Love the floor plan and materials. Workmanship could be better (sloppy drywall, paint, and caulking; numerous electrical shortcomings). Slow to non-existent follow up by subs on punch list items and newly discovered issues. Still waiting after 4 months on about 10% of the items. ... More

Maybe some contractors had to much work and hurried this house. The drywall and paint work are not up to par.

The landscaping is not great. Our tree fell over twice and had to be replanted. Part of our property line has washed away because they didn’t put erosion barrier up and so a fifteen foot section of our sod has been washed under causing big holes in the back yard. I'll provide the negatives. If it's not in the negative, then it's positive 1. Lennar person handling my mortgage was the biggest dissapointment. Not very knowledgeable. Put the wrong insurance company in the closing. Apologized at closing but couldn't do anything about on the day of closing. Promised to help with paperwork to make the change to insurance company that I picked, which happened to be Lennar home insurance. She added reminder to her calendar to reach out to me. Never heard from her. Not too bright of an individual. She provided numbers to me for closing that didn't match the actual numbers. Mortgage rate that she quoted prior to actually filling out application was inline with other mortgage rates. When time came to fill out application and lock the rate 30 days prior to closing, somehow lennar mortgage rates were higher than most banks. At that point you're stuck with Lennar. I paid for points to lower the rate. Now construction. The usual builder special. Some important items are overlooked. Air-conditioning unit is right next to master bedroom window. And it's not as quiet as you're told. You hear it and it will wake you up at night. Appliances are cheap. Bottom of the pick. Dishwasher doesn't dry dishes. Inside walls are even wet after a normal cycle. Lennar is aware, because people complained. But they haven't done anything about it. Good luck cleaning oven. There's no vent to outside. So when you turn on auto clean cycle on the oven, your fire alarms will go off. Microwave vent does nothing except blow the smoke into the main room. The returns and air vents are next to each other in the ceiling. Gets chilly inside the house closer to the floor. Warm air doesn't reach there. Insulation is minimal. Closing went smooth and fast. Lots of paperwork. You're asked to provide support documentation at the beginning, when you apply for mortgage. Then 4-5 months later, when your house is ready and you want to lock the rate, you have to provide same documentation again. The good part, all can be done online. ... More

While we are happy with the house and community, the promises made were not kept. We were told that things that are standard (Everything Included) were actually things that we would have to pay.

Ron, our sales agent was the BEST part of the process. Customer service response to warranty items since closing has been spotty, not always timely, and certainly not going out of their way to meet customer expectations. If they would just do what they eventually do, in a more timely manner, they would be a much better company. You must keep pushing them to get them to do the things they should do without repeatedly asking them.

As the saying goes, "first impression is the last impression". In this instance, I tend to disagree with my homebuying experience with Lennar. The first encounter with my agent was quite impressive. The questions I have fielded were answered with conviction. However, I have felt a sense of deception and distrust along the way and during the construction process. I had asked a few questions regarding the construction specifications, but those didn't materialize at the end. Bottom line, do your diligent research before you sign the contract. Ask current homeowners with their experiences, etc. The house I moved in have issues that have not been looked at or rectified as of this review. The insulation is very sub-par. It is uncomfortable during the day, having the AC set at recommended 78° and just runs all day long. The temperature in the garage is unbearable. I ended up insulating the attic myself. And to mention, found some empty beer cans up there. Perhaps, the construction folks needed some refreshment to stave off the heat. The trim work in the house is not that good. The paint job on the interior doors is bad. Debris were painted over, there is paint splatter on the doors. Uneven brush marks trying to cover debris, that need to be sanded and repainted properly. The edges of the doors were not smoothed and are rough. The kitchen island counter top is not level. The kitchen sink has to be replaced due to being badly scratched and dented. When I did the walk through, the kitchen sink was conveniently wet, and I did not notice the scratches. After I closed and came back to the house, the kitchen sink was dry, and I could see all the scratches and dent. I called Jeremy the customer service rep, who conducted the walk through. I showed him the sink, and he told me to take a brillo pad, and scratch up the rest of the bottom of the sink, so all the scratches would match. Yes, that is what he told me to do. I told him that would really look bad, and the sink needed to be replaced. The crown molding that I paid extra to have, has cuts that were not filled in, and Jeremy told me it would be taken care of by the second walk through. It was not. I have been in the house for five months and it still has not been take care of. There are other issues that have not been taken care of, I will not list them all, but I think you get the picture. I submitted my warranty request to Lennar before Thanksgiving and only a few things have been done. I have contacted Jeremy over and over about the same things. Take your time and if the person working at the office cannot Focus ask for someone else. I could have included more things I wanted after I spoke with neighbors. Also when I signed I would call and ask questions and never a response. Also contact Lennar Higher Level and Basically they protected the employee and only excuses. very slow to take care of issues I have been waiting 4 months for a big pile of debris left by builder to be removed from my yard. my ac unit is to small for my house size, poor quality sliding glass doors no handles, floor tiles very cheap, paint on walls mark should have had a finish instead of flat, customer service rep is very good but his hands are tied, landscaping is worse ive ever seen no imagination, sod not laid properly very bumpy and spacey. Because my closing was pushed back several times, they rushed to finish and I have a lot of things that had to be fixed after I moved on and some are still not correct. Unorganized and sloppy work

Don’t trust anything you are told verbally by a Lennar employee. Closings are set quick and they promise to correct issues but the battle ensues if you go to closing. We are not the only resident with this experience.

Workmanship is bad. Very low quality checks. The website does not allow you to keep track of the issues/timeline that you submitted. They do it on purpose. You have to call everyday for 1-2 weeks to fix one issue.
