Centex builds a solid house. There were problems, some major, due to a disconnect between sales and the build teams. However, wherever there was a problem the Centex team fixed it without batting an eye. These are good people who stand behind their products.

The lack of craftsmanship was evident through the whole build process. We were told by the Build Manager several times that our house plan was a difficult build because the builders had not built this plan before. I thought skilled builders could read and interpret plans. When questions were raised they were met with a condescending attitude that was even evident to our real estate agent. Some of the issues that were presented during the walk through were not completed by the closing date with contractors scrambling trying to get things done. The experience of selecting options and then making design choices was not fun at all. Do not assume what each options include - u will be sorry. Things u think would obviously be part of an option as it is titled are not. Common sense does not apply. U need to ask a ton of specific questions to ensure u r getting what u expect. If u have conversations with your PM and something is promised, get it in writing. They will come back and say they misspoke or they were overruled by their management.

There were a few positives like the beautiful community and professional, friendly staff. The builder was quick to respond to our concerns. However, make sure you hire your own home inspector. Thankfully I did and he found broken roof truss (truss- part of a roof structure), roof tiles loose and other things. I found the back splash tiles popping out, and the bathroom tiles were broken or missing grout. The shower head was broken. The windows, carpet, and shower were not cleaned by the day of closing. Very happy with the homebuying process until the week of closing and there was an alarming rush to get things done. The workmanship was less than desirable. There has been great effort to correct errors but I'm not confident that the builder would have made corrections on their own. We had to show and notify them of all the mistakes/oversights. House is what was expected for a starter home, but materials and finishes are not great for how much was charged. Walls are very thin, paint is about the smallest amount that could have been applied to call the walls painted, paint missing from a number of corners of baseboard, trim not nailed down enough, sewer line broken after moving in. Our experience with Ryan in Sales was very pleasant and professional. As first-time Centex homebuyers, not our best experience with new construction because of Centex policies. We saw the home at the end of 2021 (the walls were not yet sheet rocked) and wanted to purchase at that time and were told the price. The build manager and the build process was great. I really enjoy the house and had no issues. The problems were with the Sales team. Either they were completely clueless or they flat out lied to my face. Either option is not good. With the sales team you need to triple check everything they say and get it in writing.

Communication has been faulty from the beginning. I moved in June 2020 and was told that a 30 day walkthrough and 11 month walkthrough would happen to fix issues, but the 30 day was and will not be done per the warranty dept. Low tier Whirlpool appliances specifically came as an incentive, but were not installed properly. For 1.5 months, despite numerous requests, no one came to attach the missing ventilation tube to the clothes dryer, indicating this was not an emergency. Our walk through took over two hours, almost a month later, we still have items from our walk through still being taken care of.
