Things to stay on top include communicating with the person that schedules the closing. In our case, we scheduled the sale of our old home based upon the feedback from the project manager. The building process went very smoothly and they stuck to their timeline

During the building process, our field manager was very good about communicating with us about the progress of the home sending us weekly photos. He was very thorough explaining all the features of the home.

The build process went well, however we have been very disappointed with Vivint the vendor for the Home Automation System. Their service has been very poor and frustrating.

Have some minor issues but have not called in yet. Generating a list to make worthwhile to fix all at once rather than piece-meal. Very pleased thus far and wonderful neighborhood whith attention to detail.

When the wind blows, the vents on the the roof make a lot of noise. I told the company about it but they said there was nothing they could do to correct it. Disappointed to say the least.

Subcontractors who can do quality work, but it usually required that someone is watching closely. Once the closing date is set, everyone rushes and you end up with a long punch-list of minor items.

The actual build experience was good. Our construction super, Bill Novels, was excellent. Good follow through and communication. The problem we're having now is the follow through on items that were not done properly the first time. It seems like it takes weeks to get any follow up. I wish I could say that all the issues were minor, bit for example we have a large bump out on the wall in the master bath. It's on the side wall of the vanity and it sticks out about 3/4 of an inch. We can't have a mirror installed until it's fixed. Additionally the quality of the workmanship was fair at best. We had paint splatter all over the tile floor, the master bath vanity lights were not centered over the sink, the exhaust over the stove doesn't work, there's a cabinet door in the master bath with a hinge missing a part, the front door was missing the top hinge pin and the bypass doors in the third bedroom closet are installed improperly. We are out of town right now and the drywallers wanted to come, after waiting since March 27. I'm hoping when we get back that all these issues can be fixed. And one last thing, when are the refrigerators coming in? The loaner we have is terrible. ... More

We did not like the virtual closing.

I love my home but there should have been care taken to make sure that the little details that can drive you crazy, are taken care of. Like, cleaning you paint spills (both inside and out). There were other issues too numerous to mention.

I love the community and how it is laid out. The landscaping is amazing, not over done. The clubhouse and amenities are first rate. I would recommend this community to my friends. I am happy I made the right decision to move here.

Had issues the first day with AC, coil replaced. back again 2 weeks later with a freon leak. These things happen and they responded with some prodding because it was a weekend. First time we use washing machine the sewer line is plugged. again these things happen but should have been addressed before closing with any kind of quality control. ... More

Cannot get the warranty person at the Lakes to answer emails, answer questions about construction deficiencies or schedule contractors to effect repairs. He even told my wife that our problems were "small ". The problems include issues with the windows, doors, HVAC system, tile floors, paint, cabinets, plumbing fixtures, pavers and landscaping. Repeated questions about when and how these issues will be addressed seem to be ignored. Overall we like our new home. One huge problem we have experienced is a horrible interior paint job, window frames around permanent windows look horrible, our outdoor A/C unit has a very loud vibration noise and glue/caulk is all over the floor tiles. Sales person and person from Castle Management have been rude and nasty, which has made this an unpleasant experience.

When a home is 'built' in only four months, there is little time for attention to details. Receiving service after move-in has been slow and the 'customer service' representative hasn't been responsive.

The sales department and project manager do not communicate together. You told one thing and get another. Very poor response time on issues.

I was extremely disappointed with my experience. This is the second home I bought here and the first one the experience was great. This one has been the total opposite. I bought the model home, which I understand is a spec home and I understand that there could be some nicks and dents, basically cosmetic, things that need to be fixed and I accept that and have no problem with that. But the spa does not work, and hasn't since I purchased the home, which is attached to the pool. There is no panel to operate the pool and you have to climb over pool equipment to even turn the pool heater on. They basically put in a pool the cheapest way possible with no way to control any functions other than go out to pool equipment and start climbing over it and turning valves. I was told to get spa to work I have to blow into a hose attached to the pool equipment. There are holes at the bottom of all drain spouts since they did nothing to deviate the stream of water away from the house. When it rains heavy, there is a gap between roof line and cage for pool where torrential streams of water come in onto lanai so not able to put any furniture there as it would get damaged with every rain event. There is no working fan in master bathroom. The front door does not close properly, and it is hurricane proof but any big gust of wind will blow it right open since it opens in instead of out and the door handle is loose. Electrical outlets in floor are non-functional. Cabinet doors have gaps so that you can see inside the cabinets - not installed properly. cracked tile in bathroom upstairs. Garage floor has two big stress cracks. The house has speakers throughout the house but no one seems to be able to tell me what they connect to. House has an alarm panel, but again, nobody can give me any details. Was told it would work with Xfinity and Xfinity just laughed and said impossible. And I could just go on and on. While in my previous home if I called with a problem someone was at my door within minutes to address it, here I'm mostly ignored. Was told to call Schlage and tell them I need a new door handle, blow into a tube to start spa (great idea during a pandemic). Was told cabinet doors would be corrected - didn't happen. Was told to get some river rock and fill in the holes created by rain creating holes every place there was a rain spout. Seriously?? Basically was just given stupid answers to real problems to make me go away and not bother them. I am sorry I ever bought this house. It has not brought me any joy so far, just aggravation. Plus I received two letters prior to my closing stating that if I did not close in time I would be i default and lose my deposit, even though I signed the Agreement of Sale contingent on my being able to get a mortgage without first selling my other home. They wanted to close on this house before their fiscal year ended and a week after I closed they started building a house a couple of feet from mine where it was just landscaping, trees and shrubbery and grass. So now I am dealing with construction noise and dirt on top of everything else. I just cannot recommend them to anyone at the moment as it seems that once you sign those final papers you are just an annoyance to them to be dismissed the quickest way possible. ... More

Not good enough

When you buy a new house you expect that there will be some small issues. You don’t expect that the lights will fall out if the ceiling the doors won’t close the roof is leaking and nobody seems interested in fixing it. The fact that the daily rain is running through the electrical fittings in the bathroom and tripping out all of the electricity doesn’t seem to be a concern that needs to be addressed in addition to the fact that the ceiling will collapse if this goes on much longer. Not only did we pay extra for, and not receive event for our stove that now is a major problem to fix that will cause all kinds of issues in the kitchen, but our bathroom is pitched in the wrong direction. Someone from Divosta came out to check it and make sure that all was well, only to find out that the entire floor needs to be completely removed and repaired. This will take days.
