Not The Smoothest Experience

I am a bit disappointed at Beazer's level of communication and overall follow through. There are still unpainted screens on some of the neighbor's balconies, the fence is falling over in one place, the landscaping is not very fleshed out, the street signs are incorrect (still), there's a construction permit box still standing, and the streets are as yet unpaved. The only person who seemed to care enough to follow up with the residents is Jason. Cheryl was nice, but often left clueless because the builders would not give her any information.

I really wanted to like Beazer homes. They have nice floor plans, great sales folks. The initial construction project lead listened but eventually our house was turned over to a assistant who failed to send any communication until I eventually complained. The house sat for several months when this happened they did not want to provide any type of adjusted completion dates so I could make plans for temporary housing whole I waited for the house to be finished. The Beazer townhome we bought is really good and we really like it. The layout of the house is great and the construction team has been so great with helping us before and after we moved in! The sales people aren't so good though. They don't call back regarding issues and didn't account our wants during the buying process. I would recommend Beazer homes to anyone but they really have to call sales regularly regarding issues to get them resolved in time.

While the salesmen were very nice and friendly during the initial process, they exerted a little (understandable) pressure for us to buy our home. Next, the process of picking out our preferences was very rigid (not the design lady, she was awesome) but the company’s restrictions on if you pick something once, you HAVE to stick with it even if you change your mind a couple days later. 1.) We purchased a wooded lot only to find out it is actually a swamp land swarming with mosquitos. I’ve brought it up to our supertendent and been told nothing can be done. 2.) Beazer should hire a new trim contractor. Our baseboards and shoe molding were very poorly installed. The agent and walkthroughs with the Building Manager were very good and welcoming, but after the closing they don't seem to care about you as much. For example, following up on open items or new issues is not their priority, and then you get handed off to other people. And the Mortgage Cos. they refer you to for discounts on mortgage were difficult to work with. The one we selected not only required lots of repetitive documents and the office staff don't appear to communicate with each other. Make sure you check the cabinets closely. Painting was poor. We had to have a lot of follow up painting. Check the grout lines closely.

We had several serious issues when we moved in. At the walkthrough painting was still in progress. Electricity was not available in our bathroom due to a wiring fault. One switch position was buried in the wall. Facial boards were not properly installed or fastened. The floors had some kind of glue on them in different areas. The dishwasher was improperly installed and required a 14 day wait for repair service. Touch up painting was missed and we were not given any touch up paint. I love my floorplan and home, but definitely would not recommend building when closing will fall near the end of their fiscal year (September) ... priority is given to their quota and the building process is rushed (and perhaps compromised) to meet it. Attention to detail of the finished product is sacrificed leaving the homeowner with a list of disappointments which are frustrating to try to get resolved.

I want to start this by saying our actual purchasing experience with our rep Kathleen was amazing. She is always responsive and on top of things. Ongoing she sent pictures and communicated often. My reason for 3 instead of 5 stars is the ongoing issues with the incompletion of our home. We closed mid Sept and moved early Oct. We were in constant touch with the builder about things that were not right/broken/not completed. Initial experience is great. They rush towards closing and there’s lack of attention to detail. Might as well forget about the “warranty” department. They will neglect you once you’ve closed.

We had a great buying experience from vacant lot to move in. However, after the move in trying to get someone to come take care of many cosmetic issues as been frustrating. Months have gone by, appointments made and no one shows up and just poor communication. I understand there has been some staff changes so I don't think this is pervasive to all Beazer homes in San Tan Valley but more a timing issue of personal. Nonetheless, I have been frustrated.

For the most part I am not unhappy with my new home. I like the floorplan and the neighorhood. However as it is what was listed as a "quick move-in" , and what the builder referred to in a derogatory tone as a "spec home" there are some unfortunate deficiencies. Most glaring is the lack of gutters. I have never seen a house without gutters however I was informed that they aren't required and I would have to add them myself. I recently bought a home from Beazer in the Glenview community in frisco. Overall, I am happy with the final product & service. We closed on time & everything went as expected, except one issue related to my fence. Apparently the city notified Beazer few days prior to my closing that the board on board fence they put up won’t be allowed & it had to be replaced with wrought iron fence. Beazer failed to inform me, I closed & 2 months later I was told that city is going to enforce this & I had to comply. Beazer’s customer service was amazing until after we moved in. Once we closed in our home, no one cared to make sure things were satisfied to our liking. Too many “corners” were cut to save time & money. (For example: having to have our brand new home repainted, because upgraded paint is still flat builder-grade, spray paint.)

Purchasing the home was very easy and my Beazer representative was very helpful through the process. Choosing additions such as countertops, floor, carpet was difficult. The location in Irvine is very far from the townhome complex in Imperial beach. The lady that is supposed to help with this process only would help if you showed up in person to select these additions. I had to work with my beazer home buying rep to get a PowerPoint and then go back to the lady in Irvine and tell her what I wanted. We love our home and it will be perfect with a few adjustments but do think several quality checkpoints were missed along the way thus creating a very stressful close process. Day of close there was sour trash left in the garage that attracted roaches and left a smell that took several days to rid. The paint job is the worst I've ever seen on a house. Several repairs had to be done after close so we could close on time. Our sales Rep has always been great but the build process could have gone smoother had projects been handled better.
