The home buying process itself was great and Lucas the sales associate was very helpful and engaged throughout the process. However, after moving into our new home, it was like playing cat and mouse game trying to get work orders completed. Even for issues such as gas leak considered emergency took over a week to fix. As I'm writing this review, I had a water leak in my master bedroom 2 weeks ago and a Lennar staff member came to look at it himself and that was the last time I heard from anyone. We were happy to find a home that fit our needs - that gave us the space and aesthetics we wanted in an area that we are so happy with. I would be lying if I said we weren't worried going in to this transaction as Lennar has MANY negative reviews scattered about the internet. From sale to close, and beyond, I can summarize our interactions, both good and bad, as mediocre. This is largely because, I feel, there is a lack of ownership across the experience. Lennar personnel are quicker to pass the responsibility on to another person than to find a solution themselves. I'm not sure if this because there is a lack of a culture of ownership or because no one is empowered to do the right thing, but this theme is prevalent throughout. There were glimmer's of stellar service and I commended each of those individuals, but not enough of them to raise our rating of our experience with Lennar. The Good: The Customer Service Manager was quite helpful and knowledgeable and came out promptly to resolve an issue with the dishwasher...unfortunately, that was the last time he was this helpful. Our home is beautiful and we are happy here. Luckily, we were spared some of the horror stories other Lennar homeowners or even some of our neighbors have. The Bad: Our walkthrough date was "forgotten" about and they were unprepared when we arrived, the home was not completed upon closing, options and upgrades available for the home were VERY limited and unnecessarily stringent, workmanship was occasionally sloppy (who is doing quality control?), the representative of walkthrough is a professional liar who spent an hour misinforming us and giving empty promises. Painters were no-call/no-show on several occasions, Lennar sold a large percentage of our neighborhood to Chinese investors that rented the homes out. As a result, we have teenagers living 6-8 to a home and throwing parties, instead of having a strong and safe sense of security with actual homeowners (there are only three homeowners on our street). Materials are cheap and nothing feels well thought out. Our kitchen and laundry room were designed/built around the provided appliances (who does that?) To summarize, mediocre is the best word to describe our experience. My growing family is happy in our home and we've not had any huge issues that remain unresolved yet. We’ve had nothing but problems with after care service. In fact, they no showed AGAIN today to fix our house. The 30 day walk occurred 4 months late. The smarthouse concept we jokingly call the dumbhouse.

The house looked perfect from inside out but when we started living we found so many issues from day one. All three bathroom toilets had cracks on different areas and took almost 2 months to replace all three of them. Master bath tub faucet was dripping for a month even though they tried to fix it couple of times. Finally they figured out that it was installed wrong way and came up with a decision to cut the tub and fix it. We have another big issue with ants, it seems the house is built on top of ant hill. For the past 4 months we are struggling with army of ants that come out in the kitchen from behind cabinets and power sockets, in the bathroom from behind mirrors, and power sockets. We finished 2 one gallon ant killer and bought another gallon yesterday. Coyotes and crows are another issue. Starting 1-2 am coyotes start making noises and disturbing our sleep, starting 5:00-5:30 am crows start their noises. This is really annoying and frustrating, we never expected this much frustration. The city needs to do something about coyotes at least. For future building new houses my recommendation would be to put a door in master bathroom. We have to lock the master bedroom door in order to take a shower because the builder or designer decided that there’s no need to put a door in the master bedroom leading to bathroom. If I need to get something from master bedroom I have to wait till my husband finishes his shower. Hope all these issues are taken into consideration for future houses. ... More

Lennar has not lived up to the standards promised with upkeep in the community. They were very happy to take money for the creation of an HOA, but there are no actualized benefits (i.e. common area upkeep, community monument), and so the community looks 'cheap' compared to those in the neighborhood. Considering the amount of money paid, the customer service in regards to warranty work has been awful! I feel like I get better service at drive thru window. Timeliness and communication from our rep Ryan is some of the worst I've ever had. When I asked for contact info for the supervisor, the request was ignored and it wasn't until I reached out to the sales office that I got that information. After a week and a half I have not had the supervisor Chris follow up with me on our conversation on a request that he said he would make with one of the trades. It appears that culture of the customer service team is that they don't care to communicate and that customer requests are a bother to them. Quite honestly why would they care? We've already bought the house and moved in so they have no motivation to keep a happy customer. What are we going to do, move!? The Model homes show beautifully, however the quality of workmanship is lacking in the non model home. I know these are not custom homes, but materials and supervision need much improvement. They give you one year warranty. They string out getting the work done. Seems like you have workers back and forth for 6 months to most of the year. At some point you just want them out of your house. The open floor plan carries voices and noise throughout the home, especially noticeable in the bedrooms. Lack of hall space to buffer the sounds. Before purchasing, I was made to feel important. The day after closing, major water issues surfaced. From that point, I no longer felt important to Lennar. It took 20 days for the water issue to be fixed. I was not compensated for being displaced during that time. My time nor delayed moving plans were not considered at all. My first month mortgage was not prorated. As a first time homebuyer, it was awful and traumatic! It was a nightmare! I closed on March 1st, and, I'm still awaiting a reply from Lennar management. I like the house I bought, but I don’t love it. I think Lennar should stop trying to build homes so fast. Quality means so much more to me than speed. There have been several issues that I have called about in the past few months that should have been done before I moved in. The customer service team as a whole does a great job, but I don’t care for the customer service representative assigned to take care of warranty issues. I don’t like the fact that I was told the amenity center would be completed by the summer and that is now to be determined. I also think Lennar should allow customers to choose more options when purchasing a home, for example gutters, as opposed to having to pay after closing. I like the smart home features of my house, but the quality of this house is less than what I had in my Bloomfield home. The painters they used were simply terrible and I would never recommend them to anyone. Carson is always helpful and helpful to me. I should not have to go through my Home Owners assn to get my curb repaired. It is cracking and should last more than a few months. It should be handled by Lennar through the HOA.

Within the first week my microwave broke and had to be fixed. The stove drawer is very flimsy and comes off track. Within 4 months 2 door knobs came apart and the screw to hold it together is missing. You can see ripples in the vinyl flooring between the rafters of the flooring. It's like only the bare minimum was done by building code. The cement work outside the patio door is so rough, you need shoes to walk on it. one of my windows has missing film. It was pointed out at the 2 week walk through and I haven't heard anything. I thought we were supposed to get a 2 month walk through, but no one ever contacted us. I do like the design of my home and the neighborhood but the workmanship was poor. I believe this was the construction was unsupervised and many things were wrong. Some of the problems were: the painting quality was poor, the tile work was not done properly, the front door was hung improperly, the kitchen cabinets were damaged, the sliding glass doors were damaged, the workman leave trash all over.
