Pulte plans had a lot to be desired, I would like to see they give choice to buyers without requiring them to pay for a package when they only wanted to pay extra for one item. This is not good customer service

The field manager I had was awesome keeping me informed.

They did a good job on my house. The only thing I really didn't like was the landscaping. I wish they'd had a way to upgrade the landscaping from the get go, but instead you have to go after market and make due with plants you probably don't want. There are a few other little things that were inconvenient, but they are not a custom home builder, so you gotta go with the flow. We are still waiting for the refrigerator that was part of a package. It was promised to be delivered by February 22nd, or by the end of February at the latest. We are still waiting and have had no updates for several weeks. Our rear door to the lanai is again showing gaps after at least two attempts to simply adjust it. It appears the door frame is warped and simple fixes aren't working. Other than these issues other punch list items were addressed. General workmanship appears good for homes built on a fairly fast timeline. The community is very nice and we're looking forward to being able to get involved in many of the activities once things open up more. ... More

Building homes fast and some sub contractors make

Must realize builder putting up homes pretty fast.Some sub contractors not real experienced.Warranty however helps resolve issues. I was not happy with Pulte financing initially however it was resolved. Person i worked with not knowledgeable not explained all aspects of financing. I found out on my own. My overall experience with Del Webb was smooth. Darren from Sales was helpful, courteous, responsive and professional. Delivery of my home was on schedule as projected. Closing process was smooth though my closing statement needed adjustment for a missed down payment. Minor defect was spot on my quartz island countertop at pre closing inspection. The whole countertop was replaced in the morning on the closing day. A number of carpentry items (such as nails punching out from side) have to go through the warranty process. We would hope better quality control can be done by Del Webb instead of having customers to find out at inspection or after move in. ... More

I was lucky enough to have the best building manager you can hope for. Heather is truly the gold standard!! Fortunate again to have a very hard working, sales agent, Allen, that cares and will always follow through.

Design center did very nice job adding about $30K in upgrades. No comfort height toilets a big miss, it’s a retirement community, costs almost nothing to add them. Space and storage in this house is bell designed.

First, our Field Manager was excellent. The problems we had involved substandard work by several subcontractors, some of which became difficult and frustrating to correct in a timely manner. The field manager had some difficulty getting non-standard options completed. It seemed obvious he either did not read the details in the contract or he did not want to allow time for some special ADA equipment to be delivered, lest the project schedule be delayed by a week. This could have been avoided if we were given the opportunity to review the detailed plans. We would have seen these detailed items were not included. Overall the home buying experience was great until we did the final walkthrough and noticed many deficiencies with the tile work in both bathrooms. The response has been slow.

buliders were ok at 1st they stayed in communication , but not towards the ending phase

We had several cosmetic issues when moving in, which the company has been pretty good to work with. We had a significant backsplash issue on the kitchen which led to it being torn out twice and re-done. On the third time, they upgraded the backsplash and got it right. The other significant issue is that the stairwell is out of square. When we reported it (prior to closing) they adjusted the kick plate at the bottom step so it appeared square compared to the flooring lines. However, walking down the stairs, it was obvious that the bottom step is 1 1/2 inches deeper on one side than the rest of the steps. Several “quick fix” attempts have been made to correct it without success. This issue includes the side plate being shorter on one side at the bottom of the stairs. The tiles in our house came from different die-lots. They were placed poorly where a lot of tiles are up higher in some parts than others. The grout lines go from narrow to wide in same rows. Slivers of tiles were placed in the master bathroom. bathroom. Our lawn has been a disaster since day one. They laid the sod in different directions which should NEVER be done. The grass is so much higher in some spots than others. There are many, many holes where grass is missing. Someone could break their neck. The HOA rejected it from day one and they tried to cut tiny pieces to shove in but they all died and came out. It is a disaster. We told everyone that came out here that we will not accept this horrible lawn. The entire lawn should be ripped out, graded and good sod put down, all going in the same direction. Hard to get answers and this needs to be done ASAP !!! I could go on about the poor quality of other things but most have been reported. Some were taken care of and others we get different answers every time. We have at least 4 tiles that are defective and have needed to be changed since day one. ... More

The entire building process was great overall! The design center could have given more details to the kitchen cabinets.

Jacob was always on top of everything and sent us updates almost daily.

Dell Webb standards are excellent, but the quality of the workmanship is mostly subcontractor dependent. Our field manager was excellent and required many do-overs by subcontractors not meeting Pulte standards, but not everything could be identified and fixed. ... More
