The home generally is beautiful. The deal was good, People is helpful . We found some little issue in new building as usual , but del Web send team to cover it . So far We are happy with our new home.

Appliances were poor quality. They broke down very early. Wallboard seams and corners were not done very well. We loved the design the Villa we bought both for our current needs but also for our lives 20 years from now. Having been an Executive at a Life Plan Community I am well aware of life changes as we age. Complete first floor living in style and comfort was met with the home design. The quality of options was good although limited and somewhat dependent on salesperson and timing of purchase. Overall for the type of building (mass construction) it is well constructed. Post construction fixes are not as easy to accomplish bc the priority is getting the buildings up. Then you are subject to quick fixes that aren’t the best quality or aesthetically pleasing, or quickly completed. The community life makes the slight inconveniences worth it though. We Love Our Home but Beware Buying a Model

On the positive side, we like the floor plan, the location and the exquisite trim work. The house also seems well constructed. However, we paid a premium price for a model home which included all of the wall hangings, most of which do not reflect our taste Upon moving in we were shocked to find that they had all been mounted with drywall screws, some as long as 2-1/2 inches, causing significant damage to the walls in virtually every room. In multiple cases they also obscured handwritten directions in dark pencil on where they should be hung. It has taken us six weeks to contract with a painter to repair and repaint the walls at a cost of more than $3,000. This has also prevented us from fully moving in, as most of our books remain boxed and our own artwork waiting to be hung. The ice maker on our $3,400 refrigerator has been inoperative since we moved in, as we are still awaiting back ordered parts. A third issue of which we were aware prior to closing: We will incur significant additional costs in contracting with a stone company to cover our front porch, which has three large unsightly cracks, two of which are about six feet long. ... We love our new home! Just wish that we didn't have to pay for some upgrades/additions that we thought should have been included in the base price. Choosing items separately significantly raised the final price of our home. I don't think that we would have as been happy with a "bare bones" home but with all the additions that we chose, we're more than happy. Workmanship of builder was just okay, seemed like some work was done quickly not much time taken. Issues with flooring, time was not taken when painting, just seemed sloppy. Not sure if it was sub workers doing most of work.

Very poor at returning phone calls; acknowledging emails. Pulte Mortgage requires a complete do-over. No sense of customer service. In the end, I gave up a $7,000 bonus just to *escape* and move to a different lender.

We bought the coffered ceilings in gathering room and pulte refused to paint them as per model. I understand custom paint in model but we paid for the upgraded ceiling and didn't get it. John flatly refused.

In my case, I selected granite for the kitchen counters from poor samples and I am not totally satisfied with the finished product. The sample that was used did not include the total design and/or colors included. Very disappointing.

Used the cheapest materials possible. When I spend $700K for a home I do not expect to have replace things like door knobs, garage doors, repaint all the walls, etc. in the first six months. If they had spent an extra $20K they could have made it a quality house. Also garage is so tiny that if you park two cars, you can’t open the car doors. Driveway is so short you can barely park a car on it. Streets are so narrow the county is going to impose a no parking restriction because emergency vehicles can’t get through. It is obvious they used the cheapest materials and cut corners everywhere. Very disappointing! ... More

Overall the quality of the Pulte home is OK. My impression is that in some areas, especially finish work the personnel got a bit sloppy. On one pantry rack one bracket was missing and some of the caulk was sloppy. My main complaint deals with TAC who is the design center used in this community. I would never recommend TAC. The service we received at the initial appointment was terrible and the quality of the floor they put in was terrible. We had to replace it at our cost. ... More

The house floor plan is great. The community is better. But the workmanship was not nearly as good as I had expected. The dry wall is not even, the vanity lights are not level.
