I raised a question about No CDD fees advertised however, I was instructed later that it would not be charged this year but next year. The company has been difficult to work with, some workmanship was shoddy and response to correcting it has been poor, also sales pressure to close prematurely caused multiple issues with workmanship, which have not been corrected despite promises to do so. Have sales person to fully described color schemes, grout, location of light switches, and the inability to make changes prior to moving from one aspect of the build to the other. For instance, before my kitchen sink was installed, I wanted to replace the small 50/50 sinks for larger ones. I was told that they had to go by the blueprint and I could not make the change until I received the keys to my home. It cost me almost $2,000 to get the kitchen sink I needed before I could enjoy my kitchen. I had similiar issues with the shower in the master bath with enclosing the shower with doors. That project also cost me about $2,000. The changes should have be approved because these areas were not to make my move flawless. These two projects had my master bathroom and kitchen inoperable for four months before I could fully enjoy my $450K plus home. ... More

With new construction there are always going to be "issues" and that is why builders offer a warranty. No one expects to have roof leaks or water just coming through the windows but it happened. The response to these issues were good. When it comes to the finishing work it has unfortunately been poor; literally received a quote from a VP (who refuses to get on the phone) say that is "cosmetic". Yes, when your trades beat everything up that is on you and when you purchase a new home and spend $500k the customer expects things to look good and not be beaten. Final building experience was tarnished due to the rush of the builder to settle. Too many items were incomplete or in need of fixing when we were forced to settle. Too many people were forced to settle so that the builder could reach their quarter close goals. We need help seeing things. Under cabinet lights should have been available. Smart home is a good idea, but requires too many apps at present, and some devices are poorly designed. The Ring doorbell requires a tiny screw to be removed in order to reset it and the special screw driver that should have been provided was not. Warranty dept hasn’t a clue how to address issues with smart home devices. The ac vents in the ceiling can’t be adjusted, so air flow blowing right on the bed can’t be minimized. Several circuit breakers have tripped, which shouldn’t happen in a new home. Water out of the faucet smells bad. Floor/cabinet/backsplash selection was good for the money. House looks nice. ... More

On the day of closing, learned that the areas that were supposed to be fixed by then had not been fixed. didn't wan to delay the closing, and the Construction Manager promised that he would tend to those areas within a few days. It has been six months since I moved in, and I am tending to things one at a time via "after service" clause that covers one-year period. happy with the house and community overall, but dealing with someone, or process, that is not so trustworthy or reliable leaves you with unpleasant feeling -- I hope they improve for future customers. ... There was no quality control at all while building this house. Also, there is no attention to detail whatsoever while performing the final finishes on the house. The quality of products used especially the paint is of the lowest quality possible. When I signed the contract, they told me the house was going to be built in six months but was built in less than four months. Consequently, due to the rush in building it had many issues, some issues were resolved many did not. Leaving here while construction was going on other homes has been a major nightmare. There is absolutely no Lennar supervision on contractors and there is a major disorganization on entering or leaving my subdivision. This disorganization made trucks block the roads hence current residents have to wait for contractors to finish their business. Contractors working for Lennar can care less for current residents throwing material and garbage all over the place. The supposed construction manager Lennar has here run away every time a resident brings issues to his attention. Moreover, there is lack of picking up garbage and cleaning the streets. Many times, there mountains of garbage for days. Also, due to construction and rain there is mod and nails on the streets and nobody cleans for weeks. Lennar advertises this as a high-end community but with all the issues experienced, I would not recommend this place to anybody. Furthermore, Lennar forgets that current residents are ambassadors to their brand and can either bring more residents or scared them away.
