We are now almost 5 months after our close and still have multiple issues which need to be addressed. We have tried to have a door replaced for months but either the door is delivered damaged, the hardware is not correct, the painter comes with the wrong color, etc. We have had the entire electric box replaced, the slider was a problem before and after the closing. The air conditioner was wired incorrectly and we have had a multitude of other issues. It has been exhausting and ruined our experience of buying a new home. I had an amazing experience with the salesperson and the Mortgage company when buying my home but the quality and craftsmanship of the home is very poor. I have had nothing but issues since the purchase of the home. the major issues I have is water getting into my homes from the roof and window. this has been an ongoing issue that I thought was fix but as of today with the rain, I found out its not. The process of buying a house in itself is scary. So you think that buying a newly built home would be better. Wrong. Lennar used the cheapest materials, multiple issues ready. And later we get blamed for the issues so they dont have to fix it. If i could go back I would’ve approached this whole situation very differently, been more assertive with Lennar, and not have accepted things to be “fixed after move in”. What a disappointment. A few months in and already have a list of repairs that I have to pay for. Including changing the new floor which was done terribly but the company thinks they did it all right and Lennar sides with them. Shingles keep flying off. Several open issues during and after construction. Materials and fixtures used are of poor quality. Landscaping is a joke. All contractors completing warranty work should be closely supervised for a favorable outcome. They love to cut corners and just get by. The reason it wasn't done right the first time was due to lack of supervision and quality control. Insulation is falling out of the attic and into our guest room closet through the light fixture every time the closet door is opened or closed. Throughout the construction the quality of the work perform by the different subcontractors and the cheap material selection was obvious. The price paid for the house is not reflected in the quality of the different components of the house (Kitchen, Doors, floors, etc.) Lennar has a very good marketing department and with the story of being an Alexa ready house gives the impression that the quality is top notch then you come to realize that it is not the case. I put in a service call for the countertops to be fixed and the first company agreed that the countertops were cracked then the lennar construction manager came and said that he would take a look at it and see what lennar wanted to do about it. I later received a letter to sign that they address the issue and that the countertop was not cracked. You can see it crystal clear that is not a natural crack. I am very upset about this problem and I don't know if I will ever buy another home with the lennar. Or recommend to anyone unless this issue is resolved. We are disappointed in the lack of care presented by Lennar. We we’re given a “book” at our final walk through that covers what Lennar will and will not cover in the warranty period (before closing and after closing). If we had seen this before deciding to build here, we would have most likely walked away. We have had to take care of several issues at our own expense which leads us to believe that they don’t care about customer satisfaction. Issues like a French drain in our back yard because five houses drain into it and it stayed wet multiple days following a rainy day. No heat/cooling vent in our large walk-in closet in the master bedroom, so we had one installed. We are deciding what to do about the fact that they have provided substandard Sheetrock finishing that shows every seam in the ceiling (and down some walls) in our great room and other rooms. The response here was that we were given a level 3 out if 7 levels of Sheetrock finishes and seams will show. Living in South Carolina, we have hot, humid days in the summer. The air conditioner doesn’t remove enough of the humidity...the unit struggles to get the humidity level in the house to 70% which is well above EPA standards (they recommend a range of 30-50% in an ideal situation, but definitely below 60% to prevent mold growth) and this is an “Energy Star” home! This seems inappropriate for an “Energy Star” rating. So, we feel we have paid a high price for a mediocre home. ... More

We bought our home less than 6 months ago and we had several serious issues that could have been prevented with proper supervision and workmanship. Without going into details, we have dealt with issues from flooding garage, improperly built shower (water behind tiles and on sill), to cracks and bumps on the ceiling. We had to place multiple work orders for new and existing issues. We must take time off from work to get these issues resolved and have had contractors not show up at all. When the work is not up to standards contractors point fingers at each other and customer service ends up denying the claim and leaving you stranded to pay for the repair out of packet. We dealt with deceiving contractors that say they fix something when we aren’t home, but the issue remains, and our security system shows them being on site for less than 12 minutes. We have also dealt with contractors that do not speak English and get frustrated if you don’t understand what they are saying. Same contractors that incorrectly make repairs are sent to your home again to fix issues. There are a few contractors we have dealt with that are qualified and get the job done right, but we have unfortunately mostly dealt with the opposite. We are disappointed with Lennar to say the least and should have probably “bought a better-quality custom home” as suggested by the customer service rep. ... More

The two areas i find poor is the height of the microwave. It is so high to be unusable. The master shower is beautiful but poor design. It has subway tile on floor which is slick. I almost fell. I love my home. Great floorplan.

