Everything was excellent, above standard EXCEPT floor tiles. We have at least a dozen hollow tiles that are not covered by warranty and four that are uneven one cracked and three that move when you walk on them

I bought my home from the phone. I am from another state, however, my realtor and the sales agent were fantastic. I made a lot of calls and they had a lot of patience. If you are lucky enough to select upgrades make sure you think everything through.

I’m happy with the overall design and sturdy hurricane resistive construction. However, I understand “production construction” but I’m still a bit disappointed with the lack of pride to the “attention to detail” performed by various trades. More attention to the final finishes and installations would be a great improvement. I also understand and have no problem with the dirt and noise associated with the ongoing construction. However, I still am amazed with the disrespect displayed by some trades with their failure to keep the work sight clean. Neighbors are constantly cleaning up construction materials and food and drink containers that make their way to their lawns or lakes. I’m sure these issues seem minor in the overall construction process, but since these issues are caused by some personnel that clearly do not take pride in doing a good job, it is an annoying ongoing problem. ... small problems and issues are fixed quickly.. unique and bigger problems are a time consuming process which needs to be modified to resolve them in a more timely fashion. fixing paint, drywall, pavers are not a problem. When the builder has to send their customer care manager to look, then rep from the construction company comes to take a second look. and then a third review by the manufacturer has to be done its a long process that needs attention. Common grounds (entrances, clubhouse, outdoor activities area, roadways) are top notch and beautifully maintained. We found our home well supervised during construction and, upon closing, structurally sound, weathertight and attractive. Our principle concerns center around *upgraded appliances (washer/dryer, refrigerator) that are, from our perspective, substandard *woefully inadequate process (at least, on weekends) for calling in emergency situations. This stems from trying to report a leak in the irrigation systems water main. It took 2 1/2 days to get the problem resolved in its entirety. *certain, but not all, job sites are inadequately policed by supervision with respect to trash at the end of each day. Some sites are downright disgraceful; dumpsters are overflowing, raccoons are seen within the dumpsters, paper and trash blowing onto the properties of established homes and common areas. ... More

The house is comfortable and meets my needs, but not everything was perfectly done inside. There were issues like front doors not working/not sealed properly, leaky faucet in both of the bathrooms, and a number of cosmetic issues throughout the home. The mailbox is very far away from the house, around the lake, and is very inconvenient for an elderly person to reach. Closing comments regarding our buildout experience!!! Let me start by saying following our first introduction to and with our building Superintendent we have had the upmost confidence in his abilities and commitment to deliver the best quality to the buildout of our home. He has both met and exceeded our expectation all along the buildout process. In addition we offer our upmost confidence in our Warranty Services Mgr. his abilities and commitment to deliver the best quality follow up on all the issues left behind the buildout process. Our initial introduction to/with our Building Superintendent expressed our expectations for this build out and that was/is “ in Life and Work commitments should be “Do it Right the First Time”, we tolerate followup repairs to mistakes and less than Craftsmanship! *Pulte as a builder you should be embarrassed with the lack or care/quality tolerated/reinforced in your building process! As an example we experience a leak in our roof through a faulty roof vent shroud, just weeks into our build out completion, and sadly the roofing contractor who came to repair the faulty installation said,” this was not an uncommon leak experience” We payed extra time and attention to every phase of this build out, and documented months of mistakes and followup repairs, definitely not following our expectation for “Do it Right the First Time! Again complementing Our Build Out Supervisor for accepting our e-mails identifying issues we brought to his attention and his response back to us along the buildout with his followup to correct these issues. *A majority of your subs did not have that commitment/craftsmanship to “ do it Right the First Time”, as examples by your window system distributor/installers did not take any care, time or effort in installing our extremely expensive ( High Impact Window systems @ $10,000+ ) that being said, on a majority every window system was damaged. Your drywall installers missed/covered over by majority ( 10 at last count ) wall light switches/sockets, A/C vents and a Stereo Speaker. 1. Window system damaged, Front Bedroom Replaces 2. Four (4) Unexposed A/Vents , MBR closet air Kitchen Air & Den air, 2nd Bathroom vent fan unexposed 3. Family room Speaker unexposed 4. Cafe/Kitchen electrical outlet unexposed. 5. Laundry Room light switch unexposed 6. Front porch and hall light switch unexposed and extensive damage ( 5 cuts in our dry wall in attempt to find our wall switch ) 7. Lawn and shrubs installed on 6-4 & 6-5’19 and little to No Watering schedule was set up for the next week, shrubs & lawn began to wither/die! Our Complement to the commitment to excellence from your Tile installers, Finish carpentry and Painters as well your Post Closing Warranty Service Mgr. & trades being committed to correcting the mistakes/lack of craftsmanship your buildout trades offer during their phase of construction! Our experience with Del Webb was generally good except for an instance of their trying to charge for a change order which was necessitated by their mistake. Utilmatelly the charge was removed.

