I have purchased six homes and this experience by far was the most disappointing. Once you sign contract to purchase home the communication ends. There was no formal sit down process nor schedule given to keep you abreast of the process. Was not encouraged to meet or speak with the construction manager. Our house was not move-in ready and yet we were still forced to close. There were still several outstanding issues that were not addressed on our final walkthrough. The process to close was rushed and workmanship was sloppy, there were several serious issues including a gas leak that had not been addressed until after the walkthrough even though they were caught weeks in advance. I’m still waiting for repairs to be completed from my closing over four months ago. In addition I’m in the middle of fighting tooth and nail to get someone out to repair a roof leak that has caused extensive water damage and now black mold which has rendered three rooms in my house unable to be used. This review is not in regards to the location, the neighborhood, the local schools, etc... It is strictly about Lennar. I purchased a home from Lennar at the end of May 2019. My experience with Lennar before and after purchasing the home has been terrible. This company lacks communication, consistency, and quality, among other things. When we agreed to purchase the home that we liked, the closing date was originally set for early June 19. Lennar contacted us and said that the closing date could be moved up to mid-May. We agreed to that closing date. When that date finally came around, I took off of work to allow time for the walk-through and all of the paperwork that comes along with closing. It was getting late on the day of closing and Lennar had still not contacted me to come do the walk-through. They finally contacted me and said that there wasn't time to close and we would have to do it at a later day. I went up to look at the house the next day and saw that the house was nowhere near ready and that they made no attempt to even close on the day that they moved it up to. I was extremely frustrated that I sacrificed an entire workday for nothing. Eddie, the area manager, and Drew, the sales rep, made no attempt to apologize or compensate me for this. Several days later, I walked through the house with Mario, the construction manager at the time, and put up blue tape on areas that needed a paint touch-up. After a while he has another appointment and said that Drew, the sales rep, was on his way to assist me in continuing the process. When the sales rep showed up, he aggressively told me to leave the home and that if I didn't like the way it looked, the house wasn't mine to buy. At the same time, I noticed that there was a bird's nest in the attic which was the result of a gap in the roof I had brought to their attention in the past, but they told me it was nothing. My wife and I moved into the home on June 2nd, and there are issues that we identified before ever purchasing the home that we are still dealing with today. The most recent is chips in the floor, which has now turned into a 5-week process just to replace a couple of panels on the floor. Lennar left the laundry room vent blocked which caused a blockage between my dryer machine and the vent exit on the ceiling of the house. This is a major fire hazard. The fence gate has broke 3 times. Paint on the outside of the house began to peel off. There was a missing baseboard. There was paint in the carpet and on the flooring throughout the house, and when I brought this up they told me to just to get a washcloth and clean it up myself. There are paint chips and inconsistencies in the paint in every single room of the house, they told me to use the provided touch up paint to fix it myself. I appreciate that the house came with sod and an irrigation system, but the way they laid the sod was extremely careless. Since we first met with Lennar, we have gone through 3 construction managers. As you can imagine, this has caused inconsistency and confusion in communication. I would never recommend Lennar to any of my friends or family. Unfortunately Lennar is more focused on selling houses than building quality homes and providing good customer service. My closing date was moved up three weeks but my house had numerous items that needed to be fixed. I was assured they would be fixed after closing. Five months later, some of these items still haven’t been repaired. I submit warranty items that need to be addressed and nothing happens. Lennar eventually closes out the ticket like it’s been completed, but it hasn’t! This has happened numerous times so I eventually call customer service. It takes months to get things fixed. Good for active residents but need to address not so active resident who have dogs. Not even a small dog park or grass in the community center for dogs to play. In my estimation about 40% of the residents have dogs. Even Millenials now love dogs :)

