The experience during the process wasn't good as expected. Some many issues and details. The material qualities weren't good. For example, we can't clean the walls because the paint is peeling. During the walk-in, we found a lot of issues (I can say more than a hundred). We expended more than 3 hours finding issues. Even, our realtor said that it was the first time she saw too many issues during a walk-in. No all of them were solved, but as we needed the house we didn't say anything during the walk-off (celebration day) because we didn't want Pulte to move the closing again. We just checked the 3 big issues we reported 2 months before the closing (they solved them the day before the celebration after we pushed a lot). The other problems are finishes mostly related to painting (maybe around 90%). They used different paints (at different times I assume), so we can see two o more colors on the walls and ceiling. There are parts of the ceiling without paint just the drywall "white color". The painting issues are not related to light perspective as we were told on the wall-in day. As, I told Jack (the field manager) "the repairs that you do not do I will do them", so I started painting. Also, I asked twice (during walk-in and walk-off) about the fireplace how to turning on? I am giving the stars mainly because of Brent. He was the person that handled not only all of our problems but neighbors problems. The painters were horrible. The cleaners were horrible. Landscaping needs attention. It is obvious corners were cut. I have a million dollars in this townhouse and it is immaculate because I spent the extra money to make sure it was. I would have walked away from this deal if it weren't for Brent and Tom. And my neighbors feel the same. You missed the mark on upselling on a lot of things on the inside as well. Our new home is beautiful and we were amazed that it only took 6 months from the day we selected our plot to the day we closed. Now, having lived in the property for just over a month, we are seeing how they put these houses together so quickly. Everything is rushed, contractors work all hours of the day and night to meet deadlines and it shows. I would rather have waited slightly longer to move in and had more care taken over the build. Our house was also not cleaned properly before we moved in so what we thought was dirt when we did our final walkthrough was in fact damage!! We are trying to get this repaired although this is proving harder than it should because the builder is stating that it's cosmetic and therefore down to us. ... More

Pulte (John Wieland) is a large company and with that comes cautionary tales from previous buyers that helped guide us through the process. The representatives on the ground are great but they are at the behest of the company. We recommend multiple home inspections - post framing, post finish, and pre-final close to ensure everything was completed. Since they are a production builder and not a custom builder there are a few quality issues when it comes to materials but that's the trade-off. Beware of the mortgage side of Pulte and the incentives they offer. Make sure you know exactly what they are offering (i.e. specific line items) for reducing closing costs or whatever else. ... More

Perceived poor (disappointing) rests with executive management; stereotypical of trying to build too many homes in a compressed timeframe and then trying to close them out too fast (with insufficient and or stretched resources). Too many delays, changed schedules, obvious shortcuts and overall disappointing workmanship in multiple areas. I gave 4 stars on some metrics as a courtesy to those field managers that entered the picture at the tail-end as they are doing their best to pick up the dropped balls / issues they inherited. For a million dollar home we were disappointed with the options at the design center. The subcontractors, in particular the electricians and painters as well as the quality paint used was not good. The quality of many of the materials was substandard as well. The doors are so flimsy you cannot event put a robe hook or towel hook in them. Unacceptable that the day before we were scheduled to close the inspector would not issue certificate of occupancy, claiming the facade of the house was faux brick. Then he came back the next day and ordered a cut be made through the brick on the back of the house before he would issue a certificate if occupancy. Pulte should have provided the construction plans to prove the bricks were, in fact, real bricks (42,000 to be exact) to avoid cutting through our bricks. There was an issue with the front door not locking correctly and this problem was not corrected until three weeks after we closed on our home (during which time we could not use the front door). After three hours of adjusting the door, our door frame now has cracks. Lots of scratches and dings on kitchen cabinets and sloppy touch up to fix them... very noticeable and not the quality I expected. Some of the included features such as bathroom tiles and master bath vanity countertops should be a higher quality and not just run of the mill builder quality, considering the price point of the home. Because we dealt with three different field managers overseeing the construction of our home, there was loss of communication with issues we felt if we did not stay on top of would not have been addressed. We are still waiting for a work order regarding an outside leaky faucet to be fixed. Also, a large, unsightly grey box with sloppy, blue duct tape on it was left on our property which no one can account for the purpose that it serves and no one will to take responsibility for. ... There were communication issues throughout. A representative misspoke at one point and they refused to honor what had been agreed upon. Unfortunately, that's what I will remember the most about the process.

Some of the nicest people I have ever worked with. That being said, my build process experience left a great deal to be desired. There seems to be a gap in the quality control and information flow between the people managing the process and the people executing the process. Built the 700k home as if I was paying 250k workmanship and quality of the material should have been better for that price. Love the design, location And my project manager as he was as helpful as he could be.

I was disappointed in the delays and initial build quality of my townhome. Most things have been remedied. I did not find the level of management above the onsite employees to be responsive. It took an extremely ling time to complete & went through 5 changes of builder. The design is wonderful. But the workmanship has been shoddy. And the handoff was somewhat disorganized.

We love the home and the protection the warranty program provides; however, it has been nearly impossible to find someone willing to answer your inquires and make repairs. I wouldn't close until all of your repairs are made.

Builders did not pay attention to details for sheet rock, stairs and ceilings. And were unable to satisfactory correct after several attempts.

Initial impression was that JW provided a higher level of quality but after moving in we quickly found out that that was not the case.

I had a wonderful experience when purchasing my home. Since closing, I have had multiple issues and the responses I’ve received have been poor at best. I’ve had to have the hot water heater fixed, the refrigerator replaced, 3 1/2 hours of work on July 4th done on the air conditioning unit, and the carpet in both the loft and one of my upstairs bedrooms is now coming a part “both areas are completely unused at the point”. Your emergency help line is completely worthless and I will not waste my time with that moving forward. I can honestly say, that I’m displeased with the experience since closing and I’m embarrassed that I referred a friend to purchase their new home with this group. Poor quality - stairway baseboard damage throughout, sloppy paint throughout, stairway railing damage through drywall, drywall dust ingrained into hardwood floors, black burn spots in bathroom mirror, misaligned vent hood, uneven range door, red spot stains on stair treads, glue paste on tile floors (had to pay third party to clean), backsplash tile is curved at bottom (not cut flush). Some of the issues have been addressed however the stairway molding and stringers are unbelievably bad. Not only has the molding been padded with putty ubiquitously to “resolve” but the stairway stringers bow creating a sloppy aesthetic and quarter rounds that do not align flush with one another.