The house at Lakewood Ranch is beautiful and even though we’ve found little things wrong they are going to be fixed. I’m totally unhappy with the closing process and lack of communication from Pulte Title. A closing meeting was scheduled at the Housing Center at Del Webb in Lakewood Ranch and nobody knew about and we did not receive our keys on the supposedly closing day. After over an hour of discussions it turned out that no closing meeting was required because we paid cash for the house, nobody told us! In fact 2 weeks before I wrote an e-mail to the Sales Rep. asking if the meeting was still on due to the Coronavirus Restrictions and he said yes. Turns out our keys to the house were sent to our Calif. Resident when we were here in Florida. Things were not completed and when we contacted the Forman he stated we needed to contact the warranty department. Called about Windows not cleaned inside and out. They also left a razor blade on the outside sill to leave a rust mark on the outside window sill. Front door seal not put on properly and the fix was to add a piece of foam at the top of the door. I have had 4 out of 6 appliances worked on already, and even though we paid top of the line price, they aren’t top of the line. I have had 4 warranty visits where I was sitting and waiting and no one showed up. The house isn’t wired for a separate switch for the fan in rooms set up for a ceiling fan and light - you have to use the pull chain. You can’t choose to put in extra outlets or say where you would like them on a wall. They planted a Live Oak within 6 feet of our swimming pool, and now we’re going to have to go through the struggle of getting permission to change it out for something suitable. Floors aren’t level. The house has a passive return air system, resulting in stuffy rooms when guests close their bedroom doors. ... More

after the great sales pitch DW/Pulte was the greatest and would provide an error free package all inclusive, not quite. Sales was great, financing was rough but it took 5 people to get it in order for closing. Project management was lacking in maturity and experience. Punch list items still not done as well as warranty items now, of CV19 is the cause. Action was late on my punch list items and many left at closing I trusted would be done but were not. Many simple things I asked for they refused to do or used the permit as a reason not to do, not good buyer relations. I told them at start I was a retired engineer/construction manager but that didn't seem to phase them. They blamed things on subs which is a age old excuse I heard 35 years ago, I guess no realizing they are still responsible. A complete package it was not, I am still coordinating with cable provider to get service that should have been done during construction, this experience was not fun. ... More

Most home buyers end up doing the quality control function for new homes with many and varied issues. Poor paint, caulking, tiling are common as are more serious issues with roofing, missing insulation, granite quality, HVAC balancing, noisy vents when the wind blows 10mph, etc.etc The builder claims to minimize the “cookie cutter” look but bends the rules on occasion when it means a sale and does not take advantage of opportunities to add variety through house or paver colors, landscaping, and other exterior options. Interior options are very limited and base level of flooring, cabinets, appliances are among the lowest level and quality available. Expect to pay significant amounts beyond the base price to get even average (big box) quality upgrades as well as very high lot premiums. Sales and marketing are the strengths, construction management understaffed and inadequate to manage subcontractors and level of homes under construction. ... More

There is little to inadequate supervision of the contractors during the build and if you are not here watching them or don't know construction you are at a huge disadvantage. Contractors are not held to any reasonable standard because they are inadequately supervised and poor or substandard workmanship is the standard they are held to. And for this we are charged excessive prices. I call the construction practices here the "Clown Act". Just hurry up and get it done. We'll fix it later IF someone catches the mistakes.... Do not expect to receive what you order. Pulte changes colors in major areas, in my case, the color of my roof. While most of the trades I have dealt with were eager to please and respectful, their tiling company is the worst in their industry. In my kitchen, they used 2 different dye lots. The tiles in the guest bathroom wall were not lined up and jutted out in some corners. They sent a man who was verbally abusive, aggressive and a bully.
