Upon moving in found out that my water had been turned off. Lennar had the city turn off my water which cost me $100 to have it turned off after hours. The day after moving in I went to do a load of laundry in the upstairs laundry room. About 30 minutes into the load water started pouring from the ceiling and into my dining room downstairs. I immediately turned off the water to the washer but it was too late. It turns out the drainage hose from the washer wasn't secured properly. Severe damage had been done. Repairs took 9-10 days and included commercial fans, ripping out floors, insulation and repairing dry wall. I felt extremely well taken care of by the project/construction manager who really expedited the process and looked after me but I felt like if it wasn't for him it would have taken much longer and that there wouldn't have been attention to detail. Please make sure you see your exact home before you purchase there was some confusion on the pitches versus what I received are what I thought I was gonna be receiving I had already signed my contract to build and then found I wasn't given everything that I seen on the picture so I had to pay an additional $1000 down and over 18000 more in upgrades to receive what I want other than this my home by an experience was great ... Our sales rep Vivian was excellent. She was informative of the process and responsive with any and all questions. Jamal our managing rep however was the polar opposite. It started with no showing me on my initial walk through and having someone arrive an hr late to cover for him. Final touch requests weren't completed or done haphazardly (paint, etc.). I still have a broken rack installed in my linen closet I requested to be changed out in early December still sitting broken. The purchase of my home from Lennar on the beginning was great. Lennar’s agent Tina was very helpful and a pleasure to work with. She was very knowledgeable about the home and what was included. Dealing with the construction ma abet Matt was also great during the building process. We were delayed in closing and he kept us informed on the delays. I have now been in the house for four months with things still left from the original walk through on closing the response time in getting things repaired is unacceptable there is no communication between the department and us and one point contractors just showed up to the house at 8am. They have tried repairing the stucco on the house 3 times and still looks horrible. I realize this is not Lennar’s teams but they need to hold their contractors responsible. In all honesty the town homes are beautiful but the craftsmanship and attention and caring of details were terrible, they don’t complete the house 100% more like 93% I shouldn’t have to ask them to fill in cracks or fix screen doors etc.

During original walkthrough we asked for things to be fixed. We waited 3 months for one thing to be fixed. The paint was still over the face plates that we removed. There is still a light switch no one can tell us what it operates. The front door is still has a wide crack that we are trying to find a way to repair it. Lastly we questioned why it takes so long for the hot water to heat in the kitchen sink and the master bedroom. The workmanship was lacking a lot. Flooring tiles uneven throughout. Dry wall was not even and to many of the screws were not covered. Garage floor was not troweled properly.

For the money you might expect better build quality. Switch plates that are not level, drawers that don't close right, stair rail supports that are not parallel, paint that is so thin you can see through it, concrete that is already cracked at move in, light fixtures not flush and falling out of the ceiling, support legs on the kitchen bar that wobble and don't support, windows that don't stay open, is that really a fireplace hearth, visible drywall joints, etc. Makes me wonder what's behind, or not behind the walls. They have been good to follow up, but it did take 2 months to get our second garage door opener. Again, nice house, good follow up, but quality and finish work is not worth the $ spent. Mark and Travis were very quick to respond to all of follow up request on work that needed to be completed. The final condition of the home when we moved in was not up to what a home in this price range should have been. Lots of items that were agreed upon during the final walk through were not completed. The roads are so narrow when the construction team comes in they block my driveway and for som reason don't park alongside the cub near the house they are building! The junk yard in the back of my house is louder than I thought it was going to be.

Great workmanship and material. I only have concerns about how the backyard was slopped so water doesn't sit on the lawn. The lawn has eroded because the downspout drains 3 feet from the patio porch instead going all the way out of the yard. I can hear my neighbor going up and down the stairs. I can also smell when my neighbors smoke cigarettes; it moves through the vents.
