Lennar will make you feel great upon buying your home and they’ll offer a one year warranty on any defect. Initially, Lennar will be responsive to warranty requests. However, it comes with a catch. You’ll quickly realize the warranty is offered because Lennar is aware of the poor workmanship and materials that go in to their homes. After a couple months, customer care will abandon you as they move on to other new homes. As of today, we have a dead tree and shrubs in the front yard that Lennar planted and has not addressed. We have weeds, straw, and plastic netting in the backyard that I believe was supposed to be grass. There is an unsealed gap under our windows and around the patio door that Lennar has looked at but refused to address. This is not to mention a myriad of small lazy defects that I’ve fixed on my own out of frustration. Really shocked on the corners you turn to make a sell. Substandard materials and appliances that the new home owner needs to upgrade from the beginning. Concentrators don't finish the job or never come back to complete the job. Love the new home but it was delivered incomplete. It has taken almost 4 months and a lot of nagging, requesting, demanding, etc. to get the home actually finished. For example, we had missing paint in places, doors which needed adjustment where you could see light from the outside, missing technology items which would allow the home to actually be "connected", over 40 cracked pavers, a missing backsplash, over-paint on all the metal coping in every bathroom, etc. I could go on. It was really a shame to have the home delivered in such an incomplete state just so corporate could book an accounting entry for the fiscal quarter. Ideally, 2 more weeks, a little TLC, and attention to detail would have made a world of difference in the customer experience and delivery of a finished home. Instead we were shot through a closing cannon and then had to nag for months to get the product completed properly. What good is temporarily increasing shareholder equity for a quarter if it means over the long run your product gets a bad reputation and sales eventually decline as a result? ... More

Be sure to have a home inspection prior to closing. Lennar as a company is not the main issues relating to the overall build. They need to oversee the sub-contracting as the quality is not there.

Our house was not move-in ready and yet we were still forced to close. There were still several outstanding issues that were not addressed on our final walkthrough. The process to close was rushed and workmanship was sloppy, there were several serious issues including a gas leak that had not been addressed until after the walkthrough even though they were caught weeks in advance. The house was dirty, some of the moulding pieces use had large defects in them. Our sump pump has never worked and still has not been addressed three months later. Do NOT close until you have every single detail taken care of. After you close, Lennar will disappear and your issues will go without a response for a very long period. We really like our house, but we were misled about our community and the quality of the house. Also, I can’t imagine worse craftsmanship. After living in the house for only two months, we have 30+ nail pops, cracked floor in multiple places, cracked windows, and a ton of other cosmetic issues as a result of them rushing. The way the home is angled on the lot I have no privacy from my next door neighbors. Their back door is facing my back door pretty much. And the corners to close to one another. I can hear my neighbors slamming their door shut every day that’s how close we are. I’m planning on moving and finding something more private. Quality of certain things in the home questionable. There seem to be a lot of problems with these Lennar townhomes such as the cheap materials and bad workmanship. Cheap flooring, carpet coming apart, floor squeaking, paint overspray, ceiling uneven, bad HVAC work. The caps in the streey for the water are broken off and not replaced so there are big holes in the road where someone could step into. I went with Lennar thought I had few other options, based on my first home experience which was positive. This time the house got into series of repairs in first month. Now, I’m following up for reimbursement but the response is very slow

Warranty subs don’t finish on the same day and don’t clean up. I have missed a lot of work due to this. I am also waiting on fix to my carpet padding that has a lot of hard plastic chunks in it?

We worked with a realtor and our own outside mortgage broker so buying was not an issue and everything went very well. I would love to give Lennar a great rating, however we are 6 months into our new home and still have not had work completed from our 45 day review. We had to have windows replaced because they were broken during building process. The workers came to replace the windows and installed new ones but left smudge fingerprints and palm prints on them that require a 20 ft ladder to reach for cleanup. We have green tape stick on high ceilings that was left during the building process. When the gutters were installed, the installer broke another window and that has not been replaced yet either 6 months later. The grout in the kitchen on the backsplash is crumbling and disappearing and that began on day 5 after moving into our new home. 2 weeks in, the caulking around the bathrooms in the home is splitting and pulling the base away from the wall—I am aware that this will eventually do this after living in a home after a while, but not 2 weeks of living in NEW home . There is tile floor in the kitchen that is cut off too short leaving a gap between it and the cabinet in a very noticeable location and our friends and family have all pointed it out to us at different times during their visits. Last, our backyard is flooding every time it rains and we have a 3-5in pond that takes weeks to dry up before we can walk back there without sinking into the dirt deeply. We have been waiting on the fix for this for 5months and we have been told the yard is graded properly but that the drain needs to be set lower so that water drains properly. In the meantime, we can’t finish and enjoy our backyard. Response time for service and questions is extremely poor. ... More
