Quality is lacking from product to people at Lennar. They rush you to sign documents without explaining what you are getting that differs from the model. Location was awesome. It was a lot cheaper than a custom home. It was painful to be ripped off and know only recourse was to walk away from a nice house. Fixtures standard low budget builder grade items. Workmanship adequate to substandard. No choices or deviations from master plan. Understand have bought a “house in a box”, meaning the absentee builder or franchise operator purchased plans and hired local labor to execute. Local labor seemed to be inexperienced subcontractor or day laborers, or sketchy bottom feeder companies. Little attention to detail or focus on quality. This house was put together it seems in a rush. You can see that they put up houses like crazy and not take the time to do things correct. I want a builder that does the job 100% not 60% just to hurry up and put up countless houses. It’s bull. We have had dozens of issues. Nails sticking up through the carpet that you won’t fix. The screen door is not right, the base boards were screwed up, the dry wall is done pisspoor, the threshold by the front door is loose even though they fixed it when it was loose from before. On a good many of the outlets they cut away too much for the socket to go in so there is a small gap, the caulking is horrible throughout the house. List goes on. I was told I can’t write or email or contact anyone who would care so I have to take what fixes you will do and take what things you won’t like the nails sticking through hurting my daughters making them bleed and tip toe on the carpet. That’s bull and I will let every one know not to buy from lennar because they care only for profit and not quality. I’m sure there is other builders that care more about quality then profit. I have been in my house 4 months. The dishwasher, disposal and both thermostats had to be fixed or replaced. My roof has had to be fixed as well as my gutters. Hi your reps were awesome. They really helped. Truly appreciate thier help with the microwave, they went above and beyond. I want to say more about them, but I just had surgery. I have asked Lennar and the Property Management company's Raul (that Lennar contracted) about the dead shrubs, plants and trees (just as I did about the dog poo and dumpster) nothing has been done. The city was called, not only by me about the poo, but also two other owners about the dumpster and grounds. I have owned since April, I pay $150 a month, apparently to maintain a very small pool and nothing else. Haven't seen one groundsworker the entire time I have owned. Have found dead large rodents lately scattered about, litter, etc..... Not a one.... Unhappy, not with Todd or James, but with whomever oversees and is supposed to respond to what appears to be a dump of a neighborhood that I invested way too much money in.... ... More

After moving into my first new home, I quickly learned that I should have done much more research on homebuilders before signing the initial contract. 15 of 17 of my neighbors, myself included, who all bought brand new $400k+ townhomes, have had the WORST first home buying experience with Lennar. Starting from our unreliable and gossiping builder to the terrible corporate warranty request process and service. During closing, the real estate attorney even stated that many other buyers have had similar complaints and issues with Lennar. While sharing my home despairs, I also learned of a family friend who bought a Lennar home built in 2014 who also had an unpleasant experience with Lennar. Lennar builds homes fast. But without quality workmanship. Each home is u set intense pressure to build so fast lots of shortcuts and sloppy workmanship is the norm. Months after closing we are finding things that were covered up so they would close on time especially areas outside the house, like a drainage pipe covered over with sod so we had a flood. or on top of the house where vents were installed without covers and we had a leak. The fact that at closing the take $750 for future improvements does not go into the reserves to fix future hoa issues, it is pocketed by lennar. our reserves only had $2000 for a community of 200 potential homes. They also do not pay hoa fees on spec homes they have for sale again bleeding our reserves for when they leave the project and move on. Not a trustworthy builder at all. Very poor and shoddy work. They forgot to add gas line in patio and did that the day of closing in a haphazard manner and not the way it was in the agreed plan. The dug the backyard and were not willing to reimburse anything. The fans started making noise the week after and they are not willing to fix or replace them. Their whole customer service is a charade and they try not to fix anything. When I refuse to sign off on a ticket I raised for Fan issue, they closed the ticket on their end saying the issue is fixed without any explanation. I would give 0 stars if I could!!!!!! My experience with Lennar has been HORRIBLE outside of the person I worked with in finances. I have been lied to by the sales department, construction manager, lawn company, HOA and warranty company. My home was poorly built and now I have to put in service request