I would encourage any other home owner to get a pre-dry wall inspection and a final inspection. Also, don't move in until things are complete. Love the community and how is becoming. Unfortunately still dealing with issues my house have no empathy at all to fix issues

Covid-battered (reduction in staff) closing and warranty experience, plus cost saving construction practices leave homeowners having to make up the difference.

Lots of issues (initially) getting any response on warranty issues. Contracted company that manages the HOA and Club is COMPLETELY unresponsive. My wife and I have made a total of about 10 calls or emails and have not gotten a single response. NOT ONE. I've had to go to the office (twice) to get a message to them. In this case I have gotten a response but it's always a partial response. Follow up emails go unanswered. The other big issues include construction debris is the worst of any home I've ever purchased. Sub-contractors leave trash on the ground when dumpsters are full or removed. Lastly, architectural decisions are made to provide the cheapest solution for the builder. We have 150 amp electrical service which is not enough in a community that does not provide gas. A 50 gallon water electric heater is standard in an 8 bedroom house. Hot water runs out after the third shower. ... More

I have had multiple issues and most have been resolved. My garage floor is making me extremely upset because there are multiple cracks in the cement floor. They extend outside of garage and stop at pavers. I was told that do to coronavirus I would have to wait for them to take a look at it. People prepared to sell, however, do not finish reviewing the house after closing. A struggle to complete internal problems. 4 months and I still have blue tapes in my kitchen.

Although the home is beautiful, you can tell the work is rushed. Lots of things that arent done correctly because Lennar just wants to make their money as quickly as possible. Alot of issue were found in the house, because they rush trying to build it. So we could close on the house. I would have rather waited then have our house rush.

The workers dump trash everywhere including bottles filled with urine. Find these things when digging in garden. Takes forever to get them to repaint our side wall outside which is at least 2 different colors of white. The plumbers who came from problems were rather derogatory until they found that AT&T had drilled through our sewer. Also we are hooked into neighbors sewer before draining to city sewer. Building took 10 months due to contractor delays....poor finishing

I read many reviews about Lennar prior to moving forward with the process and most of them were negative but I was naively optimistic that my family wouldn't have the slew of issues others had. We purchased in early June and it was 10 months later that we finally moved in. The sales rep was very attentive and very friendly but after that the experience consistently deteriorated. Our house would sit for weeks with no work done to it, I checked on the house every other day. The largest delay was the electrical contractor, or so we were told, which took a solid month with no progress to the house. Our walk through date changed twice. Then come the final walk through the house was completely unfinished, doors were missing, a lot of holes in the wall, one of the windows was cracked, and don't even get me started on the paint and carpet job. We were originally told our closing wouldn't happen on time due to all the work that had yet to be completed. However, true to what we had heard they rushed the closing and promised to have things finished. I forgot to mention that our garage door was crooked which meant that the exterior stucco had to be refinished after they realigned the door. We moved in and there was a giant gray stucco stain all over the front of the house. Also, our builder was texting me while I was at the closing table showing us things he was finishing up, as I was at the closing table! Needles to say that we've only lived there 4 short months and have already had to open several tickets with the warranty company; don't expect a rep to stay more than a month. We've been assigned 3 different warranty reps in the last 3 months, the current one hasn't gotten back to me in over two weeks. The quality is quite poor and very rushed. Not to mention that the HOA fee is higher than quoted to us and some of the amenities mentioned either don't exist or are not up to par. Don't expect anything to be done correctly unless you intend to hound the builder constantly they are the only ones who are of any help, Lennar shows no mercy. ... More

It’s a “cookie cutter” design. Minimum input or changes you might regret later other than that beautiful house. Takes forever to get any deficiencies corrected.

Home builder has defects, that take many visits from their contractors to repair, over the course of several months. Our counter has been repaired over 6 times, and still needs more work as they can never get it right on the first visit. Damaged closet hardware has been months to get repaired, still waiting on parts for over three months. Front door still is beat up from construction, and still waiting on a replacement. Upon move in, our keys weren't even there, and then weren't the right keys, and have to get it rekeyed. Do NOT close until you have every single detail taken care of. After you close, Lennar will disappear and your issues will go without a response for a very long period. (to be fair with Lennar, I also bought a house from them in North Texas previously, and they were very effective, courteous, and prompt in dealing with any issues. The house was sloppily put together and there were a lot of issues that took months to fix after I moved in. I had to take too many days off work to address all the issues. Lennar - The homes are built too quickly.

The homes are built too quickly. After moving in you have to continuously call the service center for repairs which makes no sense since this is a newly built home. I am out of $450 because a pipe broke out in front of my house, the city came out and deemed it was my responsibility to fix and they turned my water off. Leak was caused by a piece of concrete that was sitting on the water pipe that caused a crack in it. Well I called their service to submit a request a repair, and the customer service representing acted as if she didn’t know what I was trying to explain to her, I got frustrated, hung up and went on home advisor and found a plumber. Now im trying to get reimbursement from lennar for the money that I spent and I am being told that “you may not get reimbursed because you didn’t go through us”. A water leak that caused my water to be completely shut off is an emergency, no one has time to be playing with your customer service representatives and waiting x amount of days for a contractor that they hire to come out. There’s many times that I’ve submitted service request and the contractors they hire either do not call me to schedule an appointment, they’ll schedule an appointment and just don’t show up. This is extremely frustrating as a new home owner. 2 months after closing and already have water leak. Take your time when building these homes, Rome wasn’t built in one day and that should apply for these homes too. Lennar homes are priced expensive so there should be no reason why the cheapest paint should be used through the home, the front doors are put on incorrectly where as the hinges are on the outside and if anyone decides to break into your home they can do so easily because all they have to do is unscrew the hinges off the door from the outside. The paint on the concrete is chipping from the heavy amount of rain that we’ve been getting because it was the cheapest paint used. ... More

We decide to buy at this location after looking in several other places, including Lennar locations, Danielle F. was a great motivation for our decision, she was extremely attentive and patient. going inside to constructions sites with us, wearing beautiful high-heels and not afraid of getting them dirty, she is amazing. the whole process was very self-explanatory, and easy, and if any question arises, Danielle was there for us. When was time for to us starting visiting the house for the final walks we only met great people JP and Keene, they explain everything we need to know about the house and give us great advice. Our house is beautiful, we are making all we can to make the most of that. The downside exists, maybe is not the same for everyone, for us was the fact in the kitchen there is no extractor, the one from the microwave is not enough if you cook every day. The kitchen cabinets need to be more functional, to upgrade after it is almost impossible unless you are in the conditional to pay a reasonable of money to do so. The sales reps do a great job. However, when we chose to do everything in house, we expected a well oiled machine. Lennar Mortgage & Lennar Title are anything but well piled. Their lack of communication with me and with each other were absolutely awful. I did way more work than any customer should ever hope to do. So much so that my Lennar Mortgage rep told me that we probably would not have closed on time had I not made everything happen. The quality of the house is good except in the bathrooms. The day we moved in the toilet paper roll holders fell off. I feel like they really skimped when it came to installation. We love our house…just not sure we would ever want to go through the constant hassle of dealing with a company with employees who constantly drop the ball ... More