There are too many issues to mention, so I’ll name a few. First we signed in August 2018 for a “quick move in” and was told it should be completed end of October or mid November. Delay after delay. We finally closed February 28, 2019 and there were still some things not finished. There were a lot of careless mistakes, poor paint job, issues with things, paint on floor, bathtub and light fixtures, yard was not leveled as they said it would be - there was a big hill in the backyard that wasn’t there when we signed to buy the house and we asked many times for them to level it and they refused. Beginning with so much promises and still waiting for them to be fulfilled. We closed on our home on March 27 and still have outstanding ticket items that have not been rectified. When we contact lennar reps it’s a constant blame game. For our home we have atleast 10 outstanding ticket items that have not been fixed on of them from our original punch list before we closed. When I was told by the head of construction for Palm Beach County and also the GC license holder for Lennar, Scott, as well as the head construction supervisor Mack, countless customer service representatives, sales managers and sales people, the construction supervisor at Arden, Daryl (I may have missed a few but) being told that everything would be taken care of but yet waiting over 120 days for punch list items to be remedied as well as countless warranty items, I would say that this has got to be the worst construction company around. When I hand all these people a list with pictures! of well over 400 items that should of and could have been corrected prior to construction being completed, I was told it would all be taken care of and yet if I didnt close that day (March 28, 2019), I would lose my deposit and they would sell this home to someone elsehere so here I am 4 months later still unable to fully move in to my home in fear of damages to my personal property from the reckless sub contractors that are on site still needing to correct many many many many many things at my home. I would welcome the heads of construction for Florida or maybe even nationally to come look at this gem of a home and tell me they would accept this if that was their family that was mistreated like this. Please understand that I have well over 2000 photos as well as over a 100 videos of all the issues that happened with this home before during and after construction. I do have an initial 558 claim that our attorney drafted for us but for some silly reason, I am giving a little more time to this company to correct all of these errors before I commence with the legal activities. We have had to file 7 claims to care in 3 months. Lennar refuses to do anything above the minimum to fix. Not something we ever anticipated with a brand new home. Continue to set high expectations and fail to deliver on them.

They state they’re the leading builder of QUALITY homes, which demonstrate COMMITMENT to customers, OUTSTANDING construction, and dedication to EXCELLENCE in homebuying. In our experience, they do not practice what they promote or have written as their core priniples; Quality —- Value —- Integrity. From the beginning of our home buying experience (started June 2018), to our current new homeowner status (moved in late spring 2019), we do not find we’ve been given the quality, value or integrity we’ve been promised. As new homeowners we find the “Customer Care Representatives” to need a title change of “Lacking Care Consultants”... they respond ONCE with a “I forwarded the problem to another department”, but they don’t give any other information or solution to your concern/problem...THEN it becomes your job to follow-up, remind them of said issue, document EVERYTHING & include pictures, as well as continue to ask detailed, specific questions, because they respond with a “I haven’t heard anything yet, still waiting”... then give a reason (AN EXCUSE) of why it will take awhile & how we (the customer) need to be patient. Currently we are dealing with flooding issues, and after reaching out to multiple people in Customer Care, the Lennar sales office @ the welcome center, & our HOA, the QUALITY & COMMITMENT to us as customers, and our environmentally protected area (in which the flooding caused major run-off of construction debris & trash to go into the lake, let alone cause damage to our property) seems to be of little VALUE. We did receive ONE response saying they did something to help drain the water, however, the evidence of the clogged grates & TRASH (seriously, they LEFT the trash that is all over the grates), remains exactly the same, even after 5 days. But as Anthony, the Lennar sales guy said, (over a week ago after I HAD TO FOLLOW-UP) “he is doing his best”, ... so that should help to reassure us, as new homeowners, of Lennar’s core principles. ... If you are going to purchase a Lennar home be sure you can be onsite everyday looking at the construction being done. The workmanship was not good on our house and we will be putting in rework tickets the entire year during our warranty period. You also need to do a thorough walk through before you accept the house and pack your patience for closing; just plan on a three hour ordeal. Good luck! ... More

