Nice home, very comfortable, sales and construction crews friendly and helpful. Underwriters asked for information which in our estimation should have been easily obtained by them, but insisted we supply to them.

We moved into our new home about 2 months ago. The overall experience with KB has been pleasant. Their staff has been amazing getting all the little odds and ends fixed and wrapped up. With that being said I feel there was a handful of things that were missed that could have been corrected before we moved in. Little odds and ends of holes being left in walls where a railing was moved, a few cracked roof tiles, bathroom fan not even being wired up, and issues with windows not closing and opening right. I also feel as if some of the sub contractors cut some corners to save some money, for example no weed barrier under landscaping. It's hard having to deal with the constant scheduling to have sub contractors out fixing small things that could have been caught before it got to us, but the customer service reps go so far above and beyond to make sure every little detail is corrected in a timely manor. If something comes up they are only a phone call away and get the ball rolling as soon as they hang up the phone. They have never once made me feel like my requests were absurd or unreasonable. ... Pleads for ratings of 10 for perfection is predominant but be careful AFTER their surveys. Verbal promises are forgotten and you end up looking dumb for making requests based on non written commitments. A definite shift of attitude begins. I'm hoping I'm wrong. Homes are very Pretty. They tell you that their homes are special and all the different things they do that others don't (supposedly). They told us the sub-flooring is laid down a special way so that you never get creaky floors, but we have only been in our house for a month and already the floors knock and creak. Also if you have children, do not let them in your backyard until you have a chance to get it fixed up looking how you want it. Their construction crews leave nails everywhere and the yard dirt is filled with them. The home warranty program is a nice touch since they know they cut some corners during building and the customer will have some complaints/issues after moving in. Overall the houses are very nice looking. I would recommend that anyone purchasing keep an eye on your home every few days as it is being built. We found numerous incorrect things done in our house along the way that we had paid extra for and had to make them aware of it so that they were corrected before walls had to be ripped out to fix them. It's your house and you know how you want it. Make them aware of issues along the way during the building process and don't let them blow you off. I did not expect a big name like KB Home to contract workers who were very careless and sloppy with their performance. The caulking and painting job was horrible; we had several missed spots, water-based paint instead of glossy paint was used to disguise missed spots on doors and door frame. Several cracks observed inside and outside the home, and bulging lines observed on the ceiling. The side gate was missing a pole/stud, which left the side yard exposed to the outside. Also, the newly installed HVAC system was retaining condensation in the attic. Another annoying design/workmanship issue is that a smoke detector was placed directly above the oven and causes the alarm to go off every time the oven is being used. All these issues were observed within one month of moving in. On the other hand, the contact person for warranty and repair issues has been very responsive to our complaint; he has been reaching out several times to follow up with repairs. The KB homes at Ventana on Lincoln CA, are nice. We where one of tge first families to move in, and everyone we've met have been nice. The office staff, and the kb homes construction supervisors have been great as well, even through this covid 19 challenged time. Now the excitement of taking possession of the home, and finalizing mounds of paper work, and contracts, time for the details. If you buy a home, take your time, inspect every inch, dont be rushed, bring a trained eye. We had a damaged microwave, unfinished paint, drawers that hit the custom counters and dont close right, damaged vanity counter tops, over spray, really bad seams in the carpet, and you can feel lumps here and there, automatic bath fans that would not shut off, they had to come and make them manually operated with the switch to turn off, the sensitivity adjustments i guess didnt work, or we had that much humidity behind the walls. Many of our upgrades hadn't been done, we had to bring it to there attention several times, with calls and emails. We paid for a sidewalk, that even being overlooked, had some problems getting installed, for instance the stucco bubbled out on the side where the sidewalk went, causing further delays because of repairs and paint. We had a issue with the landscaping, they only do the front, but one tree was hitting our gutter and to close to the sidewalk, they had it moved. Some other big ones we had problems with was the loft was supposed to have open railing, that we paid for, not the pony wall they initially started, our vanity light fixtures, and shower doors where supposed to be color changed, we caught it, they did swap it out for the correct fixtures. The dryer outlet didnt work, a breaker needed replaced. There's a few other on going issues, but with covid19, they're not able to address them all. John, Jim, and Devin are all great to work with, and try to fix everything they can. Point is before you get too caught up in the moment, before you take possession of those keys, inspect every single aspect of that home, ever inch, drawer, outlet, breaker, every window, one of ours was cracked. Carpet seems doors, yes we had a hole in a new door as well. Every knob, blind, door handle, outlet, carpet seem, light fixture, everything. Look real close with a flashlight, glasses whatever it takes, you're the one paying over half a million dollars for a new house, not almost, or repaired house, yes we've found those too, examples, shaker cabinet faces had been touched up with spray paint, thats still there. A counter top they sanded and buffed after damaging it, we caught it, and it was replaced. Also there's a huge pest problem with springtails, it got worse when they brought in the mulch, millions of them all over the area, our property, garage, and now our new home. Once you take possession its all on you, so before you take keys, id look for that, hundreds of dollars later its still a big problem. Overall the community is great we moved from 2 miles down the road, and have lived here for a long time, lincoln is a great community. Kb staff have been great, and although there has been quality control issues, the have and will continue to address them. I can't express enough how important the walk thru and inspections are, see something say something. Its your money, and dreams, not the carpet installer, not the roofers, not the painters etc. Its yours, get your moneys worth, and quality you expect, if you do that, you'll love your kb home, and enjoy working with the staff. ... customer service manager Rob is an excellent manager giving him 10 stars really concern with buyers and constructor supervisor Steven is the same thing 10 stars rate but the materials are cheap a lot of things to fix for a brand new house