We're enjoying the new home but there are a few things that we wish were done differently. First, for the price paid, there should be a sprinkler system installed. The majority of lawns in the neighborhood have died and we had to have someone trench our new lawn to install a system after the fact. At a minimum, it should be a paid option. The fescue breed grass is a cool weather grass that requires a lot of water. Second, the green space behind our home looks like a wasteland and it's been that way for almost a few years according to neighbors. Landscaping and irrigation needs to be installed as promised. There are community infrastructure components that were major selling points for us including the jogging trail around the neighborhood and connection to the green way. Currently there are random pieces of sidewalk missing around the neighborhood which interrupt bike riding for the kids and are dangerous. The entire build process was great. Our sales rep kept us informed and although the lot we chose already had begun construction, Lennar allowed us to make several interior changes (floors, counters, and couple other items :) The one item Lennar MUST work on is their Closing procedure. On the day of close for our final walk thru/inspection, there were still 10 people inside working on the home! It is impossible to conduct a walk thru inspection to view potential deficiencies with construction still going on! Lennar should have pushed the Close by a day or two. Lennar robbed us of the new home experience on the day of close and left us with a bad taste. To their credit however, it did take a couple months, but Lennar did fix all the deficiencies in the home. The site manager unfortunately did not pick up on any of the clues about us being incredibly unhappy. During the final walk thru before Close, He arrived about 15 minutes late, on his phone and went right into his purpose of being there. He did not even introduce himself. I had to stop him, and introduce myself and my wife, and then once he finally made eye contact he realized that he was being unaware of his environment. He didn't do any of the basic fundamentals of an introduction to make us feel comfortable. After living there for a few months there are a couple of weird design flaws. For example, the exterior hose is on the wrong side of the house. It is away from the garage. How can you clean out the garage floor or wash your car? You need a 50/75 foot hose just to reach! With all that said, I do love my home. We have a Norwood Model and it really is awesome! I love coming home everyday, pulling in the driveway and can't help but smile, because this IS my home. ... Overall my house is nice. There are things that were shown and discussed that were changed or excluded by Lennar that I was not happy about. But once you are in the process, its hard to walk away.

They did make the home buying process very easy. It seems as if they push and push to get you approved, then drag their feet. Other than that, overall experience was not bad.

I don't think I would buy a Lennar home again at this point. There are many things that they cut back on, that really cheapened the house. For instance, our engineered wood floors have had so many chips, and peeling issues that it feels like we have a standing appointment with the flooring company, and their fixes only last a little while. Our yard is a mess. It does not appear to drain correctly, so we have algae growing on our sidewalk. Chip, our project manager says he thinks everyone is watering too much. But that is not the case. Our grass is a swampland out front. We keep asking to have someone come out and check to see if the yard is graded correctly, but he says that is not the case. How does he really know? I have taken pictures of this if you want to see. We did not get to pick our interior items, but the carpet in the bedroom looks like it is already worn out after just 3 months. There is a "divot" in the middle that appears to be no padding under it. Chip thinks it just got worn down. We could go on, but why? when no one will contact us that is higher than Chip to have these issues looked at. Chip is amazing, but there is a limit to what he can do. But at least he tries. ... More

The houses should have gutters on the sides of them..... The houses are built so close together that when it rains the water runs off of both roofs so hard and so fast that the water cannot drain into the ground fast enough and it creates a big mud pit between the two houses. They want to charge me $800 for each side of my brand new house to put in a drain and regrade the ground to fix the drainage problem. Why should I have to pay to regrading the ground or to install a drain on a brand new home. ... More

Poor quality control during the build. House next door has been half built for 6 months and I have a constant flow of trash in my yard. Lennar mortgage company was a nightmare to work with.

When a person purchases a new house, you would expect the work to be of better quality. These contractors are supposed to be professionals and do better jobs than myself. We shouldn't have to have painters come back, sidewalks fixed, plumbing fixed, fixtures replaced, garage siding repaired all within the first 2 months. The CM was awesome! He was very willing to get people back in and make the repairs. We passed our 60 day mark, so no more CM helping us. The current customer care rep has been good so far and brought contractors back to make repairs. With the price one pays, I would expect better quality of work. The CM is stretched and has many properties to worry about, but was very helpful. ... More
