Don't expect your house to be built of the same quality as purchasing from single person or smaller company. You can end up with a good home as long as you're willing to go through the battle of dealing with warranty work. We had a good experience with our second sales rep and our warranty service. ... Did not anticipate as many issues with a brand new construction which I continue to run into. It seems that the rush to build to sell these houses is a priority and attention to detail is not. I trusted Lennar to deliver a finished home to the expectation as identified when it was sold to me. That was not the case. I’m extremely disappointed, with the price I’m paying for a house like this I expect small problems if any. I’ve had major construction done to an upstairs closet, missing paint in parts of my house, spots with no texture, water damage to a door, door hinges ripping from the walls. I’m beyond annoyed with how much time it takes to get these problems resolved. They try to do what they can to make it right but I am tired of construction, I’m tired of constantly having trades at my house fixing things that shouldn’t have been overlooked or assumed I as the homeowner wouldn’t notice. This is a serious problem! I don’t understand why it’s so hard for Lennar and the contractors to just slow down and do it right the first time so you don’t have to have 100 warranty calls on one home. It is not that hard to just slow down make sure you’re doing your best work because it saves a lot of hassle on both sides for the homeowner and for the company Lennar. The work that has been done to my home is less than satisfactory and I’m literally at my wits end of dealing with this company any longer. From buying this one home I WILL NOT EVER recommend Lennar to any of my friends or any people I know asking who they should purchase a home from. Communication and response time is horrible for any warranty work needed. We were promised several things from first warranty guy then he was switched to different property and new guy has no idea about anything. Wait time to get items addressed and taken care of is ridiculous. We have asked to speak with supervisor verbally, through text, and via emails. No response on that yet either. ... More

Being delayed from closing on the home while it stood completed and it costing $5000+ to live during this time. No good reason for delay .

The house is built fast and cheap. Workmanship is poor quality. Home advertises as "comes with everything", but it doesnt come with essential items you would expect from a home; such as coach lights, door bell, sliding door bug screen, drawers in any bathrooms and list goes on. Lennar also did not disclose very important information such as; we live next to landfield, and many more information would have made us not move here if we knew. I bought a lennar home in Las Vegas, NV and now in Riverview. The only benefits is all inclusive. Cleanliness, responsiveness to problems, and customer service are almost non existent.

We found a lot of mistakes and after being in the home for a few months we still see things that were not fixed but at this point, we are told that is cosmetic. We still have a big hole in our back yard which I've almost fallen a few times. Just received a letter in the mail that my CCD cost is going up and my monthly mortgage also went up. We still have no pool or playground as promised when we moved in but we have about 75 more new homes. Almost forgot to mention it took about two months for us to get a mail box and had to go to the post office every other day if we could make it before they closed. Very basic cheap construction. Things that should be included are upgrades or not offered. Carelessness on several items in the home. No padding under carpet and can fell rocks where the carpet was laid down. Changes made during building of the home that buyer not made aware of. However I do like the community that I live in. ... I was initially pleased with watching our home being built from the ground up however as it came time to close on the property things started going Awry. We picked out a corner lot and was advised by the agent this would all be our land. As they lay the sod we began to notice they weren’t filling in the corner side of the home. As we did our first walk through blue taping things that would need to be completed before move in the house was covered with blue tape. When we came back to complete our final walk through we noticed hardly anything was completed. Our home was still covered in blue tape with we met with the head guy who apologized for the work not being done no excuse this happened to be our closing day. While going over the unfinished items I asked about the side of the home not being completed with sod it was then after paying an additional $2500 for a corner lot we were advised it didn’t belong to us and they couldn’t rezone the area. My neighbor owns the same amount of land that I do but $2500 less to not have a neighbor on side of them?? After informing them this was the reason we purchased the corner lot because we have a small child and would be throwing birthday parties and family gatherings. I was then told I could still use the property for those things. Needless to say about a month later they put all kind of landscaping making it impossible to use the land. Not to mention other things that were wrong with the home like cabinets, paint, uneven windows, first floor isn’t cool as second floor just to name a few. With a promise and handshake we were assured all things would be taken care of and we could close on the home with no worries. We did just that only to come back after hours and find out the work wasn’t completed. I will not purchase another Lennar home!!! ... More

Cheap stuff were used , like the paint very bad. The grout already cracked in the bath tub. Other stuff. To get things fixed Is horrible.

Lennar - The communication between staff was horrible.

The communication between staff was horrible. For example my husband and I would talk to someone in the loan department and would expect that message to be delivered to the each person on our mortgage case, but instead we would have to explain our self again and again for the same matter. We also had short notice when it came to gathering information to be sent over, and was then told certain things would be accepted but came to find out later in the home-buying process it’s not accepted. The communication was so bad that on the day of closing we didn’t have a time to close. We were waiting on a call from anyone at this point to tell us when to close, but we ended up having to reach out to them, only to have our time canceled at the last sec while moving our stuff into the uhaul trucks. The inspection that we had sucked, only because of the person demonstrating, Elaine. She did not allow my husband to check the plug-ins, which I think is a big deal since we are making a large purchase. Next bad experience was our loan officer I assume was fired and we had a replacement which made it even worst with the communication, because leading up until, it’s like we had to start all over again with our information gathering, nothing was passed on. We would have questions like anyone else in this strenuous process, but when we would call no one would answer and subsequently we would leave voicemails, only to hear back from them a week or 2 later. ... The only thing good about our experience with Lennar was the sales rep. She was very nice and extremely responsive and helpful. Once we closed on the house, Lennar seemed to not care at all. They got their money and they wiped their hands of us. There have been so many issues already. We've been in the home only 4 months and have had to make a claim with warranty over 10+ times. The workmanship was poor at best, the sales staff and closing were a disaster, the follow up with repairs has been, let's just say a nightmare. Some things still are not fixed and if I had to guess are not going to get fixed unless I pay for someone to fix them. Too many imperfections caused by fast and sloppy workmanship. The entire process is rushed from start to finish. Everywhere I look I find issues with finishing touches. We just moved in and we're already thinking about selling.

Sales Agent did not disclose property was in a flood zone. Lennar Mtg Rep figures was way off and was not meeting VA guidelines. Was forced to sign punch list stating everything was completed to be able to close. If punch out list not signed it would cost the us the buyers.
