Buying a home to Lennar you have to have a lot of patience, don't trust everything they say, specially time frames to fix things. Be extra cautious. And very detailed oriented at the time of closing as there will be a lot of things wrong or missing in the house. You'll have to take a lot of work time off to attend to all submitted warranty request. Also, pay close attention to the roof, rainy season just started in SW Florida and there are more than 5 recently built homes with tarps on their roof. We love the house itself. We were disappointed that Lennar only installed 1 outside hose spigot in the middle of the enclosed patio and also 1 "inside" of the garage. Both are difficult to use. We had to spend a lot of money to trench the side yard to install water to the back yard. The grading in the back was terrible and we, again, had to pay quite a bit to grade it before landscaping. Lots of small things were wrong and at first the response to fix them were quick, and now we just wait and wait until someone corrects other issues. There were problems in front parkway where water lines burst twice. The workers ripped out all the plants and as of yet have not replaced them. We've asked several times to have that taken care of, but no help there. Our air conditioner slipped out of housing in attic because it wasn't fastened correctly and had to be reattached, then the repair man noted that a lot of the ducts were not even sealed and he taped those for us. We have had several damaged windows and some have been replaced. Now have noticed a cut in the slider door. Also plaster is cracking around family room window and no response yet. Throughout the entire process we had to keep contacting Lennar for updates. When contractors showed up at our house they rarely knew what to do. The quality of work was not great, paint dabs on the floor etc

A few things to list 1) Paint contractors miss many spots and the exterior paint has weak spots where they spaced the spraying 2) Faucets in downstairs bedroom and master bedroom leak onto counter if left at a lower valve setting. Lennar stated that this was within spec. Having to buy faucets that actually are long enough to not flood bathrooms. Should not be buying things to fix Lennars issues. 3) Floors are starting to gap and flex quite a bit. Downstairs laminate floors. 4) Biggest issue: Front driveway was poured before a deep freeze in the winter. Contractor did not adequately cover the driveway (used plastic as opposed to a large insulated blanket) Driveway has been flaking away and dissolving due to improper pour. We purchased a new build Lennar home. We loved the layout of the house and the community is just what we were looking for. So, put up with the months of construction delays (not all of Lennar's fault) which forced us to live in a campground for 3 months. We moved into a very dirty house, It was not cleaned well after construction. Dust on all the walls, showers, counters and cabinets. The floor tile was not cleaned either. (paint and left over grout everywhere) So, our first few days in our brand new home was spent cleaning. We then started noticing several poor construction issues. Door frames not installed correctly and the floor tile is a disaster. The hot water to then kitchen sink does not work properly. Base boards defective. Poor job done by painters. Driveway looks terrible. Tons of drywall issues. We have had three different customer care reps already in the past 4 months. They do stay in communication with us and try to have all the issues corrected. I feel they are just as frustrated as we are. Unfortunately. we have had to spend most of our days off at home waiting for repairs to be done. We are still fighting with Lennar and the flooring company on fixing the tile which is painful to walk on. The carpet was laid on top of construction debris, Not going to worry about that since we plan on installing upgraded carpet soon. It is just upsetting that we found a house we really liked after two years of looking and we walk into one problem after another. If I could have a do over, I would look for a different builder. After buying the home we had items that needed to be fixed. Our home rep Tom would never respond to our concerns or give us times when we could expect things to be fixed. Only after three emails asking him who was above him that we could talk to did he respond to us and after 4 months the items got fixed. Three of the contractors that had items that need to fix just showed up with out giving us appointment. Luckily my wife was home each time and we were able to get be work done. I closed on my new Lennar home at the end of May, 2019. Shortly after I moved in, there were several problems discovered, one being a water leak inside the home, most of the other issues were relatively minor. The customer relations team member assigned to me, Rick, has been amazing at responding to my tickets and working to get the problems corrected. However, the contractors that come out to fix the issues have been my biggest problem. They do not want to be flexible and only want to come M-F from 8-3, that is when a vast majority of customers are working. Since I have started a new job, I am not able to take PTO or leave work early to be home. It has been a major inconvenience!! A couple of times, the contractors have been scheduled to come out to correct a problem and they just don’t show up at all! They have no care or consideration for us as the customer!!! My recommendations to Lennar: first, get better contractors in the beginning to do the work right the first time. I have had a new build before (different company) and didn’t have nearly the amount of problems. Secondly, have better quality controls in place so that most of the issues can be caught and corrected BEFORE the homeowner moves in! Third, when your customers do have problems, find contractors who are willing to meet the demand of the customers and can work more flexible schedules! While it costs Lennar a lot of money to build homes and correct mistakes, there is still a huge profit margin (if not, why stay in business?). Lennar - you need to take care of your customers and provide quality homes, not a home that is slapped together in a couple months with very little quality control checks! Our yard wasn’t properly graded which caused flooding in our basement multiple times within the first two months. Issues are very slow to get addressed. Had a walk through 1 week before closing, was told all issues identified would be corrected before closing. We paid cash for our house at closing and were not able to move in for another month. After trying for two months to get items corrected I was told to submit the issues as warranty calls. After numerous cracks started appearing 3 months after we closed in the stucco. The house is only 6 months old now, Lennar says this is normal and I must repair. Funny not the first home I had, yet it has more cracks than my last home in California. A leak developed back in late August, it took over a month to identify where it came from, a crack in the stucco above window(was there no flashing). It then took another month get the initial repair with stucco patch and has still not been painted. One of the repair people that came, damaged the trim on the front of house and failed to notify me. I notified Lennar of this over 3 weeks ago, no one has showed up to repair. Warranty's are only good if the builder responds and resolves in a timely manner. ... More

