I am in the trade as a Plumber , the appliances homeowners get now seeing and using first hand are ver cheap for the price of the home. I have gone to new build apartment complexes and the washer and dryers they put in for renters not buyers are at least $1,000.00 each, but in general their appliances 8 out of 10 Lennar’s for buying a home valued at almost $300,000 - $500,000 2 out of 10. Some of the workmanship inside is poor quality at first look it looks amazing , but after living in the home and experiencing the workmanship it’s poor, especially for the price we pay to buy the home. ... Details such as scratched appliances, chipped counters, scratched bathtubs/showers were things I readily spotted through out the house after moving in. I also didn’t realize the house didn’t come painted like the model, the dining lighting wasn’t included, and the front landscaping is a joke. The landscaping looks nothing like the model. They literally put in random plants in no specific pattern. Ive already changed the lighting over the dining table as the cheap chandelier they put in looked nothing like the model. This review may sound negative but it’s actually not, I do love my house. I just find all the small details extremely annoying as I’ll have to fix it later $$$. I’m already planning on replacing the bathroom counters as the chips and stains I didn’t notice until after closing really annoy me. I’m also planning on completely redoing the front yard to look somewhat more decent, half of the cheap plants they put in are dead. They didn’t really choose appropriate drought tolerant plants for direct light etc. All in all, I’d recommend Lennar, but know that all included comes at the cost of the fine details. ... More

Not the best materials or workmanship. Stairs and 2nd floor creaks in several places. Too many places for the builder to fix without ripping out entire carpeting.

- Lennar NOT honoring certain inclusive items. - Addressed to the Lennar Home Care personnel of a discrepancy on a certain appliance to be fixed after closing of escrow. Will not help and left the responsibility to the new homeowner.

The home is a great value, with so much included. It's beautiful. But there are too many stupid construction errors — the wrong smartbox, not enough outlets in the smartbox (Cox TV and WAP are STILL a problem), wrong thermostats and plugs for the washer, promised USB ports not installed, no info on HOA procedures and more. It was impossible too work with Lennar title. Would not accommodate my requests and had to use a different title company. Lennar punished me by not paying fees that the seller would normally pay

The sales lady we had when we first bought the house was not clear about everything and had very poor communication with us. The president of the company helped us with our issues.

My issue in being a first time NEW home buyer was disappointing, not so much because of the home but the agent, Virginia. They screwed up on the loan docs and sent them to a different state, which meant we had to get up at the crack of dawn to make sure everything was resigned before noon for escrow to close that day. We came with 7 people and a truck from California. I followed up with Virginia around 2:00 and she told title we were very impatient. Next thing I knew it was after 5:00 pm and still not a word. Virginia finally texted me the following morning at 4:30 AM, telling me the code to enter and where the keys and openers were...4:30 AM! Which means we closed the day before and she never told me! She knew we were up at 5:00 am, she knew I had 7 people with me that had no where to sleep, and still waited till then to notify me!! She said she misplaced her phone, but she could of gotten my number from multiple people! Never congratulations, or a proper walk thru....NOTHING! As far as the home, it didn't come with handles on any cupboards. That was over $500.00 to add. The carpet we upgraded, and it is still so cheap and thin with tack strips that cut our feet until we hammered them all down. Everything was stark white and we couldn't even pick our colors with an up charge, so that had to be done before we could move in. Lennar service and all is great. In my opinion the upgrades should be different. Why no money back when not using tiles or carpet. Why not more freedom for upgrades for kitchen. Material use is cheap. Why not full flooring and then place kitchen island. Etc etc. should be a possibility to get discounted on kitchen and pick own kitchen and store. All is made simple for builder. But maybe I am spoiled with how things get done in the Netherlands. ... More

It’s too early to tell about the quality of the workmanship, but Paul and Alex were great. They answered and responded to questions in a timely manner. The only complaint I have is with Bruce, the new home consultant. He was more of a sleazy car salesman than someone there to actually help you through the process. From feces left on door handles due to materials left in pipes flooding my new home, to urine stained “brand new” toilets, and even sour urine smelling “brand new” AC, my first 90 days was far from a great experience. Working with the customer service rep to fix certain things in the house was a difficult process. Communication was lacking, follow through was poor, and there was no one else to call at corporate to get help; were were stuck. Quality could have been much better and for the amount of time it took to build. I would expect more. The lack of options is terrible. The “everything included” sounds great until you actually are in the buying process and you can’t add any options. You can pick counters, cabinets and floors. We weren’t even allowed to pick our paint color. They used flat paint everywhere in the house besides the wet areas which is easily marked and not easily cleaned. We decided to repaint the whole house before moving in because of it. Many neighbors are regretting not doing the same. They give what THEY think makes people happy and skimp out on the rest. The experience was very fast. Maybe too fast. But I believe that comes with the times and the market. It would have been a better experience if our sales person had better advised us on the process and with more specific facts on the community and neighborhood and that there is an actual sub builder. The sales team could have shown some appreciation and gratitude for finally going through with lennar. But i guess they are too busy with multiple buyers and the individual customer is not valued at this time. It was a decision that felt rushed and I was not completed satisfied especially since we were moving from a different state where I had reservations about moving to Vegas. The build and quality of homes seems different here. And if I could have more info on the differences with understanding from the sales team, this would have made the experience totally different. Although the sales experience was not great. Customer service is completely different. We have been at our new home for a month now. I do appreciate the customer service side very much. Very poor communication from our sales person, always evasive about when our home was going to be released for purchase as it was a model. We were forced to put reservation on home after we were told it was available to purchase. The day it was being released for sale we suddenly had another reservation, we then had to offer more money to get the home. All a game to get more money. The mortgage process is absolutely ridiculous - the homes are missing insulation - the appliances they put in are sub-standard old - they take away items that should be included every time they raise the price & the houses for age restricted communities are Not Senior friendly I.e. they put cold air returns on the 10 ft. ceilings & not where they can be changed!! Only good thing I can say is in my community the team responsible for repairing little items is good! ... More

All in all was an ok experience. Preferred Lender was horrible. Come to find out the HOA for the community is terrible and there is random kids in the neighborhood vandalizing things.

We were able to get all the upgrades that we wanted in our home but we were disappointed with the size of the lot and the “lot upgrade fee” we were told that we would be facing our neighbors backyard so it would be from back yard to backyard but when the house went up half of my yard is covered by their home, their windows look right in to our yard and upstairs we are almost face to face. A lot of the things on the inside were not put on right, the cupboards doors keep getting loose, the lights keep loosening from the ceiling, there are “settling cracks” on the wall. The paint they use for the homes is the cheapest paint. We are 6 months in and there are dark spots all over the wall from where people or things touch because the paint is cheap Matte paint. The stair rails are painted with cheap white paint and already having grease marks on them, my carpet is coming off the stairs. They only had a few options for model of what fit in to the lot, if you look at all the homes that have the “same model” no home is the same, there is no consistency. I had to ask for a balcony light that was suppose the be added before we moved in as well as garage lights. They did fix most of this and they do a walk through at 1 month, 6 month and a year so I’m planning to show them all of the effects. Other wise it’s a good home.