to have patch work done, when they people doing the work decide to show up. PLEASE PLEASE DON'T BUY LENNAR!!!First off Lennar baits customers in and ever so slightly switches what the customer paid for. We paid a lot more for a premium lot. We were told by our sale person that nothing or no one would build or construct behind us. We came home and found the area behind us staked off for a walking trail. There went our privacy right out the window. Do you think Lennar was professional enough to ever let us know anything about it? Now Lennar is saying that they knew nothing about the walking trail and that we have to direct our concerns to the city and the developers. Lennar has our money and we are stuck holding the bag. On to the home..... we had a punch list of items that needed to be repaired prior to our closing. Only a hand full of them were done and the items repaired were completed very poorly. We have been in our home for 6 months and we still have open items that have to be repaired. Not to mention I have used 20 hours of my vacation for the trades to come out to repair some of the same items over again. The quality of materials that Lennar uses to build homes are very sub par. A customer that pays a whole lot of money for a house surely does not get what they pay for. Don't get fooled by all of the smart home gadgets that come with the home. All of the headaches that come with warranty issues that customers have do not outweigh what they throw in as complementary items. We also have cracks in our garage floor, covered patio, and driveway and Lennars says they cracks are in tolerance. To me a crack is a crack and needs to be repaired. We also have a crack in the mortar above our garage that has been repaired. But guess what the same crack has appeared again in the same exact spot. I filled out another service ticket and it has been 1 month and no response from anyone about it. We have a toilet in our master bath that is about a half of inch higher on one side than the other. None of our bathroom sinks hold water and after the plumbers came out twice. Now they are finally going to replace the pop up drains. Cracks are starting to appear in various spots of the home and all Lennar can say is your home is just starting to settle. The only thing Lennar can say is wait until your home goes through the four seasons. Bottom line is please, please do your homework work before buying a Lennar product. I would not buy from Lennar again. They are irresponsible, rude, and dont care about you as the buyer. Having a lot of issues with the home still and they are not fixing. My wife and I were made homeless because they were trying to make their numbers for the month. They asked me to walk through the home at 11PM in the dark. Workmanship is bad. Very low quality checks. The website does not allow you to keep track of the issues/timeline that you submitted. They do it on purpose. You have to call everyday for 1-2 weeks to fix one issue.

We purchased a brand new house not a fixer Right? We only purchased from Lennar because of the lot. Our house sits on hole 3 at Copper River Golf Course. Before we moved into our home we noticed water coming up the grout of the tile in the living and kitchen. 5 months later the problem is still not fixed and Lennar is totally dragging their feet fixing the issue. We have built houses with five other builders and Lennnar was the worst experience. There is no consistency with work orders because the staff is constantly changing. The construction part was very sloppy and attention to detail. We didnt even get towel racks or toilet paper holders and we paid over 300k for this house. We were told this community would have walking trails, a playground, and a picnic area and none of that has been built. The pool is a joke! It's tiny for the size of our neighborhood and don't even have a lock on it so there are constantly trespassers there destroying what we pay for. Where do I start? first, there have been some large cracks in the basement floor. then, they installed used patio door. and the biggest mistake by the builder, they dropped my garage floor. this means that the floor had to be lowered so that the incline from the street would not be too steep. BUT by doing this, they had to add steps in the garage to enter the house. those steps took away parking space and now I can not fit my car on that side of the garage. therefore, I have a 2 car garage door but only 1 car fits inside. those are the biggest issues. some of the minor ones were, they missed several spots when painting, there was a big gap between the front door and the floor. some of the windows had to be replaced, some spots in the master bathroom were not caulked. the long panel window above the patio door had to be replaced because condensation was building INSIDE the 2 panes. also, had to replace 2 panels of the garage door because they had dents and holes. A 3rd panel should have been replaced because of the holes but instead, was given insulation tape to cover the holes. I didn't have any landscaping until 5 months after i closed on the house. I am still waiting for the patio door to be replaced. I have no idea what is going to happen with having a 1 car garage after paying lots of money for a 2 car garage. ... More
