We do like our new home, but you do and will feel the subcontractors build .. this home could be called a custom, but nothing close .. The builder should of been more involved with every step, but in my opinion chose to stand on the sideline and watch the subcontractors take charge.. flooring and paint are the worse, and will take thousands to replace it up grade .. the structure is awesome but the bones are definitely the biggest disappointment.. ... This is a nice home - there were some “ glitches in home . The service / tech guy seems somewhat distance in fixing or repairing things around house . He showed little or no enthusiasm when he’s over our house . I believe there should be choices who we can pick to come out fix / repair homes - not just this fellow . ... More

They will build you a nice house, just make sure you get everything in writing and even then be prepared to either wait or have to go back and forth about it. They don't always do what they say they will do. I would avoid closing on a house in the winter as all the spring things they say they will comeback and do have not happened. And finally, I would suggest you just get the full sod package because if you don't you will regret what they do instead. ... More

Wasn’t too happy with the original sales rep Viet. Took a long time to get things back to us which caused delays in our build. This also pushed us back at the design studio which then we couldn’t pick the exterior colors due to other homes next to us getting there before due to the delay. Wasn’t thrilled about spending over over $400,000 on a new home and not being able to get the brick and siding we wanted. Our new salesman Joe helped move things along but the damage was already done by viet. We also had a flood in our basement not more then a few weeks aafter we moved in due to the pit not being cleaned out property ( we did have it cleaned but lost a lot of personal items that were never recovered) ... Lennar - We’ve had a ton of issues since move in.

We’ve had a ton of issues since move in. Starting at the very day we moved in. We went and taped all the issues- then on move in the the issues weren’t fixed and the tape was still up. From there we’ve had issues with floors, doors, plants, paint, dishwasher cutout.. etc. Also the entire neighborhood looks terrible due to trash, overgrown grass and weeds, dead trees. Mounds of dirt etc. really wishing they would get our areas that are finished looking better. Also the contruction trucks fly through and we all have young children. ... More

We have built with Lennar before. The 1st build was a great experience without any craftsmanship issues. This time, we were not satisfied with the workmanship, and we are still experiencing HVAC issues that have yet to be resolved.

Our House title was to be titled to our Trust. The information was given to the Lennar Salesperson. We learned after our closing, that our house deed was not titled to our Trust. Didn't know you can't store anything above the garage in Lennar homes....at least not in our area. I was told it voids the warranty. This should not be allowed. Yard work(sodding) appears to be substandard. For 230/month, the water bill should be included. Lawn maintenance seems substandard. ... More

My review is still incomplete at this time. The quality of the driveway is completely unacceptable and is the reason for my low rating on quality of workmanship. The driveway was poured at 26 degrees on November 13th and I believe that it froze before concrete had cured to achieve a necessary strength. Overall we had a mild fall and there numerous days the concrete could have been poured at a much warmer temperature. It has numerous cracks, chips, pock marks, smears and is very off colored. No other driveway in the neighborhood has an appearance that is even close to my driveway. I currently have a work order submitted for the driveway and am waiting to hear what the next steps are. If the driveway is replaced I would definitely change my rating as the quality for the rest of the house appears to be generally quite good. ... More

Worth the Wait

Our house was not ready at closing. However, Lennar came back to fix the issues they promised. It just took a few follow ups. Happy with the end result.

Covid shortages seemed to affect some of the quality. Shortages on certain building items have shown up with the make-ups not fitting properly etc. They attempt to correct but product shortages continue and have hampered them.

Responsiveness: Not Lennar's fault but we have items outstanding for repair and due to the Covid-19 crisis Lennar is not doing any in-home repairs. Hopefully when this virus thing blows over the repairs needed will be completed. Lennar continues to build and sell houses so the number of repairs people will need continues to grow. For the price. The workmanship should have been perfect but small things like bowed walls and trim seams not lining up.

Lennar offers an all inclusive package with stove, microwave, dishwasher and refrigerator. While this package is convenient, and appliances are name brand, they are at the very low end of the product line. It's important to understand this because the appliances may prove to be impractical for some home owners. First, the stove has a gas operated oven which make cooking difficult. Even the most basic meals will not cook evenly. A dual fuel stove with electric oven would be much better. The refrigerator is a side by side style. The model selected has a very small freezer. Because space is limited large/excessive grocery shopping for holiday meals is impractical. Fitting a turkey or ribs in the freezer in preparation for feast proves to be a problem with this model refrigerator/freezer. The dish washer is very basic. It's louder than the average dishwasher which makes it's use in open space living complicated. Most materials use are satisfactory however workmanship in several areas is baseline acceptable. Specifically grout work is visibly bad. While I believe Lennar tries it's best to be clear and concise, there are always things homeowners discover after purchase. Lennar will not make any concession to modify even the most basic things in inventory homes, no matter if the buyer offers to pay. Buyers should be aware that Lennar does not use conduit when installing electric and internet cables and plans for the cabling in not available. Workers may puncture those unmarked, "open lines" within the walls during construction. Buyers should be sure validate all internet cabling and electrical things are active before closing on a home. Furthermore, be sure that windows are cleaned, and inspected for proper operation and damage. Over half of the 24 windows within my home were damaged. Buyers should also make sure door locks and water facets are installed correctly, i.e. hot is not marked cold and right key turns unlock doors vs left key turns. Lennar will respond to all matters quickly. Homeowners should double check/inspect corrected work. The value of the Lennar homes are normally comparable to others. All in all it's a good buy. ... Poor management of the process

The framers did a very poor job and set everything behind. Multiple repairs were required to move to drywall. ”Leaner” was desperate for subs and the project manager was in over his head. Good guy, but he could not meet expectations and is no longer running jobs. We love our home, but we are now waiting for warrantee repairs requested months ago. Repairs that needed to be completed prior to the "needed" review for the sales department were priority. Details that need correction post that review certainly take a back seat. Vendors do not like accountability

The colors on the spec sheet are not what is actually in house. We tried to go get more paint and more mulch to match and it what we bought, per the spec sheet, is NOT what was actually used. The exterior and interior was visible dirty when we moved in to the brand new home. The toilet still doesn't work right and we had a service call out within hours of closing on the new home. ... Do not buy a slab. Multiple issues with drywall, paint, caulking and brick. All resolved except plumbing/sewage lines.