Lennar prides themselves as a production home builder to a point where their approach to a home is to build as many homes with the minimal quality and maximum profit that they can get away with legally. Where the buyer and/or potential home owner is simply writing the checks - without input and concern. They set closing dates for acceptance and turnover before the work is complete and/or inspected. They leave behind many conditions of Non-Conforming work like dead trees, code violations, grading problems and leaking roofs / insect infiltration to name just a few. There is nothing in their delivery model where they allow disclosure of their home package - inside and outside or where you can provide your expectations for your new home. You take it or you leave it! Buyer beware in any Lennar community if you value quality, partnership at a fair price. I was initially pleased with watching our home being built from the ground up however as it came time to close on the property things started going Awry. We picked out a corner lot and was advised by the agent this would all be our land. As they lay the sod we began to notice they weren’t filling in the corner side of the home. As we did our first walk through blue taping things that would need to be completed before move in the house was covered with blue tape. When we came back to complete our final walk through we noticed hardly anything was completed. Our home was still covered in blue tape with we met with the head guy who apologized for the work not being done no excuse this happened to be our closing day. While going over the unfinished items I asked about the side of the home not being completed with sod it was then after paying an additional $2500 for a corner lot we were advised it didn’t belong to us and they couldn’t rezone the area. My neighbor owns the same amount of land that I do but $2500 less to not have a neighbor on side of them?? After informing them this was the reason we purchased the corner lot because we have a small child and would be throwing birthday parties and family gatherings. I was then told I could still use the property for those things. Needless to say about a month later they put all kind of landscaping making it impossible to use the land. Not to mention other things that were wrong with the home like cabinets, paint, uneven windows, first floor isn’t cool as second floor just to name a few. With a promise and handshake we were assured all things would be taken care of and we could close on the home with no worries. We were very happy with our experience with Lennar until it came time to close on our home. There were several things not completed but we were told that as long as the house was structurally sound we needed to close even though we wished to wait till everything was done. Once we closed it was almost impossible to get them to come back and fix things even though we were told these would all be taken care of right away. We were continually given dates and times that trades would be coming to work on things, paint, cupboards, carpet, tile, windows, only to have them not show up or bother to call to say they would not be coming. I should also note that often when trades came they did an awful job and repeat visits were needed to resolve the issues. We literally had to texted our customer service rep every day in order to get the things done that needed to be. We also contacted a supervisor who promised to come see our issues and get them resolved as soon as possible. This supervisor never showed up and we were never able to get in touch with him again. It has taken almost six months to get the majority of our issues completed and we still have minor little things that still require adjusting. This is our third new house build and we have never had issues like this before. We love our home but we would not recommend working with Lennar until they can work on their lack of follow through and customer service. Getting a new home is suppose to be a fun and joyful experience but when you move into a brand new unfinished home that you need to fight with the builder to get completed it becomes very stressful and anything but joyful. ... I had such high hopes when I put my downpayment on my new townhome. I loved the idea of something that was all mine and that no one had ever lived in before. Additionally, the fact that my home would be a smart home and Lennar's promise that Everything Is Included made it that much more exciting. Sadly, the reality was far from the dream. I'm typing this 5 months after moving into my home and I still have a laundry list of items that need to be addressed from my punch list. I've spoken to countless people with hopes of getting things done, and yet all that tends to happen is that trades people don't show up, do a poor job, or only fix one out of the list of things that need to be addressed. The overall experience was far from a positive one. Our front door was hung backwards. SEVERAL doors were not level and wouldn't close correctly / lock. The electrician they selected to do our home was HORRIBLE. He made too many mistakes. SEVERAL light switches were installed in the wrong places. Smoke detectors and light fixtures falling from the walls / ceilings. DOZENS of nail pops on day of move-in, yet we were told to wait for more to pop-up before having them repaired. Roof installed incorrectly. Bath drain not sealed resulted in water leaking through the ceiling. Wrong shower installed and refused to correct it. Outside window frame busted upon move-in. Drywalled over the attic access. Busted cabinets found during move-in. Cracks / holes in walls. There were so many things wrong during our pre-closing walkthrough. It seemed as though they rushed to the finish line and the GC didn't oversee the project well enough. Perhaps too many homes being built all at once? We spent our first three months in our home dealing with "warranty repairs" and still had to do a great deal of work ourselves to fix what was done wrong. Moved in and within 30 days, I noticed the driveway is cracking (not covered under their warranty, but they are ripping out and repouring the other driveways that haven't been sold.. So maybe you'll be lucky) Central Air was mis-wired and needed a service call to wire correctly, took three weeks to come out. Several electrical breakers continue to pop with any type of wind, other homes owners report the same issue. Already had to replace two of the LED hall/bedroom lights having them burnt out and they are not of a bulb replacement style. When they are burnt you'll need to replace the whole fixture. Several spots of poor finish work on the texture coating. Master Bath tile has an air pocket under it and it pops from time to time, reported before closing and never fixed. Still waiting on my kitchen cabinet door to be replaced from closing inspection still has the green inspection tape on it. Rust spots on the front stoop noticed before closing, so they scim coated the surface... now that coating is coming off in patches...since it's concrete it's most likely also not covered with their warranty. Several sprinklers are leaking from their heads up to an hour after shut off. Other homes have same issues. Water ain't cheap here folks.... ... More