Sales Person and Warranty Rep were good and professional. Overall it was a mediocre to poor experience. I think Lennar's extremely inflexible polices along with their "anything to gouge out a buck" corporate greed mentality make it hard to rate it a good or great experience. ... More

I think if you go into buying a home from Lennar with lowered expectations, you'll be OK. The construction quality is average. Not terrible but definitely a little sloppy. For example: I can feel several clumps of dried drywall mud under my carpet (Lennar's suggestion was to get a mallet and try to pound the clumps through the carpet until I can't feel them anymore), installation damage to wiring and appliances, the yard was full of leftover construction debris, and when they were repairing one of my walls and removed the drywall you could see the space behind the wall had a bunch of trash just left there by the construction crew. (Trash which the repair crew just left behind the wall, by the way.) The fixtures, cabinets and appliances are nice. The smart-home features are a nice idea but Lennar and Amazon don't have the implementation fully worked out yet so the homeowner is left on their own to troubleshoot a fairly complicated setup. Responsiveness is good up until the day you close. They, and their preferred lender, were very helpful and responsive throughout the financial and purchasing side. Once they have your money, though, responsiveness drops WAY off. Part of it is that they have local staffing issues so they can't seem to keep anyone in the customer care position long enough to get issues resolved. That said, the price is lower than the competing builders that offer higher quality so I guess you get what you pay for. As long as you don't put any stock in their lip service about a "Zero Defect" guarantee and go into it expecting to get an average house for an average price, you won't be disappointed. ... More

Lennar builds beautiful homes. But attention to detail appears to be a loss. We have been in our home for 4 months and immediately started a list of repairs needed. We have only notified the builder of two repairs that are priority at the moment. Our experience with having our concerns addressed has been very poor. We will usually get a response within a couple days but contractors are scheduled on what’s convenient for them and not the homeowner. We are told what day they will be out but it often dies not work with our schedule. That means contractors are coming to our home and entering our yard with no one here. Most of the time we have to reach out to Lennar to get an update. Often times, we don’t even know if the contractors came out. We have a patio that is sloped towards the house leaving rain water to run down the patio, towards the house and down the foundation. It’s been a couple months since we first notified Lennar of the concern and over a week since the contractors were supposed to be here but we don’t even know if they came out. Still waiting for an update. We also notified Lennar of some carpet defects a couple months ago and have yet to have anyone inspect the product. Lennar is a large home builder and I’m sure they have a lot of customer repair inquiries, as would be with any new homes, but the customer should be informed and updated regularly. I work in construction as a project manager and I know the importance of communication. It makes a big impact on the customer experience. We still have a fairly large list of repairs needed and we are concerned with when and how they will be taken care of. We just recently bought a home in Rosena Ranch from a Lennar community. Since we've moved in, we have had to call service quite a few times for issues that should not be happening in a new home. For example, our handrail on the stairs are already having separation from the wall. It is under warranty and will get fixed, but it is very inconvenient especially because the contractors have to schedule so far out. These things should not be happening in a new home. I don't know if I trust Lennar's workmanship. The backyard was done very cheaply as well and all the neighbors complain about the amount of mulch that was put in. ... More