I love my new home, except the fact that when you have running water from the master bedroom, you hear it loudly downstairs as if the water is going to go through the walls and the ceiling. This is a little embarrassing when we have guests.

Here's my experience, I never had a issue with the contractors. They were probably the shinning star of this company. Everything we talked to them about was done promptly and handled accordingly. We had issues come up with framing and they were promptly handled with the proper care I would expect from a company bidding for my business. The design studio gets a A+ also. I forget the name of the woman who helped us, but she was also a rockstar. She helped us explaining the cost differences and what to expect down the road. Now the face of the company was horrible and will make me never buy from this company again. Becky was rude at times, short and was never very sympathetic for issues that came up. Some of the issues: I had questions about the contract and she talked over me instead of discussing it with me, we had issues with our first Lender and had to start the whole process over again, Becky continued to hound my wife and I about our lender, eventually cc'ing us in a very rude and unprofessional email, which was sent to our lender. This letter was so rude my lender vowed that his company will never work with KB Homes again. At the very end of it Becky threatened us with our lender, saying that if our lender couldn't come up with a loan agreement that our contract would be voided out, unless we went with KB Homes lenders. When it came down to my family doing our final walkthrough, my wife and I had scheduled a trip to Texas for my work conference. We made it very well known in the beginning to middle of the project these dates were a no go for us to close due to that (my wife had paid 600ish for the conference and plus plane tickets, rental cars, hotel rooms etc.). Becky insisted that we need to be there on this date which was a few days before we were due back, couldn't even work with us about pushing it out a few days. After numerous days of arguing about it Becky, asked us to have our father-in-law who just had a heart attack (which Becky knew), who couldn't even drive and was not mentally capable at that moment (due to his health) to come to get the keys and do the final walkthrough. After a long time arguing, complete frustration, and Hopelessness that this would never get resolved we finally were able to get our date pushed out. I am beyond frustrated with the whole process besides the three (1 design studio, 2 contractors) people I spoke about above. As for the pricing, I have remodeled my home before and I have a good idea how much labor and materials cost. You guys would of raked me over the coals, with flooring if I had not done the flooring in my old home.. The up charge on the materials alone made me reconsider adding anything extra through you guys. It would of been nice to have a home ready to move into at the end of the process instead of having to do construction for the first two weeks of living there. I much rather have the thousands of dollars in my pocket that were the difference in the prices quoted by you guys instead of the actual cost. The home Is beautiful and was well made. That's why I gave the for stars.... everything else would of been a 1 due to becky, except for the people I mentioned above. ... More
