House is nice and construction seems good in general, but 1 month after I purchased it, the Zillow estimate for my home dropped over 10% !!! The estimate first agreed with the purchase price and the appraisal also agreed. How could it devalue 10% in 1 month unless it wasn't worth the purchase price to start with. Buyers Beware of the valuation at the start or you will feel scammed too, like I do. KB Homes installs vents for circulation from each bedroom to a adjacent common area in the house. These vents in each of 3 bedrooms are directly opposite each other, creating an open window effect. I inquired with the construction supervisor and informed him that I did not want a window that you could look through (and even see my bed in the master bedroom from the living room!!!) He had the audacity to argue that "that's how KB does it in all their homes now for ventilation." We went back and forth with the argument as I explained that you can hear through the vent and SEE DIRECTLY THRU IT. I finally asked him if he would find that acceptable in His Home? He said he didn't like it either, but that's the way they do it, I then proceeded to request that these vents be relocated to more sensible locations to remove the "windows" and restore privacy to the bedrooms. Lo and behold he sent a sub-contractor over to relocate the master bedroom/living room vents to the ceiling and patched up 5 of of the vents. When the apparently NEW worker for the AC company came to do the job, unsupervised in any way, as usual by KB people, he went up in the attic and cut a hole in the ceiling from above (NO TARP OR ANYTHING ELSE) and dropped a lot of debris right onto the brand new flooring in the foyer, and nowhere near the master bedroom. I hollered from below and asked him if he needed a drop cloth or something, and I suggested he use my tarp. Not sure why I even attempted to help him at this point, but he said yes, I grabbed a tarp and asked where he wanted it. He said to put in the Master BR, and I did so. Then he proceeded to cut a hole in the front room (not the master) and drop a lot of debris into the room below and all over the carpet! When I asked why he just did that, he yelled , " I told you to put the tarp in the master BR!" I yelled back , the tarp IS IN THE MASTER BEDROOM!" He then argued, still yelling at me from the attic that he DID just cut a hole in the master BR! Since he did not even know where the master bedroom was, I told him just STOP working immediately and allow me to call the building supervisor. The supervisor called the AC guy's boss and he eventually came over to finish the vents 2 hours later, and explained it was a new worker, etc. This was only 1 problem I had and continue to have with the follow up. I look forward to adding more details to this review when given another opportunity. KB has wasted so much of my time already, I really just need a break. They set 4 hour windows for us to wait for these repairs, and often miss the time and call to extend the wait. The truly act as though we have all the time in the world to waste and repeat this with each sub-contractor that they send over, most every one of which has acted unprofessional in one way or another. When I have complained to the building SV, he has repeatedly throw the vendor under the bus, stating that he is "about to fire that vendor anyway". I finally am left with the understanding that KB is working with cheap, and inadequately skilled laborers. KB presented themselves as a full-service company but simply pass the buck and blame their vendors for everything that is going wrong. There are a lot of companies currently building in this area... We have been in our home almost 2 months and talked to the warranty twice and have emailed them and no one seems to care. I am very disappointed.

Daniel came over a couple weeks ago and we scheduled a time to have some repair work done. I took off work for the appointment which was 1 week later and no one showed or bothered to call me.

I built a home with Landon Homes then KB bought Landon Homes our in a business deal. KB work out the kinks of what could of been a night mare the sales lady Cathy is unorganized and blamed all her faults on the builder. I began to work with Richard and Shane and am pleased with the response and service. My only issue is the sod was put in my yard in a hurry and I have found all kinds of cans bottles and food bones in the grass in numerous spots in my sod there is a substance of concrete or plaster underneath which needs to be replaced. KBHome will build you a decent home quickly. Everything was completed to plan and order, albeit with slightly unacceptable workmanship and small issues. They are extremely slow to resolve issues after closing (if they resolve them at all) so I do recommend you set yourself up for success by not closing until all major things are fixed. I say major things because there will always be small issues with any home builder and thats acceptable. Price is expensive but they give you a lot of options. For the price, however, I would've expected at least a minimum amount of attention to detail. Sales staff is nice but won't communicate quickly and aren't the most knowledgable. I can recommend KBHomes but I must insist you at least get a quote from another lender and you higher an outside home inspector. KBHome likes to offer a lot of money off if you close through their lender (for me they offered $5000 off at closing) but as soon as I went to another lender I realized it wasn't any cheaper because they charged me almost $5000 more in other areas such as "paperwork processing" to make up for the discount. Overall buying a KB Home house has been good, selecting the plot and model was easy. Then came the selections at the home studio, it was ok, there were some selections that they offered and some they did not offer but then when the building process began those items that were offered were taken away with the explanation of "Oh we don't offer that at that location/anymore ect." The items that the home studio said were not available I have seen on several of the other homes, it seems like no one know what was supposed to be offered. Then there were changes made some were beneficial others annoying. The build, you can tell that the builder(s) and contractors rushed through some areas more than others the quality shows and its little simple things. On a daily basis we continue to find things that were not finished or rigged to look finished. Some warranty things have been taken care of however the contractors show up do have the work leave then come out another day do a little work here and there, so you have to take time off work and rearrange your schedule for things that should have been taken care of from the start.
