There are so many options that Westbay has to offer I think it should be explained in depth a bit more.

We are happy with the purchase. Westbay has done what they promised so far. No major issues, just a couple of small warranty items to be fixed.

Great floor plan and selection of options at the design ctr, however the prices for options are way over priced. Workmanship of the subcontractors is not that great. As a first time home builder, our experience wasn't very good. We've heard worse stories, but that doesn't make our experience any less desirable. Communication is a major issue. There are clearly disconnects between the people that are the customers POCs throughout the process. The design center was the best part of the process. Our construction manager (CM), who was let go shortly after completion of our home, did not provide us with regular updates. There were consistent issues with things getting done even though we were told things would get done or were done. Our CM did not seem to be on top of the sub-contractors. We were convinced to sign-off at our scheduled walks with open questions and assurances that things would be coordinated or fixed/changed and some were never done. The only person that we ever really communicated with during construction was our CM. No other representative ever reached out to find out how things were going. Our recommendation is have your own inspector perform inspections at each of the scheduled walks to ensure things are done correctly. Since there is no provided proof of inspection from the County or otherwise, it's all on just the CM's word. We asked if we could have our own inspector and were told no. We accepted that answer which we then later on determined was a lie. As a homeowner, you have every right to have a third party inspection to ensure the quality meets your expectations. Overall, our CM did a relatively poor job ensuring details were done properly. Walks feel rushed so you feel like you don't have adequate time to really inspect the quality of work. There are also no plans provided. Since these a are not "custom" homes, they do not make build-specific plans per house. We went into the pre-construction meeting with plans that did not show major options and upgrades we purchased. Overall, I do not feel the "Built For You" tag-line is met outside of the Design Center. There is no thorough review of your home outside of the sales brochures, options and design center. As an example, we were left with one spare breaker in our electrical panel in our house. This is something that should be provided during the pre-construction meeting at a minimum as part of the review. WestBay has clearly become focused on "bang bang, get it done, get it sold" over providing quality customer experience and products. It may simply be they are building too much, too fast and cannot focus on customers. But in any case, that just means their management has not grown to fill their needs. To summarize for new buyers: Get everything in writing. Get your own inspector for the duration of the project. Don't sign if you aren't happy. You are not legally obligated to sign to meet their deadlines! ... More

Overall the house is very nice. However, there many places Homes by Westbay was too cheap. The tub for example, is a cheap fiberglass tub. Once these get stained, pretty much nothing you can do about it. It isn't much more expensive to put in a porcelain tub. The studs upstairs are not 16" apart, which makes it very difficult to hang anything. Just their way of saving on materials. ... More

The sales person (Brenna) was great and so was the construction manager (Dan). Once we moved in and had to deal with the warranty department things went down hill fast. To get the warranty guy (Dave) to do anything it usually takes following up several times and including his supervisor on emails. His supervisor has never followed up but he should know we have concerns as he has been copied on all the emails every. Promises are made and then zero communication until I finally have to follow up 1-2 additional times just to get them to do anything. Besides the design center and warranty department it has been pretty smooth but those two departments need some drastic improvements and would make me think twice about using or recommending West Bay. ... Our sales rep Kristi was great the entire process! After the initial purchase numerous employees along the building process, including the 30 day warranty procedure, were stubborn and argumentative. It seemed that some of them were more concerned with getting their job done quickly without being responsive to our issues. We love our West Bay home, the only issue is the quality of the materials they used to not match our love for the home. We’ve had multiple drywall issues, painting issues, issues with the flooring, and the home was dirty when we moved in. For As much money as we spent at our home, we would’ve thought that they would’ve sent in a professional cleaning company to clean it prior to move-in. Most of the process was smooth, except for the very end at closing with the multiple issues we had to address. I highly recommend hiring an outside agency for Quality inspections, and hold off on closing until every issue is address. We unfortunately did not have that luxury. ... More

I would like to give 5 stars, but as of now, I honestly cannot. Sod is mostly dead, that’s with an irrigation system and still no resolution of any sort, other than “we’ll have the sod guy look at it.” There are large areas that are completely dead and that’s no exaggeration. I like the ease of filing a warranty item and the quick response. I understand with all the COVID 19 stuff, but still waiting for answers. All I heard during the building process was look at the contract. Now all I have to go on verbal acknowledgment. I am happy that two sub contractors actually just got back to me today about correcting any issues on a future date. Yes, there were more items but I’m just keeping my fingers crossed they will get addressed and corrected. WestBay, I’ll gladly resubmit this review but.... The house is nice and the builder assigned to my home was great. I feel he listened and tried to make up for a terrible upfront experience with sales. Sales lied and to me and I have the text messages to prove it. West Bay did nothing to make it right or even meet half way to try and make up for it. They simply said this is how it is. Ultimately they fired the salesperson that sold me my home but that does not resolve anything for me, only them. Continue to discover poor workmanship issues. Great Room cieling 1/2" out of level. Pavers sinking. Told when pavers are put down, you own them.

West Bay did not meet their promise of making the homeowner happy. There were several sneaky occurrences throughout the building process they never resolved or even got back to me on. This is after calls and emails made. West Bay did not want to admit fault even up to closing and said any setbacks will postpone closing. One being a legal matter I don’t wish to expose at this time. Had a notary show up to closing (no one from west bay present). Sales team smiles for the sale but once singed you are not a priority. If it wasn’t for my location, I would have built somewhere else due to the integrity / professionalism of the sales office and upper West Bay management. We lived in Texas as our home was being built--big mistake, as we should have gone to check on the construction every week, and stayed on top of the job. We should have know that there were going to be problems, when our construction manager told us at the end of our FIRST video meeting, to try not to bother him too much! We are not happy with the sheetrock work, grout work and the general dishonesty of our construction manager. WestBay is in too big of a hurry to build and close on a QUALITY home. Everything we picked was an upgrade and we don't feel that we received a first class job for what we were charged. As long as the sheetrock is doing it's intended job, (being a wall, as our warranty man has told us) even though it has many many places that have dents and bad texture, we are expected to accept it. Grout work throughout the entire home is very uneven, with many pinholes in the grout, and chipped tile, and tile with holes in it. The backsplash was some of the worst tile and grout work I've ever seen. I build new homes in Houston, and I know what my clients deserve and expect for what they pay me. I treat them the way I would like to be treated. Our home was not even cleaned before we moved in, even though the construction manager said it was going to be. The windows were filthy inside and out. There was dust throughout the entire house and our garage has concrete dust still in it that we have not had time to have cleaned. We bought upgraded toilets and the seat tops are all scratched up. The warranty man said that we had to accept them because they are doing what they were supposed to be doing. I paid for brand new toilets and I want them to look like it. I paid WestBay every time they asked me for a check and I expect a brand new home to look like it. We feel that if we have to question what the finishes....Sheetrock, Paint, Cabinetry, Flooring, Counters, look like, what do all the other things behind the walls, in the attic, and in the foundation look like, and what kind of workmanship is there! The warranty man is trying to get most of the problems fixed, but we should not have had to deal with these in the first place. For the money we spent, we expected quality work and did not get it.
