like the way it looked, the house wasn't mine to buy. At the same time, I noticed that there was a bird's nest in the attic which was the result of a gap in the roof I had brought to their attention in the past, but they told me it was nothing. My wife and I moved into the home on June 2nd, and there are issues that we identified before ever purchasing the home that we are still dealing with today. The most recent is chips in the floor, which has now turned into a 5-week process just to replace a couple of panels on the floor. Lennar left the laundry room vent blocked which caused a blockage between my dryer machine and the vent exit on the ceiling of the house. This is a major fire hazard. The fence gate has broke 3 times. Paint on the outside of the house began to peel off. There was a missing baseboard. There was paint in the carpet and on the flooring throughout the house, and when I brought this up they told me to just to get a washcloth and clean it up myself. There are paint chips and inconsistencies in the paint in every single room of the house, they told me to use the provided touch up paint to fix it myself. I appreciate that the house came with sod and an irrigation system, but the way they laid the sod was extremely careless. Since we first met with Lennar, we have gone through 3 construction managers. As you can imagine, this has caused inconsistency and confusion in communication. I would never recommend Lennar to any of my friends or family. First off and let me say that is review is just a summary of the problems. Lennar forgot to finished installing the proper parts for the heater so when my family and I decided to run the heat, it didn’t work The AC had to be fixed 3 times since moving in and I’ve only been in the house for 6 months. Tile crack The glaze on the tile in the shower is pealing. Their contractors that do work on the homes never show up on time or they decide to show up when ever they want. When we first bought our home in May of 2019, we were told we did not need flood insurance because the area wasn’t a flood zone area, fast forward to Sep 2019 with tropical storm imelda, we were under water! So many of our neighbors lost their homes, we had to be rescued because water was rising, my brand new 2019 vehicle got flooded 2 weeks after buying it, just such an emotional event to go through, and the saddest part is all my neighbors were told the same thing about flood insurance. I’m still waiting for repairs to be completed from my closing over four months ago. In addition I’m in the middle of fighting tooth and nail to get someone out to repair a roof leak that has caused extensive water damage and now black mold which has rendered three rooms in my house unable to be used. The workmanship was poor at best, the sales staff and closing were a disaster, the follow up with repairs has been, let's just say a nightmare. Some things still are not fixed and if I had to guess are not going to get fixed unless I pay for someone to fix them. Quality of workmanship is horrible. Materials used are cheap and very low quality. Every issue I have brought to their attention to be fixed has been answered with a response of " that's just how it is" or "there's nothing we can do about that now" or "if we fix it, it could create even more problems or make it worse". Although this should have been one of the most exciting times in our lives....it was ABSOLUTELY the worst. If you buy a Lennar home be prepared for whole bunch of promises on the front end (before you sign) and be prepared after you sign to fight with Lennar over EVERY single issue that you have. (The warranty) Also, they switch up the rules for what they promised in order to meet THEIR needs and not YOURS!!! No one wants to take responsibility and they like to pay pass the buck. I strongly recommend getting a home inspection before the drywall goes up... it might save a lot of mental stress on your end. Also, document EVERYTHING!! ……….. material they use is cheap and substandard. for example the counter tops and sinks in the bathrooms get stains easy and you can not take it out. a mango on the counter made a stain that is permanent. spices used in cooking around the stove made stains that can not be removed. no toilet or towel holders installed , you pay over 600k and as soon as you move in you have to hire a handyman. i see a lot of people gut their brand new house and change a lot of stuff in their new home before they move in. as i said cheap. they are putting lipstick on a pig and calling it a runway model. so sad. ...