Make you understand the HOA regulations. People with two and three cars aren’t “qualified” for a townhouse. Garages are for cars. They aren’t storage bins. Garbage cans are everywhere as are cars.

Our advisor was very knowledgeable but unfortunately, he had a family emergency during our home buying process from the very beginning and was told to contact 2 other Lennar reps if we had any questions. They were no help at all. Never let us know what was going on and never returned calls. This was the most crucial time as we were in the actual home buying process. When we moved in, we had quite a few issues with things around the house and to get those things fixed it was just a nightmare. For example, as we did our walk through, we noticed that the paint on the outside of the house did not match the majority of the wall and were told they accidentally painted it the wrong color. It took about a month or so to get anybody out there to fix it and we were told that the painters came out and fixed it, twice! Really? Because it was the exact same as when we did our walkthrough. It was never fixed. I could go on and on about all the issues we had. We were and are still very disappointed at this new home buying experience. This wasn’t our first home we purchased, but it was our first brand new home and we expected much better than what we got. After our experience, we probably won’t buy another Lennar home. As the saying goes, "first impression is the last impression". In this instance, I tend to disagree with my homebuying experience with Lennar. The first encounter with my agent was quite impressive. The questions I have fielded were answered with conviction. However, I have felt a sense of deception and distrust along the way and during the construction process. I had asked a few questions regarding the construction specifications, but those didn't materialize at the end. Bottom line, do your diligent research before you sign the contract. Ask current homeowners with their experiences, etc. The house I moved in have issues that have not been looked at or rectified as of this review. The insulation is very sub-par. It is uncomfortable during the day, having the AC set at recommended 78° and just runs all day long. The temperature in the garage is unbearable. I ended up insulating the attic myself. And to mention, found some empty beer cans up there. Perhaps, the construction folks needed some refreshment to stave off the heat. I read many reviews about Lennar prior to moving forward with the process and most of them were negative but I was naively optimistic that my family wouldn't have the slew of issues others had. We purchased in early June and it was 10 months later that we finally moved in. The sales rep was very attentive and very friendly but after that the experience consistently deteriorated. Our house would sit for weeks with no work done to it, I checked on the house every other day. The largest delay was the electrical contractor, or so we were told, which took a solid month with no progress to the house. Our walk through date changed twice. Then come the final walk through the house was completely unfinished, doors were missing, a lot of holes in the wall, one of the windows was cracked, and don't even get me started on the paint and carpet job. We were originally told our closing wouldn't happen on time due to all the work that had yet to be completed. However, true to what we had heard they rushed the closing and promised to have things finished. I forgot to mention that our garage door was crooked which meant that the exterior stucco had to be refinished after they realigned the door. We moved in and there was a giant gray stucco stain all over the front of the house. Also, our builder was texting me while I was at the closing table showing us things he was finishing up, as I was at the closing table! Needles to say that we've only lived there 4 short months and have already had to open several tickets with the warranty company; don't expect a rep to stay more than a month. We've been assigned 3 different warranty reps in the last 3 months, the current one hasn't gotten back to me in over two weeks. The quality is quite poor and very rushed. Not to mention that the HOA fee is higher than quoted to us and some of the amenities mentioned either don't exist or are not up to par. Don't expect anything to be done correctly unless you intend to hound the builder constantly they are the only ones who are of any help, Lennar shows no mercy. ... More

Lennar’s house plans are very well done for modern living. Materials are as advertised. Home care warranty is practically worthless. And their people can be spiteful if you get upset with their poor service.
