Homes look great but multiple leaks they refuse to fix

Before they had our money, the salesman and general contractor were great. Three weeks after we moved in we had a storm and discovered multiple leaks and ceiling damage. The builder is refusing to fix anything because it is wind driven moisture (there was little to no wind).

Worst home buying experience. House structure is bare minimum to meet code and nothing extra. Lots of particle board instead of actual lumber. No leniency for small design changes. To get a decent house you have to spend thousands of dollars in upgrades. After more than a month after closing we are still trying to get simple things completed such as paint touch ups, irrigation system corrected, caulking around the house both inside and out, damaged tile repaired, etc. We give up on the cleaners and cleaned dripped paint and grout off the floors ourselves so we could start moving in. Run!!!! Don’t buy from Pulte Homes as they were awful to work with! Everything from yard to doors- painting poor - Sheetrock poor; just an awful experience!! And they make you feel like you should just accept the their poor workmanship!

We like the neighborhood but are shocked at how Del Webb won't take responsibility for blatantly poor workmanship. Within 2- 3 weeks of moving in, we noted the stonework on the exterior was cut and obviously installed wrong. We paid extra and it is embarrassing. The inspector came out and shrugged his shoulders and said you should have brought it up sooner. He never followed up and won't return calls. They bottom portion of the house missed stucco and paint. Our Del Webb rep Melanie was never there for us. She didn't return phone calls or emails. We were not local so that was the only way we could communicate. We would have walked away entirely if not for our 3rd party representative from the Stacy Group. Our construction field supervisor Jack was a ghost. We heard virtually nothing from him. When Homer came on board things got better but the damage was done. Beware. Tape all of your conversations with all people associated with your transaction from first meeting to Close of Escrow. Most of the people are not trustworthy. Workmanship is poor. No attention to detail. Document everything.

POOR quality paint, finish & trim work. Poor oversight of their contractors!

Poor trim materials, lousy paint, lousy finish work (use caulk to try & cover up poor craftmanship). Every time they fixed 2 things, they damaged/broke one other thing. They had to install our wood floors 3 times. I (buyer) was the one to find the errors and installation issues with the floors. Pulte would have sold it to me in poor condition if I had not found all the issues. They do not inspect their contractors' work, and hope that caulk, poor lighting, and quick walk-throughs will get them to the closing process. Walking through the models prior to build is a great sell. Nice homes, beautiful grounds. In reality however, the the actual build & process was far below what I presume to be industry standards. There is a severe lack of communication which may be due to an over-load of absurd quality issues and not enough field supervision to handle the multitude of speed-builds by hundreds of non-qualified crews ongoing throughout a day.

The salesperson, Travis, was dishonest with me. The house is beautiful, but the quality of workmanship and finish work are disgusting. I been in my house for two months and still am looking at much blue tape. Quality of drywall work and the condition of woodwork and doors are very sub par. Patrick, my representative, I believe , is trying to get things fixed but there is a long way to go.

Many people buy here for the Sun City name and life style. Del Webb is stamping out homes and only concerned in profit. The finish work is extremely poor. Ironically, the options we paid for were among the worst! The construction supervisor is in a bad spot as they can't hire or fire workers that don't have a clue to what they are doing. Lots of room for improvement for Pulte: 1. Be forthright at beginning how real estate fees are managed. If client does not use a real estate agent, this fee should go to benefit of buyer. 2. Have drawings to show what is “standard”, so that you know what your base is when Selecting options. Pulte refused to give us base model electrical drawings for house despite our repeated requests. 3. Hire workers with minimum level of craftsmanship and improve quality control procedures. The whole process of building a house with Pulte at Sun City was very frustrating! Nobody was responsible for anything and we were constantly ignored: no pre-drywall walk through either even if they clearly states it as one of two they do and we sent them MANY emails and texts! The only person who tried to make things better was Jon, our last field supervisor. But he came after the house was completed. A few days after we closed on the house, there was water leak from the ceiling, but the supervisor for plumbing said ‘it happens’!

I hope the house was framed better than it was finished. Absolute worst finish job I have ever seen. From nails in the front of cabinets (where they could be seen) to scared up doors and door frames that they tried to cover with caulking to iron door hinges that were painted white ( not supposed to be painted). The paint job on the walls was so thin you can see through it. At one time there were 3 building supervisors marking up the house with blue tape for the carpenters and painters to come back and redo there work. What a mess. The care they take while building your home is well below any expectation I would have expected. They don't cover anything. My cabinets are nicked, the countertops are scratched, the workmanship is well below normal. My floors were so dirty I had to call a tile company to come and clean them. My carpet is stained and I have to live with it. If you decide to build with Pulte, do yourself a favor and don't upgrade anything. Do it after you take ownership. This was by far the worst experience I have ever been through.
