Initial Purchase When we first walked through the model homes, we were surprised at how great they all looked, and after a lot of discussion, landed on the Sanctuary floor plan. It will make the perfect retirement home for us. The Del Webb (Pulte) agent was helpful, knowledgeable, and friendly and led us through the process, addressing all our questions. Design Center The design center appointment is extremely important, and though long, it was fun. There are so many options from which to choose, and our consultant helped us determine the best choices for our vision. Can't stress enough that before you go to the design center, have a vision and a plan for how you see your new home's style. Build Process We were out of state during the build so relied heavily on the weekly updates from our field manager (from Del Webb) and our realtor. Our field manager did everything he could to answer our questions, ensure the build went as smoothly as possible, and that the home met our expectations. And when it wasn't right, our field manager did what he could to get it fixed. This process was also helped by weekly photo updates from our Del Webb agent and our realtor. Final Inspection This took longer than we expected. Mostly because we expected better from the painters than what we received. It wasn't awful, just didn't meet our expectations. I'm sure they weren't happy to have to come back and see all the painter's tape on the walls of spots they needed to fix. We know and understand they are over-worked and rushed. I'd encourage them to slow down and do it better the first time. We were also disappointed that he house wasn't as clean as we should receive for a new build. The tile floors had stains and spots; all the window slider tracks were caked with dust and dirt; the HVAC filters were the same; even a couple grimy hand prints on the wall. Not the end of the world, but certainly below expectations. We had a tile and stone company come in and clean and seal the tile floors. We had expected that would be done as part of the purchase. Value Overall, we definitely received a great value with this home. It's fantastic and we are happy we bought it. Pay attention to location of light switches and which lights they operate, some on not placed where you'd expect them. Circuit box is going to be located on the exterior of the house and only generally gives you an idea what each circuit covers, (switches, outlets, etc.). Overall we are pleased with the home build. If there is a negative I would say that the strong demand within Sun City Festival has lead to a shortage of trades for the work and it sometimes reared it's ugly head with either delays or sub par work. It has required multiple visits to resolve a couple issues. Love the layout of the house and 98% of the construction went smoothly. Our construction manager Mike has been very helpful trying to resolve a couple of issues. The subcontractors have required multiple visits on a couple issues that Mike assumed the would schedule and take care of the issue on a single visit. Pulte comes out with a survey almost immediately after you move in. Be sure the "punch list" is totally remedied before you rate your foreman.

Sales really did a good job BUT Sign says new homes starting in the low 200s,mm Always ask what is the lot premium, will pay more for a nice lot Always ask what is the average price increase by % of base buyer spend on upgrades, to get a really nice house you will need to spend 20-30% on upgrades for nice stuff. In general we had a good experience. The only issue is that they do not have the ability to do any custom details beyond their normal options.

Our 2nd Home from Del Webb/Pulte... Base price is good, but options are expensive at the design center You can do better buying them after close and having them done by a independence contractor if you have the time and patience. Once the houses were completed there were lots of small issues with the houses that take a lot of time to resolve. Chipped Floor tiles, walls out of square, drywall issues, roof issue, etc. Nothing huge, just lack of attention to detail by the subs as they are under pressure to deliver the house ASAP and get paid "By the job", leaving repair people to clean things up after closing. Recommend that you get a qualified home inspection soon after closing to find everything and get the repairs underway as it will take several months to get everything completed. ... More

The foundation and the wrapping for energy savings are outstanding. Some of the choices for interior items lacked style. Exterior paint colors are limited. We opted for several standard items with the intention of changing them after closing.. I would suggest renting here while in construction to make sure all the features you chose are installed. The real base price includes the cost of the lot which is NOT included in the advertised price. We are still very satisfied with our purchase. After taking ownership of our home, it takes too long for vendors to come back and fix what is broken.

We are very pleased with our home, however we were here during the last 3 months of the construction. I can’t even begin to tell you what slobs your workers are. I wouldn’t want to buy a home that I wasn’t there to make sure there weren’t pop cans/bottles in the walls because no one cares enough to move them. They even stapled a water bottle to a stud so it would be in the wall. Our site supervisor did a good job of catching things, but they can’t be there all the time. The number of floor plans are great. However I would say the basic level of home is below standard. Everything is an upgrade. Also we found quickly by accident the wood trim is not really wood, so we were disappointed there. What you are getting is the environment in the Del Webb community. Unfortunately with the virus we ave not yet been able to enjoy that yet. I also had to give only average marks for responsiveness as with the virus our list of initial issues have not yet been addressed ... and every house has them. The only issue is with the responsiveness of the Pulte group to fix the issues with the home. They do not seem to provide feedback and a schedule in a timely manner.