After moving into my first new home, I quickly learned that I should have done much more research on homebuilders before signing the initial contract. 15 of 17 of my neighbors, myself included, who all bought brand new $400k+ townhomes, have had the WORST first home buying experience with Lennar. Starting from our unreliable and gossiping builder to the terrible corporate warranty request process and service. During closing, the real estate attorney even stated that many other buyers have had similar complaints and issues with Lennar. While sharing my home despairs, I also learned of a family friend who bought a Lennar home built in 2014 who also had an unpleasant experience with Lennar. I have been forewarning all my friends, coworkers, acquaintances, etc. to avoid purchasing a home from Lennar due to the negative experience I have had with them. ... More

Where to start...cheap cabinets with very poor installation (lots of exposed raw wood, drawers that don't close properly) poorly installed island countertop, cracks in drywall and cement, major ant problem, refrigerator circuit breaker flipped twice in first few months, and what makes it even worse is that Lennar does not follow through on repair requests. Our dream home purchase was the worst purchase experience of our lives, thanks to Lennar's quite unimaginable levels of ineptitude. No commitment to quality whatsoever at any stage of construction. No apparent desire to stick to deadlines. I, the home owner, seemed to be in charge of quality control - if I didn't catch it no one did. No commitment from upper management to make things right. I pleaded for help so many times, and just failure after failure ensued. No one from management ever even called or reached out to apologize for the incompetence. That's what you get for an $850K home purchase. You get better service at your local Taco Bell quite honestly - at least the manager there will say we are sorry when they mess up. Lennar management really should really find a different line of work. Folks purchasing their dream home deserve better than total lack of commitment to quality, total ignorance of deadlines, total disrespect towards the buyer, and total lack of any management basics. From the day I bought this home it has been a disaster. On the day I bought the home they were an hour late at the title agency and didn’t even have a room for us to close in. Then we ending up closing on a fold out table with some random guy who farted in my husbands face. Then our mailbox key didn’t work for over two weeks and then they had to rekey the mailbox. When we called our sales guy he said this has been a issue with a lot of home buyers. Why weren’t we warned before we moved in? On top of that the quality of the home is mediocre. I have lumps in my carpet, my floor creaks, the paint rubs right off the walls, the tile in the master shower grout has come up all over, the shower door creeks. The list goes on, every time I contact my rep it takes days for a response and I honestly don’t think I will every buy a Lennar home again. I own two homes my other home was built in 1978 and I have never had an issue, I bought this new home and have had more issues that I can count. ... More

I closed on my house in May of 2019, and I have had issues with the workmanship of the building. The punch list that was submitted isn't even half done and it is now November 21 2019. Be aware of the lack of urgency once you close.
